Ryan is a genuinely nice individual that has a great sense of humor and he was an absolute pleasure to talk with about the inspection. Unfortunately, I'm only a month into my new home, and I have had more stress than enjoyment. I was told this was a good house but am now looking at over $20,000 to fix the basement alone. Inspection was not thorough and far too many things were quickly glanced at instead of really looked at. Sellers covered up a horrible crack straight down the wall in the basement. I wish I would've asked friends who to use now. Would not recommend - sorry, this is a HUGE thing!

I actually needed to have the same house inspected twice after our seller's failed to hire a licensed contractor to make repairs, and utilized a handy neighbor to make the required repairs instead. Ryan was so thorough, and in a case like ours (where we were spending more money in an area without comparable home prices), we were incredibly thankful for his knowledge and care. The house was about 3200 sqft and situated on nearly 6 acres, so he had to cover a lot of ground and he completed the initial inspection in about 3 hours. The inspector who inspected the house we just sold in another state took the same amount of time on a much smaller house situated on a zero acre lot. His timing is reasonable and necessary. I appreciated that his company was also able to accommodate water and septic testing that same day, which was a requirement of our lender. His report was available by COB the same day as the inspection, and the water/septic test was back within a week. I'd use this company again and again, and I'd recommend it to anyone else who wants to ensure the value of their potential investment.

This inspection was over four hours long! It was completely over-the-top and unduly excessive. The report of this classic 1861 made it sound as if the house was about to fall down due to structural problems that do not even exist. The house is magnificent. There was a description in the report of 17 cracked joists, but no photographs to prove it, just cartoon drawings of a crack on a piece of wood. Bogus. There is a grand staircase in the house that is the signature piece of the residence, but the inspector described it has a hazard due to the non-standard gap width between the balusters. ***! It's the most impressive part of the residence, with a sweeping staircase and oak banister and balusters all in tact that date back 150 years. Photographs were taken of inside appliances that supposedly were evidence of moisture. What appliances don't have moisture? There was language in the report suggesting that there was standing water in the basement. This is utterly false as the basement is bone dry, and no standing water has ever occurred there, as the house is located on the top of a hill. A report that points out every screwhead that isn't properly countersunk describes an effort to make the inspector look good (to justify the outrageously high price of the inspection) and to enable the home buyers to negotiate the offer price on the house way down. This is the kind of bogus business practice that verges on unlawful denigration--a crime. This over-the-top-type inspection may be applicable in the suburbs of New York City where houses are valued at hundreds of thousands and even millions of dollars. But this is Oswego, NY where home prices have been stuck at 1970 levels. The beautiful house this inspector completely trashed would be worth a million dollars in Western County. In Oswego, it's a little over 100 grande. Ridiculous. These people will great sued for denigration, eventually. I wouldn't risk using them.

This person didn't even hire me. The inspection took 3.5 hours exactly. Which is understandable based on the size of the home. I took over 200 photos of the house (and proof of ALL cracked joists). The gap between the balusters are in the attic - not the grand staircase. Moisture in an appliance...I have no idea what you are talking about (unless its of a leak in the furnace? Which would not be normal) Standing water in the basement? Again, no idea what you are saying. Countersunk screwheads? $600 for the inspection? Where did you come up with this stuff? The house was cosmetically beautiful. But it was not perfect.

The home inspector (Ryan) was thorough and professional during the inspection. He went through the external and internal aspects or our contracted home. He even was willing to go on top of the roof, which some home inspectors are not willing to do. Also, the seller of the home was even there during the inspection and Ryan was more than flexible and courteous when the seller interjected his thoughts and concerns during the 3 hour inspection. Throughout the inspection, Ryan continued to ask me if I had any questions, and was more than willing to answer all of mine. After the inspection was over, Ryan followed through in sending me the full report with photos taken during the inspection. I would recommend Hand on Home Inspection to any home buyer, and feel completely confident that you will be more than satisfied with the home inspection. Thank you, Ryan!
