The Franz crew was terrific. Timely, efficient, and professional, they did an excellent job. I am thrilled and grateful.

Very nice job on front of house landscaping. Large tree had been removed leaving a 20 foot diameter bare spot. Area was seeded and plants put in smaller area. Old shrugs and bushes removed, new ones put it. Areas adjacent to houses cleaned up and mulched. Work was done in one day.

We'll know more by mid-December, if you want to check back.

Our lawn tractor needed repair and Franz Property Maintenance was great to service our yard, mowing & trimming until we were able to repair our tractor. They were great to provide us with an open-ended contract for as long as we needed. Prompt, professional service and great communication from the owner in getting the service set up.

Dealer never contacted me...

I spend Jan-end of May in Arizona and contracted with Lance Property Management to do a spring clean-up before I arrived back the end of May. This included trimming all my shrubs, weeding, mulching, etc. What a relief to arrive home and find my property looking awesome! I later had them come and mow one time when I wasn't able to do it myself. Due to all the rain we had, I contracted with them in August to once again trim my shrubs and weed. I can't emphasize enough how pleased I am that I found this company and hope I never have to again go in search of a good landscaper! They are professional, courteous, prompt, thorough and dependable and the price is fair and worth every penny! I get prompt & friendly responses to my emails and excellent follow-thru on everything. I am the sole caretaker of my property, and they provide other services besides landscaping . They will certainly be the first resource I go to in other areas of property management. A real find!!.

This was my first time contracting a lawn service for my house,and I was a bit apprehensive until I saw the great job they did! Lawn service went Great! Karen is polite, responsive, and professional. The scheduling and flexibility allowed for a worry free service while on vacation that looked great!. It was one less thing I had to worry about with trying to cram in the cutting before vacation in our constantly changing Buffalo weather. The guys who came on site were nice, professional, and did a great job. I used them twice this summer (2015) and will not hesitate to use them again.

When we moved into our home 4 years ago, we never dreamed we'd have such a hard time finding reliable lawn service. It's amazing how many contractors just don't show up! Franz has been amazing. Our lawn looks great week after week, and Karen, one of the owners, is easy to get in touch with and very responsive. Billing is straightforward and the crew are polite and professional. We love that they keep clients updated on social media regarding when they'll be in the area too.

We had signed a contract that would cover summer and winter maintenance for our lawn and snow removal from our driveway in winter. .I refer to my review of summer above. However winter did not go so well because this company is not equipped to deliver snow removal services to customers ,whose property is not close enough. We were therefore forced to find another provider in order to leave the house timely in winter. This summer we will pay on a 'service delivered' basis and trust that our lawn will be fine again.

They wanted to charge $380 for a contract that covered 100 inches of snow. They said they would charge each additional time they came out. There is no way to track snowfall in the area because of lake effect. I thought that was a ridiculous way to setup a contract.

They come out every week. They do a lovely job. They are easy to contact have pleasant workers with good equipment.

I like them. They were here on time. They did very good work and cleaned up after themselves. I had previous people do it and they did an OK job. This was just done better. It looked nicer. When everything was trimmed it just stood out.

Very timely, did not have to call, did not have to remind to do sidewalk. Did a very good job. I really appreciated their willingness to come immediately and help me that Tues.! and then were willing to come as needed each snowfall. Definitely recommend and plan to hire next winter, if they are willing..

We have been very pleased with Franz as our snow removal service. This is the first time we have contacted for snow removal, and we went with Franz as they also do our yard work. This has been a tough winter already, and Franz has been on top of it! They have been out multiple times on the snowiest days (even when we had a 2 and frac12; day blizzard), and they come early to make sure we are able to get our cars out in the morning. Highly recommended!

I found Franz Property Management through my neighbor and paid for snow removal for the season (about $325). We haven't had much snow this year but when we have Franz has been excellent. They're almost always at my house before the town snow plows have cleared my street and will plow a few times a day if the snow keeps falling. I had to take my sister to the airport for an early morning flight and had to leave my house around 4:30am. Even that early in the morning my driveway had already been cleared! The owners have also been very responsive whenever I've need to get in touch; e-mails are returned promptly as well as calls. I highly recommend them and am hoping to use them for a small landscaping project this spring.
