Gerald Nesbeth is very thorough and explains everything carefully (and at length). He pointed out different options for us to consider both before and during the job. He asked if we would like to add a ceiling fan to the installation. We agreed and are happy we did. We mentioned the other work we were thinking of having done and Gerald said that he could add that into the job. Since we had agreed to an hourly rate for some of this additional work he was very clear when we chose options that might increase the number of hours. We were willing to do that to get the results we wanted. Two items will tell you a lot: (1) The ceiling to be installed was in a room with wood paneled walls. Mr. Nesbet began the job by carefully removing the moldings between the ceiling and the paneling without breaking a piece (although he warned us that some of it might have to be replaced if it broke). At the end he put the molding back just as it had been. (2) The ceiling to be installed was in the master bedroom that my wife and I use. We were not looking forward to sleeping on a pull out couch in the living room for three nights during this job. Gerald and his helper covered the bed with plastic sheeting. (We did not mind that they might have to stand on it at times.) They cleaned up each night so that we could sleep in our usual bed. We are not picky and we were willing to live with a certain amount of dust around. Someone else might have made a different choice. But we were happy. Gerald did everything he could to accommodate us. The approximate costs for the individual items in this job were: Install & paint new drywall ceiling in bedroom (14' x 12') & install ceiling fan: $1925 Paint kitchen (10' x 10') and other miscellaneous areas: $1140 Install bathroom vent fan with separate switch: $800 Install exterior screen door (including door priced at about $225): $445.70 Other misc. jobs: $160 I felt his prices were fair.
Description of Work: We needed to replace a bedroom ceiling where ceiling tiles were damaged by leaks. We wanted to put in a sheet rock ceiling. After meeting Mr. Nesbeth and getting an initial estimate we added some additional projects that we needed: Add a ceiling fan to the bedroom which had no prior ceiling fixture. Painting a kitchen and adjoining connecting spaces Painting window and door trim in the paneled bedroom. Installing a vent fan in a bathroom that had a mold problem & painting the ceiling. Installing a new screen door on our side entrance.

As the owner, I take all the income sale calls, I don't remember ever speaking to this customer , so I am at a lost trying to explain what happen in this instance. The only explanation that I can offer is in trying understand what her needs were, for some reason we couldn't/wouldn't be able to help (Time Constraint, Not a project that we tackle, Etc.). Either that wasn't conveyed properly or explanation was taken out of context. Most people would tell you that I am polite to fault but there are times when you have to tell someone something that may not be prepared to hear. I believe that is the issue, here. This post also under scores one of the problem with this whole process: we have done numerous projects where the customer love us but never write a post. Here we have a customer who rates us negatively over what was some miscommunication. Projects that we have work months, never get reported.

They appeared to do a good job painting my house. However, after about 8 months the paint began to peal. I called an Gerald to look at it. He came and realized there was a problem. He spoke a lot about ways to fixed it but did nothing. After 18 months the house looked like it had not been painted and needed to be fixed. After numerous emails, calls, and meetings with Gerald I said enough talk either fix it or not. He had guaranteed his paint job for at least 5 years. I feel as though I made a very generous suggestion in an effort to get him to repaint the pealing areas. I agreed to pay him 50% of his hourly rate I was not interested in making a small business owner be fully financially penalized even though that was our agreement. But he did not agree and would not repaint the pealing sections. He is a nice guy but he continued to be non-responsive to my requests to repaint the pealing section of the house. Before I wrote this review I called him and told him that I had no other recourse than to right this review and did he want to take responsibility for his work or not. Hence my review. I am disappointed that he did not take responsibility for his work.

As I start this, I wish I was a better writer because how does one go about explaining the issue without offending what until this point, was a good customer. We were contacted to paint this customer house because it was painted several years earlier and was peeling again. The customer had resolved that the house would need to be painted every 2 to 3 years; in being proactive we called in a rep from Sherwin Williams to assess the issue. In his opinion and ours as well: there was a moisture issue. Following his recommendation we primed and painted the house. We have since complete several small projects for the customer and can say that he was happy with our work. The customer called us last year to say that the paint was peeling, our initial reaction was that we were responsible but looking into deeper, the paint that was peeling was the old paint/original paint: we primed and painted on top of this layer. This spring he called to say that it was worse, we in turn contacted the representatives from Benjamin Moore and Sherwin Williams; they both took samples and assess the problem. There assessments were the same; moisture within the house pushing its way out was causing the paint not to bond to the house. The problem needs to be address before any other painting is done. It is not a fault of the paint and/or how it was applied. In closing, this customer was very proactive in the whole process; he worked from home, met the various “Reps” and was involved in choosing the route to go. He saw the work being done and knows that there wasn’t any short cut taken. His issue is not a byproduct of our action and/or the product that was used. The product/service/level of service that he received was the same if not better than what we give all our customers. To be blunt: the issue is not us. And the customer has stated as much. The issue is; what is causing this and in our opinion, it must be solved before any other painting is done.

