He is just a great guy. He is really super. Very itentative. He just gets it. Can't say enough about the guy.

I believe it is the job of the sell ling agent to make sure that a full disclosure of the condition of property is provided. With the seller, Ms Liffland is guilty of conspiring to conceal true condition of property by lying and attempting to limit access to the property. When I first saw the property in January, the in ground pool was covered and frozen over. When questioned about its condition, Ms Liffland stated the pool had been installed in 2001, so as a relatively new pool is in good condition. The contract listed the terms of the pool "as is" but no mention was ever made about its true condition. If the condition of the pool existed at that time, she purposely misrepresented the facts. On a later visit to the property, the seller repeated this when questioned about the still covered pool. A visit later on revealed that the pool had been uncovered and drained, the lining completely ruined. Ms Liffland simply stated that this was a trespassing issue, but never mentioned when the condition of the pool was to be communicated. She said it would "pop back into place once filled with water". Anyone with her reported knowledge of Real Estate would know this is not so. After paying a pool professional to inspect the damage, we found that the cost to repair the pool would be approximately $5,000. When brought to the attention of the attorney, after investing thousands into the house purchase, we were told by the sellers attorney to take it or leave it. The fact that the damage had been undisclosed or inflicted after the signing of the contract mattered not. My significant investment at that point made my decision very difficult. Ms Liffland sat idly by, no doubt dreaming of how she would spend her commission for the sale. If not for the substantial amount money this has already cost me, I would walk away from this deal immediately. If it had not been discovered, the issue of the pool would not have been discovered until the walk through the day of the close. Ms Liffland obviously never intended to make full disclosure of the property to us. Once we found out the seller had clearly breached his contract, Ms Liffland threatened (my realtor) to keep my 20% down payment of $58,000 unless we went through with the deal. Had they been honest about the condition of the pool an up fromt with their intentions, I could have adjusted my down payment in over to have enough cash on hand to mitigate the cash needed for the pool. Her overall lack of professionalism and lack of knowledge of real estate property is a disgrace to Houlihan Lawerence's otherwise good reputation. As someone coming into more and more real estate dealings I will never contract with any agent of Houlihan Lawrence or any other firm for which Ms Liffland works. Ms Liffland lacks integrity and I find her incapable of honest negotiation. My anger and frustration with Ms Liffland can not be understated. In my opinion she is completely unprofessional
