Real estate can be like owning Pandora's Box, especially when you're inadequately informed. As Professional Home and Building Inspectors, we take the time to make sure our clients receive the education they expect and deserve leaving no stone unturned. We assess real estate and coach clients regarding condition, approximate cost to cure and other facets of property purchase, maintenance and risk management. As you may expect, all inspectors are not alike. The home and building inspection profession is flooded with inexpierienced amateurs who were able to obtain a state license to operate legally as an inspector. Dominion Inspection Services, Inc. was founded by Richard and Martin Greenberg, ASHI Certified Inspectors who both have over twenty five years of experience. ASHI is the oldest and most respected professional inspector association in the world.

Services we don't offer

We endeavor to perform the most comprehensive inspection practical given time limitations. We don't have a crystal ball or Xray vision, therefore, cannot see inside of walls, ceilings chimneys, floors and equipment. We can, however, interpret what we can see and convey our concerns regarding potential adverse conditions to our clients. Services we do not peform include Lead Paint Surveys, Oil Tank Testing, Carbon Monoxide and Mold Testing, and Laboratory Testing for Asbestos

We cannot overestimate how pleased we were with the job done by Marty Greenberg. He is thorough and extremely knowledgeable about all aspects of the home, from construction to heating, electric, water and septic to the outdoors and landscape and grading issues. We would most certainly use Dominion again, and in fact, relied on them for the purchase of our previous home nearly 15 years ago. Marty clearly answered all of our questions at the inspection, taking time to detail what things in the house needed fixing and the best way to go about fixing them, even recommending best products and equipment. He spent time with us a few days after the inspection to answer all our follow-up questions. Couldn't ask for any more.
Description of Work: Inspected the entire house and surrounding grounds for us as prospective buyers.

I would like to retract my review I wrote about this company previously. What I thought was a very thorough inspection proved not to be that way at all. The first thing was the screen door to my back entranceway was rusting at the bottom that not only did the spring come off, but the bottom part of the door paneling came out so I had to have that panel replaced. The second thing I realized after moving in was that my front door motion light wasn't working. I had to have a new light fixture installed because it was rusted and after the contractor performed that job, he informed me that the reason the light wasn't working is because the wires were exposed. My contractor also informed me that the outside wiring wasn't up to code and that I will need a junction box to protect the wiring. Don't know why none of these issues weren't detected during my inspection, but these are only the least of my problems. Approximately a month being in the house, a representative from my oil company went to inspect my oil tank to discover I had a leak. I remember Mark 'suiting up' and getting into crawlspace to inspect my oil tank, why this wasn't detectedat the time of my home inspection is beyond me. Needless to say as a result of Mark's inspection, not only did I have a host of repairs immediately after moving into my new house, I now had to replace an oil tank that was not in my budget. Insterestingly enough, the first question the contractor and the oil company guy asked 'Didn't you get an home inspection?' I would not recommend this company to do a house inspection. I mean I would've been better off not getting one done at all if these problems were going arise. I felt deceived in this process. I found this company on what I thought was a reliable source, to find that I was over charged for a service that I thought was suppose to avoid me making any major repairs out the gate. As a result of this company's inspection, I've had to spend approximate $5000 in repairs and oil tank replacement.

From my first phone conversation with Marty, I could tell that he had a level of expertise that went beyond the other home inspectors that I had spoken with. He was eager to discuss his experience and explain his qualifications, as well as the inspection process. I had a good point of reference because we had just been through another home inspection on a different house with a very reputable company. However, after speaking with Marty I knew that we wanted to work with him for this next property. Marty spent over four hours with us and throughout the entire inspection made sure to carefully explain everything he was looking at, as well as educate us about current and/or potential issues, what we could do now to try to prevent issues from arising, and what we might need to do in the future, should something occur. He gave us clear directions on steps to remedy issues, and when necessary, other types of service professionals we should call to further assist us. Marty was incredibly patient during the inspection process and has continued to be a resource afterwards, answering follow-up questions over the phone and via email quickly and patiently. We received the inspection report promptly, and will use it as a guide in the future. Because he is quite popular, we had to wait an extra day to have an inspection with Marty, but he is absolutely worth the wait! I could not recommend him more wholeheartedly!
Description of Work: Marty not only provided a home inspection of the house we are interested in buying, but gave us a thorough education about the house and its systems throughout the process!