We didn't even get to this part, I never got a response except after I contacted Angies List. Then I received an e-mail asking to either resend an e-mail (which I did & got the same automated response) & to call them, which I also did, however, I did not get a response to that. Unacceptable. In response to the providers rebuttal: The way you state your rebuttal paints an inaccurate picture of communication. The initial request was sent on August 26th, the first automated response came that same day & nothing further. I gave you time to reply thinking you might be busy then contacted you again on September 12th, with another automated response followed by a request for a call or an e-mail (of which I did both), still no reply. Finally I sent you a last e-mail on the 18th of September & one to Angie's List asking why you were receiving high ratings with service such as this & then filed my report, because my request for contact had gone on ignored. It was after that, on that same day, that I finally received a response from you stating: "Sorry for that but we have extremely busy lately and as a result, will have to pass on your project. Thanks and good luck." That is 3 points of contact with lots of time in between for a call back or e-mail contact. I do not find that to be prompt response, it certainly was not, as you state, a 24 hr response time & if you had told me "no" on August 26th or anywhere between that date & the final time you actually did respond, this report would never have been issued. Very interesting that you waited until the day I contacted Angie's List & filed my report to issue a decline, very convenient. I have 3 reports in total, yours is the only poor report. A little communication & professionalism go a long way, taking responsibility for mistakes also counts, as we all make them, but laying off your actions on a prospective client is neither respectable, nor is it professional. My post is not the only negative report, take action on your failings & your reports will likely be more positive.

Services included painting ceilings, kitchen, hallway, living room, dining room, master bedroom and foyer. I was concerned about painting the ceiling over the stairs which is very high but it went fine. He also sheetrocked/plastered the ceiling in the hall where he recommended removing a non-functioning vent. Looks lovely. I had a lot of water damage on the wall above the fireplace in the living room which needed plastering and also an area with water damage beneath the windows that he repaired. I would definitely use Queen City again and recommend them to others.
Description of Work: I requested quotes for painting my home from four companies. Gerald of Queen City was the first to respond and provide a quote and he took photos of my space before quoting. His quote was the lowest and he was the only company that provided a detailed quote indicating specifically what services were to be performed. He suggested removing a non-functioning vent in the ceiling of the hallway and sheet rocking/plastering the ceiling there. This was a great idea and something I would not have thought of myself. He also provided references who I called and spoke with. I did not select Queen City because the price was the lowest. I selected them because I received a detailed quote and because of the feedback I received from those I spoke with.

Mr. Nesbeth met me at my house, examined the room carefully, took photos and measurements, and then contacted me with his estimate and the times he was available to work. He came when he said he would, and did what he said he would do, all on time, and all in a workmanlike manner. I recommend his services highly for anyone who needs a reliable handyman.
Description of Work: Mr. Nesbeth and his crew repainted an interior bathroom in my house. The paint was peeling off in several places due to steam from showers and baths, and parts of the ceiling and wall needed patching (skim coating) along with the painting. He also removed the remnants of grout and cement that had been holding an old sliding shower door together, which I had removed recently.

. It looked to me that they actually spend a lot of time on it. There were two people who came out and they spend a total of at least of four hours. The price included the cost of the material and the labor for four hours. In general I am happy with the job they did and the price quality ratio. But communication was a bit cumbersome because they were supposed to give a proposal of how much it would cost to do a few other things. It took several weeks for that to come. Then I had to question them about that, and it is still unanswered. I am trying to use them in the future.

I cant say enough good things about Gerald and his company, Queen City. I had originally called Gerald to come look at a number of different projects that needed attention at my house. This included gutter repair, painting, window screen replacements, and a front door that badly needed repair work. Gerald is super intelligent and extremely knowledgable. He explains all possibilities thoroughly and with patience and care. He is very honest and offers multiple solutions on how to best address issues. He works hard to try to save his clients time and money. During the course of the job, when he found other issues, he presented me with options on how to best deal with them. Never pressured me to do anything or follow one particular path. This man is very kind and VERY HONEST. He does first class work and researches any and all things that may come up, directing me to the source information as well. I live in an older Tudor home that has mandated a number of contractors over the years. By far, Queen City has been the best experience I have had. I would recommend them in a flash, and will not use anyone else ever again.

