G&M's performance in all areas has been exceptional. In the property acquisition phase, they helped me to acquire the property at a very competitive price and under favorable overall terms. The acquisition process went smoothly despite the fact that we were dealing with a very difficult seller. Eric remained cool and professional in dealing with those issues, and his efforts were instrumental in getting the deal closed. The tenant they identified for the property has now been there for about three years, has never been late on his rent, and takes great care of the house. G&M has also been responsive in dealing with periodic property management issues, and the contractors they have used in that regard have been professional and performed quality work at reasonable prices. This included major work such as replacing the HVAC system and the hot water heater, as well as routine maintenance needs. The one thing that I believe they could have done a bit better involved letting the tenant's lease go month-to-month at the end of the initial one year term. When I raised a concern about this, they were responsive to the feedback and promptly re-signed the tenant for another one year term. It is also important to note that Mike and Eric come from technology backgrounds and are very effective in applying automated payment and accounting processes and using other computer-assisted tools to run their business. This enables them to be very efficient and to do more with less, which helps them to provide excellent service at competitive rates. Mike has been especially pro-active in offering ideas and assistance and in educating me about the latest industry trends and developments, including in areas of my business outside the scope of their formal responsibilities. Both he and Eric seem to live and breathe real estate and love what they do. In sum, I highly recommend G&M Properties and look forward to continuing to work with them to expand my local real estate portfolio and obtain other services for years to come.

It's almost 3 years later and I don't ever plan on looking for any other property managers for this or future property that I may need managed. So in other words it has gone extremely well. It's amazing all the things they have been able to do and take care of even though I live in New York City and my rental is in Rochester. They communicate quickly, they are very professional, very trustworthy, and they always go the extra mile. I highly recommend them for your property management needs!
