Ok We were so scared that we would pick the wrong contractor and that they would take our money. We called Mike Treat for an estimate he had come by and gave a quote of 55,000.00 .So we had gotton other estimates so when Mike Treat called back to see if we had made a choice yet about the job I had explained that we had gotten quotes that were lower then his.He of course lowered his estimate to 48,000.00. He had even brought his children over after church one Sunday. So of course we went with him. Mike Treat started the job on September 11,2011 and promised that the whole house would be done within 8 weeks. At first all was well Mr.Treat started outside first and someone was here everyday removing and replacing siding, the roof.He had asked for 10,000.00 down and then every two weeks he was asking for more money. The outside took more then the eight weeks Mr.Treat said it would take the entire house.By the time Mr.Treat had started the inside he had 40,000.00. I know that was a mistake cause then Mr.Treat changed things were really coming along slow most of the time there was only one gentle man here working. We had tried to speak him about how slow things were going and he got very upset. Then he had asked for more money again we explained that we were not gonna give any more money til the job was finished he got very upset and started packing his stuff up and told his man that were leaving till we paid him my husband tried to explain that he had 90% of the money and only 50% of the job was done. We argued and he was getting ready to leave the house so we ended up giving him more money. Well still work was slow not one room was completed and all we owed was 1400.00 to Mike Treat and a week after the last draw he wanted 1200.00 more we said no he told us then we can finish the job ourselves this is now November 30,2011. And still there is no one room completed. He walked out and forced a locked door to our garage open and started removing tools and drywall and molding. I went outside and my son removed the drywall and molding from his truck. I explained the my 44,000.00 that he was paid to do our job paid for that. and i asked him to leave the property before i called the police it was terrible. My kids were upset and my husband ended up having to come home from work. It is now December 3,2011 and We have tried called Mike Treat everyday to ask for the work to be done or to give us back the money for all the uncompleted work. He says that we can take him to court but we will never see that money again. My husband has asked to meet him in a resturant or somewhere else so they will talk and Mr.Treat refuses. This is the same man that sat at my kitchen table of couse before we signed the contract and promised my daughter who is thirteen that she would have a brand new house in eight weeks. As of today we have gooton no response and its just a few weeks from christmas and our house is torn apart to the point that we can't put a tree up and not sure if we can buy gifts cause we need to pay again to get our house back together. We do have pictures of all the uncompleted work.
Description of Work: I was suppose to have my whole house remodeled from the windows and doors to the siding and roof then came the inside every room was suppose to be remodeled from changing doors to removing walls to painting, electric, plumbing to flooring