Gerald gave me a 30-minute window for his arrival time, but was 15 minutes late / outside of that time window. I showed him the powder room, and provided an itemized list of what needed to be done, in my opinion. We went over the list. A week later, I received a proposal to remodel an existing kitchen (?!), that nevertheless referred to removing a toilet - and contained some of the things I did not request, like removing an existing door, and missed a number of jobs that were needed, e.g. electrical changes. After two emails, clarifications, and modifications, the estimate reflected the job that I wanted to be performed. Queen City Construction was the lowest bidder, but I had no confidence that they would listen, and that they would pay attention to the job. I hired someone else.

We have to take the hit on this one. Anyone who has ever gotten an estimate from us knows that our estimates has a lot of details. We use similar/like projects as templates and making changes accordingly. The estimate that we initially sent her had points that didn't correlate to her project. A more detail and revise estimate was sent but one only get one opportunity for a first impression. A Drill Sergeant once told me that "They are not going to notice the 29 Guys that made the Left Face but the One Guy who made the Right Face". We did send her a revise estimate and it didn't contain any of the points outlined in her post. And to offer more clarification, it wasn't that we stated we were renovating a kitchen, it was more like a line "The Kitchen would be left free of debris". Unfortunately for us, it led to a negative post but this is not how we do work.

It went beautifully. He did an excellent job of plastering 4 holes in celings, and they look great. He spent a lot of time advising me of issues that he could be helpful with. Gerald was always prompt, polite and professional and explained everything in detail. If I had questions he would answer them in a timely fashion. His work was very thorough; he provided exactly what I asked for and was able to resolve any problems that arose during the course of the work. He went out of his way to obtain the materials necessary to finish the job. I was not home during most of the construction; however I was always confident that the work would get done. All his equipment was removed and the area cleaned up at the end of the project. In addition, I was pleasantly surprised that several small cracks in the living room as well as the outside corner of the exterior porch were also repaired. All in all, it was a pleasure to deal with Gerald and I would not hesitate to use him again in the future.
Description of Work: Gerald (with his assistant) upgraded the kitchen with new flooring, countertop, backsplash and faucet. They also removed and installed a new wall oven and cooktop. In addition, the kitchen and a bedroom were drywalled, repairs were made to an existing wall in the living room and the exterior overhang of the house was painted.

The work was excellent. Gerald carefully inspected the problem and discussed options with me. I found him easy to work with. His team arrived on time and worked hard through a brutal heat wave. They dealt with a couple of hornets nests in the soffits and did a very good job dealing with the roof issues. I felt that the crew worked very well together and that Gerald's expectations were communicated well in terms of their execution and quality. Everything was finished on schedule. Because the extent of the soffit repair was unknowable at the start, we agreed that work would be done on the basis of "time and cost of materials." This led to a small problem when the work was finished. No one had paid close attention as materials were being used so Gerald and I had to spend some time figuring out the cost of materials. In the end I was quite satisfied. I would recommend that if you have work done on a "cost of materials" basis that you make sure someone on the worksite is keeping track.
Description of Work: The soffits under the roof eaves needed to be replaced. Then the soffits and all the wood trim needed painting. Gerald's team removed the old soffits, uncovered a couple of roof leaks which they repaired, and installed new soffits. All trim was scraped and sanded, primed and painted.

