I needed 4 real estate appraisals for Sullivan County properties. I got them all from Robert G Buckles. Real estate appraising is a licensed, regulated industry in New York, so all written appraisals follow the same format. The difference is in how diligently the appraiser performs the task. My appraisals fell into different categories: 1) A small lot and house that had to be valued as of 4 years ago for estate purposes. 2) The same property valued as of last July for an assessment protest. 3) A large tract of vacant land valued as of 4 years ago. 4) A village lot and house I'm thinking of making an offer on. Robert did all 4 very satisfactorily. His site visits were punctual and thorough, he included many photographs in the report, the comparables and adjustments all looked reasonable, and the reports all contained the correct property details. No one's perfect -- I did find one minor error in entering a lot's acreage. Robert's appraisal fees were competitive or better with others I called. He's very energetic, covering a radius much larger than his Sullivan County home base. I've dealt with several appraisers over the years, and Robert ranks up there with the most conscientious.
