Hiring Rick Rosoff Home Inspection was the worst consumer decision I have ever made in my life! Rick is incompetent and sloppy in his work at best. However, he is friendly and nice if that matters in selecting a home inspector. Here are list of issues he missed or got wrong: Bowed fieldstone foundation wall - Rick said it would be fine and had been leaning for years and likely would not come down soon. It collapsed 6 weeks after his inspection! Rot on 4 floor joists, 12 ft section of sill plate, rim joist, and siding. All plainly visible from the basement or outside. Not included in his report! He ignored the root cause of the rot. This was an odd cement block structure that penetrated the foundation, lay directly against wooden framing members, and extended on the outside beyond the soffit and gutters and collected rain/snow and then wicked right into the house and framing. We called him back to re-examine this issue after another home inspection company identified the problem. Unbelievably he said this cement structure was not the cause of the rot, but surface drainage was the issue! Clogged footer drains around the house causing water to leak into basement at the floor/wall interface. Water was clearly evident at that joint. In fact the paint at the base of the foundation walls had 'blisters' filled with water. Not included in the report! Kitchen plumbing was routed to a dry well (not to the septic as building code requires) which was clogged and leaking back through the foundation. Not include in his report! One toilet with very low flow. Not included in his report!