The experience with Queen City (QC) construction/Gerald Nesbeth (owner/ general contractor) has been dissatisfying & painfully challenging from start to finish. The home renovation QC was hired to complete was for a 203K streamline home renovation of a kitchen and master bathroom. As the terms of this loan product, payment is allotted by the bank under strict provisions. These provisions state the construction company hired will receive 35% of the total funding at the start of the job and 65% at the completion of the job, after inspection has been passed and all permits are closed. QC construction has been challenged to understand these provisions, even after having them fully explained multiple times. QC construction has sought to change these provisions and insists the homeowner provides payment out of our own pocket according to QC terms of business (30%, 30%, 30% & 10%). This has been the underlying issue of much distress between QC and the homeowner throughout the entire renovation, despite a signed contract with the funding bank. Throughout the renovation, QC construction refused to comply with basic terms of the contract. Their regularly scheduled hours, maintained in the contract, were M-F, 8am to 4pm. In real time, QC construction team members arrived at the house anywhere between 9 - 11am and then vacated the home anywhere between 3pm and 12 midnight. Team members would show up on weekends, often times either unannounced or with less than 20 minutes phone call notice of their impending arrival. There were at times weeks when work was left unfinished & incomplete. The contract was signed in June 2010 with a deadline for completion by 10.31.10. Little to no work was performed on the home for a total of 5 weeks straight AFTER a discussion emerged concerning the funding issue referenced above. QC insisted more funding outside of the 10% was required to continue with work. The homeowner refused QC access to the home for five days until mediation concerning this funding could be established. The decisive 5 week delay on the part of QC pushed the entire project back. The framing inspection was not scheduled or completed until 10.27.10, a full 4 days before the project?s anticipated completion date. The homeowners were renting an apartment at the time, with the lease ending on 10.31.10. We were forced to move into the home with active construction going on; no kitchen and only a partially working hallway bathroom. A sink was not installed until 12.23.10. On one occasion the QC team showed up on a Sunday, unannounced, stating they were there to catch up on work and put the kitchen cabinets together. In this incident the master carpenter and his assistant fused the incorrect cabinets together. Upon noting their mistake, they pulled the incorrect cabinets apart, cracking side edges and leaving nail holes in the finished edge of a prominent upper cabinet. It was offered by QC construction to remedy the mistake by using wood putty to fill in the holes and repainting the mistakes. Our request for the broken cabinet to be replaced was denied. We were informed by the master carpenter we were being ?nit picky? by wanting our cabinet to be replaced. From this point on the homeowners felt unconfident in the quality of work provided by QC and requested family members & friends to sit in our home to monitor the remaining construction process. In both rooms tile was installed for flooring. The kitchen tiles have been audibly popping in confluent areas throughout the kitchen. The grout has been cracking in multiple areas as well. The grout issue has been repaired more than a few times by QC construction, although it still proceeds to crack. In the master bath the tile floor is severely unlevel in multiple areas. It was explained to us by QC, this occurred because we installed radiant heat under the tile. In conferring with other seasoned professionals, a radiant heating system would not cause tiles above it to be unlevel; improper tile installation would be the cause of unlevel tiles. River rock was installed in the shower floor of the master bathroom. The grout of the shower floor has cracked in areas where the river rocks were placed too close together or where too much tile adhesive was used. The cracking grout has created a ?wet, seeping, mushy? quality to the shower floor indicating water seepage to surrounding areas. The master shower has been used only 4 times and is currently not operational until the grout issue is fixed. Lastly, QC was told multiple times to set aside the original (1932) base floor molding of the kitchen prior to the kitchen demolition, so it may be used again in the reconstruction. During the demolition of the kitchen this molding was both destroyed and discarded. An attempt was made to re-create the lost molding although it is not an equivalent match to the original molding found throughout the house. We thought QC construction and the owner Gerald Nesbeth would perform a satisfactory job due to their current ratings on Angie?s list. As stated above are our reasons for not recommending QC construction?s services and for providing a failing rating in Angie?s List.

This is by far the customer who we have worked the hardest for and/or over extended ourselves the most in order to accommodate. The members had very particular personalities which made it extremely difficult to work with and smallest/simplest thing would often be blow out of portion. The nature of the contract bided us together till the end but their demands/requests over extended us and at time put us in conflict with inspectors. We were contacted because the contractor who was supposed to do the project hadn’t renewed his license: at least that was what we were told. The customer several weeks from closing and needed a contractor or they would loose the house. The mortgage that they were getting was a 203K, which had renovation provision because the home wasn’t livable: no working kitchen. We work with them to get the mortgage and from this point we went from the guys who were great to ones who could do no right. Upon them closing, we starting the project with a personal deposit, a week or two later the bank came in with the first installments. It turns out that we were not being paid in traditional increments (10%, 30%, 30%, 30%) that they had promised but there would be two draws: 30% (initially) and the remainder when the project was complete. In an email to them, I told them that we wouldn’t be able to complete the project for $10,000. They in turn: they sent a cease and desist letter, change the locks (we had no access to our tools and supplies), didn’t return phone call and emails, contact the bank that they would be changing contractor and countless other things. And contrary to what is written in the post, this was resolve because I having their home number called late one night (they didn’t even want to talk to me, suggest I deal with the bank). The short story, we agree to meet at local Starbucks, we explained our position, they did likewise and we agreed to move forward. From this episode, we realize that we had to be cautious moving forward because of how they handle this and constraint that they putting on us. The best way to describe this is how it feel is when one is in bumper to bumper traffic only to have it clear and only that there was no reason for the traffic jam. A sense of confusion where the action doesn’t explain one has to deal with. Above is a barometer of how they dealt with issues and how they view issues. We went way beyond what one would consider the normal to make this work: a. We asked the subs to lower the cost best they could, there were no markup on our side (Later the subs became upset because the customer started to hound them, as well as adding side projects: new windows, gutters and replace garage door while they/we were lower our cost to make this work). B. They did countless things to jeopardize our license as well as the project: Knock down walls and headers only to ask us to fix (now don’t want to pay). C. While being a budget project, they would take there time to get us things that would be needed to move the project along: the delay in the framing was because they couldn’t decided on a layout for the kitchen / same for the sink: they must have gone to two or three countertop companies / they couldn’t decided whether to go with hardwood floor or tile for the kitchen floor/ the layout for kitchen was a hand drawing: we ran into to issue because we were told that there would be molding between the cabinets and ceiling, it turns to be a quarter inch molding. D. If time constraints was issue, why limit the hours and days we can work? E. One of the many issue with this customers was that they were terrible at managing and dealing with issues, it was almost like they didn’t know how to “remove a pebble that was in their shoe” but rather complain about it. We took this project as way to get into the rehabbing of foreclosures. When we got on board we saw and felt that this was a customer who was trying to make the best of their opportunity. And like I said above, once we helped them close we became the enemy: what progressed was a customer who continually put us into a smaller and smaller box. Key points for us were that we worked hard to get their mortgage and home. Work even harder to make it work with the constraint place on us: we basically funded the project while they are nit picking that some molding was thrown in the garbage/start time/communication issues (all of which can be explained). In construction, no matter how small the project, there are always going to problems and issue, the successful company work to minimize them when ever possible and address those that you weren’t able to catch before hand: which we did. The flaw in this whole process (Angie’s List Write Up) is that there are no checks and balances; it is totally the interpretation of the person writing the post. A post should be an accurate account of what happened, and this clearly wasn’t. Ideally, one would think that the person writing this is rational and fair but I can tell you with all honesty, they were not!