Very pleased. We now have the knowledge to what we have to do along with what we must do first, second, etc. Worth spending this money to make sure of what we are purchasing.
Description of Work: Inspected townhouse prior to entering into contract to purchase. Martin was very professional in both manner and knowledge. As he walked thru the townhouse he stopped to explain to pros and cons of major systems in the house and pointed out flaws and explained what they were and how they can be fixed. Gave recommendations for types of replacement equipment that could give us the best return for our dollar. Made us aware of things that could be done, over a period of time, to lower the cost of heating and air conditioning. Our final report was very detailed and something we will refering back to over the next few years. Vrery pleased and would recommend him.

Martin Greenberg is of consummate skill. His home inspection was incredibly thorough, assessing every aspect of the home. He discovered several problems that would have cost us literally tens of thousands of dollars--problems that would have been non-obvious to an untrained eye or overlooked by a broker-friendly inspector. We are so incredibly thankful for his services. Post-inspection he has been fantastic in patiently answering our many follow-up questions and helping us find trustworthy professionals to do more diligence. The hours we spent with Mr. Greenberg were of enormous value, as was his home inspection report for negotiation purposes. Not only were we able to make an informed purchase decision, but we received an education on the house, how to care for it should we purchase it, and real estate in general. Thank you!

Ultimately, we decided not to purchase the house. The inspection was invaluable. We could not have made an informed choice without Marty's very careful inspection. We'll call him again.
Description of Work: Marty was extremely professional, detail-oriented, honest, precise and knows his stuff! He examined the house we intended to purchase from top to bottom. He spent close to two hours carefully examining the exterior of the house, and then spent another two hours focused on the attic and the basement. No detail escaped - he opened up holes that were covered with wood and screwed shut to get a better look at the foundation, found asbestos that was almost impossible to see, examined the oil tank to find the source of mysterious smells, etc, etc. He offered practical solutions and referrals to professionals when appropriate.

We called and booked an appointment with Marty 3 days in advance. Both he and his brother spoke to us on the phone and covered anything we might possibly need to know before we even booked an appointment. He arrived early and spent several hours there with us and our real estate agent. We went with Dominion in part because our agent had never heard of them and we could avoid anypotential professional kickbacks or super-positive inspectors who didn't point out real problems. We felt confident that he was showing us everything we needed to know as he had no stake in us buying the property and would not risk his reputation by selling us false hope. It was intimidating and really an eye-opener and caused us to re-evaluate our purchase price for the home. The report he provided after was an incredibly detailed account of everything he found and how to deal with it. He even made recommendations on improving energy efficiency, short term and long term solutions to big problems and offered to talk with us anytime after the inspection if we had questions or wanted to pick his capable brain. It's almost like he tape recorded the day, his report was so detailed! Not like those fill-in forms you can find online. Our only issue was one that he had warned us about ahead of time. A thorough septic inspection can only be performed if you open up the ground or use endoscopy-style cameras. A dye test won't tell you anything unless there is a major issue and water is seeping into the surrounding soil. We paid for the septic test, but didn't really learn anything. He said this might happen and we might want to consider passing on it in lieu of a more comprehensive inspection by a septic company. We should have saved the extra dough. Even with that we were very pleased with Dominion. I would recommend them to anyone without hesitation and I plan to call on him as we get estimates from contractors on repairs to make sure we aren't getting robbed. I also value his friendliness and professionalism in what was a very scary day for a couple of first time home buyers.
Description of Work: Full home inspection of a 1950s ranch with lots of issues. Water test, electrical, grounds, roof, crawlspace, well and septic, foundation, attic, heating system, trees, termites, rodents/pests. The entire inspection took 4 hours and was very thorough and personable. We opted out of the radon test as we intend to perform it ourselves.

The inspector was prompt, courteous and very knowledgeable. He suggested I accompany him while he performed an extremely thorough, 3 hour inspection of the 75 year old colonial we were considering purchasing (and ultimately did purchase). A week or so later, I received a detailed report several pages in length which is virtually an owner's manual for the house. The price is worth it since this is not your typical "hit and run" quickie inspection but a thorough and thoughtful investigation meant to assist in, what is for most people, a very important and scary decision.

The owner of the company answered the phone on my first call and was able to schedule the visit the next day. The price quoted was in the middle of the four estimates that I got (they ranged from $650 to $750). I felt very comfortable with him during the inspection and feel as though I can call him in the future for help in home ownership issues because he was so knowledgeable and so approachable.
Description of Work: The Agent from the company visited the house we are going to buy and did a thorough inspection both inside and out. I came along and he explained everything he saw to me, his recommendations for fixes, and various other general knowledge that a homeowner should know, it was like a master class in home ownership. Within one day, he emailed me a 40 page report which I also got via regular mail two days later. I used this report in my final negotiations with the seller.
