Description of Work: Cousin's Construction replaced my entire roof. This involved the flat roof over the addition to the original home which was added in 1955 and the rest of the roof over the peaked portion of the roof, both the garage and the house. We have lived here for almost 22 years and we had never replaced the roofs. Over the years, however, the flat roof has been a chronic problem. There was a drain at one end of the roof where the center channel connected to the drain pipe. The drain would freeze solid each winter, and with snow and ice build up eventually caused leaks in the portion of the flat roof over our Family Room. We did some patching work as a stop-gap attempt to fix this problem, and I spent many winters shoveling the roof to keep the snow and ice off it. All to no avail. This past winter was severe, and the leak got worse and worse throughout the winter into the wet spring. I called several vendors and got competitive repair estimates. Cousins was the lowest of the three written estimates I received. They gave me by far the most detailed written estimate, with each step carefully spelled out, including the types of materials to be used. Their initial estimate was $4,500 for the flat roof which would require a specialized asphalt infused fiberglass coated base layer, and a torch applied GAF brand rubber roof system, as well as elimination of the old drain, to be replaced by a run-off style scouper drain. The peaked roof section would be an additional $4,600 and involved removing the old roof to the decking and installing Owens Corning Duration Series Limited Lifetime shingles, along with replacing all flashing, and installing water and ice shield underlayers six feet from the roof edges. After applying the 5% Angie's list discount, the toal cost was $8,645. The work crew of 7 men arrived on time on the appointed day, and each of the 4.5 days the job took. They cleaned up each evening after working at least 9 hours, cleaned the work areas, and hauled away all the construction waste, and were totally professional in their work. One unexpected complication came up during the work. Under the old peaked roof were old cedar shake style shingles. This was highly unusual and not anticipated. Cousin's staff said they could either leave the old wood shingles in place or remove them and put down a new 1/2 inch OSB plywood atop the existing decking. The addition cost for the removal of the wood shingles and replacement with plywood would be an additional $2,500. If I chose not to do this, they would hold to the original cost but could not give us a Lifetime guarentee, only a 5 year guarentee. I opted for the replacement with the plywood. This was handled professionally by Cousin's. They laid out the options for me, and explained in detail the additional costs. I was very satisifed with the results, and would highly recommend Cousin's to anyone needing roofing work, especially in the Schenectady area. This is a 3rd generation family-owned local business who take pride in their work, and who charge a fair price for an honest day's work.