I called and scheduled an appointment with Gerald Nesbeth for an estimate for replacing my kitchen ceiling. He did not keep the appointment nor did he call to cancel or reschedule the appointment. I called again and asked what happened. Mr. Nesbeth apologized and said he had a personal emergency. I scheduled a second appointment. Mr. Nesbeth did not keep this appointment either. He called about 10 minutes after he was scheduled to arrive at my house, and said he would be unable to make it because he was having car trouble. I am actively looking for someone else to give me an estimate for my kitchen ceiling.

I am not sure if it is the economy or the bad weather that we are having that has everyone on edge. The customer called us about repairing the ceiling of her kitchen which had tin ceiling tiles. I told her that it wasn't something that we do but my understanding is that these are not repairable, if one doesn't have the replacement tiles and that was how we ended the conversation. Several weeks later, we received a follow-up called asking us to take a look. While on the way there, a oil line came loose from my van and I was force to change plans. I called her to let her know of the issue, I even offer to reschedule: she decline and I have other issues to deal with at the moment, so I didn't pursue it further. When I read this post, I was a lost for words, because I had car problems for god sakes! Do you know how many times on our end people have forgotten or called at the last minute to reschedule their appointments? Things happened, we do not live in a vacuum. Personally, I believe that this was her little project that has probably overwhelmed her and the post was reflection of her frustration. While it maybe easy to throw this to side and say that this was just a one upset customer but someone who may not read this may not read our other posts and will think that this is how we do business, which is not the case. Please read the other posts, they are a true representation of our work!

The person I dealt with was Gerald Nesbit. I felt he was unreliable because he didnt return calls nor did he do what he said he was going to do.
Description of Work: He turned out to be very disappointing, not sticking to his word on times and finally "disappeared from the horizon", not calling at all anymore.

Whenever we are contacted about a potential job, one of the many things that I do is see if the scope of the work is something that we do and if so, will we be able to do it in a timely manner. After hearing what this customer wanted and needed done (replacing of kitchen faucet), I suggested to her she try another contractor because we were busy at the moment with several projects: she offered to wait. I then told her that as a general rule, I do not make appointments while on the road because in the past I have double booked or misplaced the contact info. I told her that I would call her back once in the office. From that point on, it became more of "hounding and nagging" by the customer. It seemed like the customer's sole responsibility was this little project: during one of our conversations, she stated that we were holding her up because she was busy and needed to plan her day. I then offered to see if we could schedule this during a break in her schedule. She then stated that she didn't have anything scheduled because of us. For us, the final straw came when it was agreed that we would do the project, but she wasn't there when we called and we moved on to another project. Then within a span of an hour she called over 10 times, leaving a message each time. At that point, I just decided that this wasn't an environment that I wanted work in. She couldn't find anyone who could or would take on the project. Having been around the block and knowing that this would probably lead to a negative posting on Angie's List, it was still better to walk away from this project. As it stands, all that she can say is that we didn't return phone calls and give her version of why. Had we attempted the project, there would have been countless issues why we were bad contractors.
