Description of Work: We listed our home for sale with Prudential Manor Homes of Saratoga In Oct' 2011. We thought our agent at the time was very professional and respectable. We, unfortunately, found out later that was not the case. On one occasion our listing agent was showing our home to a pair of prospective buyers. When the agent was discussing the showing with my wife afterwards, it was made known to us that our agent was watching the buyers 18 month old son in our children's play room playing with our children's toys, while the potential buyers were free to walk about our home completely on their own accord. When I heard this, we were very unhappy. I let our agent know of my displeasure of this via email, as soon as I knew of it. We then purchased a home surveillance camera. Knowing that if our own agent was allowing buyers to walk around our home unsupervised, who knew what the other agents were allowing their clients to do. Our agent then gave a second showing to the same couple. When I reviewed the video, I was absolutely floored, that my agent had completely disregarded my requests about not being with the clients. When I asked my agent how many people were in the house, the reply was two. The video clearly shows that there was at lest four people in the house. I asked her if the buyers were free to walk around the house unsupervised, I was told that they were not. The video shows that my agent went past the top of the stairs on the second floor, but the clients were walking through the bedrooms at the end of the hall unsupervised. I asked if their son was allowed to play with our children's toys again. I told that their son was not even in the house for the second showing. The audio from the footage clearly recorded a child crying loudly. When I informed my agent that we had video of the showing, and that the recording showed a different story than what I was informed of, my agent had know response. Not even an attempt to defend their responses. We were then offered an unconditional withdrawal agreement from Prudential Manor Homes. We did not want to have to start the whole process over with another agency, so we did not enact the agreement. When our first offer on the house fell through because of issues with house, we attempted to enact the withdrawal agreement. These were issues we knew of and hired a contractor of our agents recommendation, which cost us over $700. The issue was then discovered to still be present during the home inspection. It was at this point we discovered that our first agent had handed our contract to another agent in the office with first informing us of the shift. Nor did the agent our contract was given to inform us the change. When my wife went into the office to hand in the withdrawal agreement, our first agent became aggressive with her, almost to the point of tears. At this point I took over via phone, as I work out of the area. Our current agent informed me that the agreement had to be signed by the manager, who just happened to leave for vacation 2 weeks and could not be reached. It took several conversations to get the agent to tell the name of the acting manager. When discussed with the acting manager, I was informed that he did not have the authority to approve the withdrawal, and attempt to contact the real manager would not be made. So I waited for two weeks for the manager to return to work. Upon her return, she set up a meeting with me to discuss the issue. This was scheduled for about a week following her return from vacation. She did not show up for the meeting. I later found out that she did not yet have her agents side of the story so thought it was pointless to meet with me to discuss the issues. No communication to me was made to inform me of her intention to cancel the meeting. I then contacted the manager shortly after she blew me off for our meeting and informed her, that since she had wasted my time by not showing up for the meeting that if she wanted to discuss this issue she could reach me at my cell phone number. It has been approximately six weeks since our scheduled meeting, and to this day I have not heard a word from the manager regarding this issue. I filed a complaint with the BBB regarding Prudential Manor Homes. To this day, I believe this is why the manager won't discuss this issue with me. After learning of the complaint, the manager gave me three options. None of these options were acceptable to me, and all of them were made without ever hearing my version of events. The manager never had any real intention of conflict resolution. She made it very clear to me that her main goal was to make money, and that customer service would take a back to seat to the profit.