$48,000

Response from Victory Construction
Hello, My name is Michael Treat owner of VPI LLC. This letter is in response to complaints filed by the customer at the listed address. In no way is this slander letter but a factual account to the events that transpired leading up to this point to give insight into the above mentioned job. After meeting the members through a mutual friend, I was asked to give them a quote on refurbishing their home. Originally she stated that she could spend up towards 58,000 dollars but did not wish to exceed that amount and wanted to know what could be done around that price range. I had told them that I would need some time (a couple of days) and would get back to them. Meanwhile 24 hours later they called and asked for me to stop by because they had gotten a price for 48,000 and wanted me to be around the same. Without seeing the other estimate I was concerned as to what exactly was going to be done. I told the customers to let me break down the job to see exactly how this could be done and what they would be doing. I returned a couple of days later with a contract stating 18 line items along with a budget sheet for each item listed. I explained that if they were within these budgets then the job could be completed for 48,000 dollars. The customers agreed and signed the contract and work commenced the following week. We began with the roof. Upon tearing it open we found that the rafters around the front dormer were rotten and needed rebuilding in order to make it right to receive the new material and wouldn’t leak. As with all larger remodeling jobs there will almost always be unforeseen problems that need to be addressed. After discussing this with the customer we continued on to the siding and Installing the windows and chimney. The customer then approached me and asked for us to roof and side the garage. For an additional 2000 dollars we agreed and completed it. (Also customer bought a new door and we installed it for no charge.) We continued to install 2 exterior doors, basement windows, 2 decks, update new lights outside and a GFI plug, re connect electric to garage, etc. VPI supplied a 40 yard dumpster for all our own debris. The customers approached me and asked if they could throw a few things into the dumpster and I agreed as long as there was enough room for the construction debris. The customers then proceeded to clean out the basement, attic, garage, closets, and any additional stuff they could find including old paint cans from there garage which CANNOT be put in there, thus the picture of the Hazerdous materials they sent to you. With the dumpster overflowing with debris I in turn had to pay for an additional 20 yard dumpster. With the outside work completed we commenced to work inside. (Note: One storm door was on special order.) Inside the house we started with the kitchen and living room ceilings which had multiple drop ceilings. After opening those up we found the electrical and rafters were in very poor condition due to water damage as well as deteriorating wires with extension cords running to fan’s and lights. With this said it was important to sub frame new ceilings to receive the drywall and run new electric to fans and lights so that it would be brought up to standard. The money would be used from the budget numbers and continue with the work. As work continued the customer also continued to ask for work other then what was on the contract to be done. Such things were 1. The entry foyer to kitchen , done for no charge 2. Install new case moldings around the kitchen and living room windows and doors. (Because she did not like the way they looked.) 3. Living room, installed a set of double 6 panel Bifold doors. (I mentioned that if she could at least pay for the materials I could install the items for them. These items were not in the contract! Interior doors and moldings, Installing kitchen appliances, Interior painting other then the bathroom. Now, back to the electrical. After my electrician inspected her panel box in the basement it was agreed that she needed to update to a new box and meter-The additional cost was 900.00 plus permit which the customer agreed to and the service was provided. During the remodeling a power surge had ground out 2 tv sets and a small microwave. I agreed to either pay for them or put them on my insurance. The customer said not to worry about it because they were old and she would be replacing them after we were done. The next day the customer came to me and said she wanted a back splash in her kitchen and I would be installing it at no charge in lieu of her TV’s and microwave! What she really meant was she wanted new tile around the cabinets between top and bottom. I told her that was around a 1200.00 job and I would install the tile if she buys the material. The customer then told me she was taking the cost out of the job escrow and I would be buying it also. I said I would of rather claimed her two TV’s and small microwave on my insurance so that work has yet to be completed until agreements are made. As work commenced we continued to renovate the house and I spoke with customers about the electrical budget and how we had used up the 1,000 for the electrical budget and there would be an additional cost to continue for the plugs, lights, etc. The customer then began to buy fixtures; light switches and wants us to install them at no additional cost. Another additional cost was a 50 ft Ash tree removed in the front yard which cost 1,400.00 which the customers did pay for. To close this letter, about 10 days ago I went to the customers house to discuss the extra cost in materials and the balance owed because we were getting down to the last couple of bedrooms and I wanted to make sure we were all on the same page. I also was asking for the final draw for materials to complete our contract. I was only asking for material money not for our final payment. When I asked customer, the customer stated that they didn’t want to give me any more draws until the work was completed. (Understood), however on the other hand the customer wants me to install 3 bedroom doors, and a double bifold for no charge and to buy and pay for the materials. With this said I told the customer(the member) to talk to her husband and get back to me and let me know how we are going to handle this and we would have to come back another time to continue. We began to pick up our tools, saws, etc and the customer started yelling and screaming at me and told me to get the “F” off of her property and never to set a “f”ing Foot on her property again. I began to load the moldings and lattice that I had paid for and swore she would call the police if I didn’t put it down so I left. Since then I received a letter from the office of the attorney general, the BBB, and Angie’s list. After the customer kicked me out they have called my phone day and night. I have met once last week with the member’s husband at a restaurant to discuss the matter and said I have no problem finishing the job and that I would do the things on my contract and only the things on my contract as well as I would like a written permission to return to the property to complete those line items. He said he needed to talk to his wife and we would meet again. As of today 12/12/2011 we are supposed to meet and try to resolve this issue and resume the work on this job to be finished. I will keep you posted Thank you for your time. Michael A. Treat. Thank You Respectfully Yours Michael Treat Victory Property Installations llc

They replaced my roof and they were very friendly, charismatic, and seemed honest. They did have to come back out a few different times to fix an area where there was a small leak. I haven't had a problem since then though.
