I am very dissatisfied with Tyler LaMar, agent and Howard Hanna Real Estate Services for their lack of professional and ethical behavior. Ms. Tyler LaMar, was paid to serve as a "dual seller and buyer agent" in my recent purchase of 4 Dover Road, Pittsford, NY for $320,000. As the Buyer's agent, she was expected to "represent the interest of and advocate on behalf of the buyer". However, Ms. Lamar appeared most interested in quickly closing the deal and collecting the additional 3% buyer’s agent commission ($9,600). She minimized issues and concerns that I communicated such as the absence of a sump pump and discharge plumbing that were listed in her MLS. Ms. LaMar pressured me to include a "price escalator clause" in the contract that could have added up to $10,000 in costs, if I had not removed it the next day. At the pre-closing house inspection on June 5th (that I had to request from TL), the house was occupied and a number of property defects were not visible, due to furniture and personal belonging covering them. Ms. LaMar never scheduled a final inspection of the property (in violation of the occupancy agreement) after the sellers moved and before we took occupancy of the house on June 11, 2017. Ms. LaMar never took initiative to identify any of the obvious property defects or advocate on my behalf that the seller make necessary repairs and maintenance. I shared my concerns in a customer survey to Robert Maves, manager of the Howard Hanna Pittsford office in June 2017, but never received any response. I also wrote to Armand D'Alfonso, President of Howard Hanna New York on 9/14/17 and shared my concerns again, but never received any response. In summary, I am very dissatisfied with my recent $320,000 house purchase experience with Howard Hanna and clearly feel that neither Ms. LaMar nor Howard Hanna Real Estate represented my buyer's interest or deserve a $9600 buyer’s agent commission. I find their lack of response to significant professional and ethical concerns that I have communicated, very troubling. As a result, I do not recommend listing or buying real estate from Howard Hanna or their agents. And, I do not recommend ever using the listing agent, anyone in their firm or anyone they recommend (ie. another agent, attorney, house inspector, mortgage broker) to represent your interests. The real estate industry is filled with financial conflicts of interest and it is worth your time to identify an independent: buyer’s agent, house inspector, mortgage broker and attorney that are highly ethical and will represent your interests in the largest financial commitment you are likely to make.

Lanie Bittner, the most patient realtor you've ever met, spent months helping me find and purchase my first home. Lanie is extremely responsive, punctual, professional and friendly. She is very detail oriented with her customers. She really understands the real estate market and how to appraise value homes. She really knows what needs to be done and what doesn't need to be done to stage the house. Their slogan is and ldquo;get it noticed and get is soldand rdquo; and they sold our house in two weeks; we also got more for the asking price. She knows how to get houses noticed in a way that they turn pretty fast. I also know a number of other people she and her team have worked with and who have been happy.

Mr. Donovan and I began our professional relationship when he arranged to rent my house about 5 years, ago. When the rental period was over, about two years, ago, I signed a sales contract with him and his company, Nothnagle. Within about three months, the house was in contract. The sale failed to close because the buyer reneged. Brian found a renter almost right away. The renter left one year later just in time for the Spring real estate high market so we put the house back on the market. I was in contract in less than 3 months. We sold the house in this down market at within $6000 of the asking price. All along the way, he was there when I needed him. Mr Donovan took care of things when I could not because I live too far away to make routine trips to visit the property. He helped arrange painters and took care arranging other repairs. When I did not like the price on the estimates, he helped me find better deals. The contracters trusted him and never asked for money in advance. Brian recommended a competent attorney for the closing and the house sale closed without a hitch. Nothnagle is a full service realtor. I received weekly updates on recent house sales and rentals with a link to all the specifications of the house and price. This helped me choose a selling price and allowed me to position my house to sell quickly. I worked with several other brokers on this house over the 7 years that I had the house on the market. I stuck with Brian Donovan and Nothnagle for the past five years because they delivered and Brian was the most honest real estate agent I ever met.
