Jerry did a thorough surveying of the apartment and the adjacent room. He described that he needed to compare the property with similar properties around the neighborhood that have been sold recently and then he will put together an appraisal for the apartment by itself, and then the apartment with the added room. So far, I'm satisfied with his knowledge level, expert explanations, and trust that he will do an excellent job! The appraisal should arrive within two weeks.
Description of Work: Jerry Record called me after I put a request on Angie's List for a property appraiser. I describe all the specific details about the appraisal our Coop needs for a proposed additional room for an apartment I own, which has an underutilized adjacent room. The Coop has agreed to sell it to me. Jerry arrived on time, despite heavy traffic, he was very professional, measured the apartment, the adjacent room, and drew a schematic representation of the layout of the premises as he was measuring.

Response from R3 Realty Appraisals
Actually it was the inquirer who was curt, who wanted pricing for an appraisal but would was not forthcoming. After a considerable amount of time on the phone trying to learn about the property in question, it turned out to be a complex assignment for a large dwelling on a large waterfront lot. He was told that it would take some research before quoting a fee but it would likely be in the $600 range. At this point, he stated that he had a quote for $275. At this point I wished him well hung up. I do not negotiate on the phone before I knew what is involved nor is that professional. Having already wasted a large chunk of time on the phone, it was obvious that this would be a very trying client. I guarantee that whoever quoted him $275 was not given the property details that I eventually elicited. RE Appraisers must legally follow Uniform Standards and Practices and the first step in any appraisal process is to develop a Scope of Work. This cannot be done unless the client is forthcoming. Appraisals are legal documents subject to NY State laws and licensing is very strict. We are not licensed to debate and pricing is not from a menu but is based on the complexity of the assignment. Sorry that the person in question was not interested in listening to what is involved. One last thing, it was a male, not a female, who called and would not identify himself. The person writing the review never spoke to this office.

Based on a favorable Angie's List rating I called R3 to get an appraisal of vacant land I own. They provided me with an appraisal report showing comparable sales, pictures of property, description of the local area and county tax assessment information. The report was very professional in appearance.

Appraiser was very knowledgeable and professional. Explained all of the required inspections and the process in simple and precise terms. Was very helpful in adding to my understanding of what mortgage companies consider important, as well as, what adds to or detracts from value. He also offered to research my property taxes (at no charge) to see if there were possible grounds for a tax grievance.
Description of Work: Had my home appraised to refinance and demonstrate sufficient market value to have private mortgage insurance (PMI) removed.
