Description of Work: . .GREENPORT - OLD KAPLAN'S MARKET -- North Fork This cement block and frame Art Deco building was built as a neighborhood store and butcher on a quiet residential street. The building is in good general condition and is connected to public water a sewer systems. It has working heat and upgraded electric service. The building occupies 95% of the lot leaving only a tiny patch of yard. Building is approved for studio, warehouse and certain professional office uses. Or, e-mail us at broker@kapells.com Map of Greenport dave kapell sells properties by telling people outright lies about said properties. the one above is a example. the bldg is in worse then poor condition and has failed a court ordered inspection. there is no way for this propety to get fuel so it has no heating system. this place was completly altered by the owner and all of his work, plumbing, structural, electric, is all been found to be substandard and failed. it has never been inspected. instead kapell will show you a letter from an engineer that states that "per the owner" the unlicensed contracter did everything right. it has no legal approved uses whatsoever and since the owner never filed the covenants and restrictions by law it can never receive even one variance and it will need more then five. as a matter of fact by the owners own appraisal, the property would be worth more money if the bldg was not there. he does know this for a fact seeing how he was the mayor when the board of health, child protective services, the new york state dep of state, all ordered the bldg shut. also he is the only realter that will advertize this because all the other realters refuse to deal with this bldg as it is just plain fraud. if you buy this, the state will tell you its a self-created hardship so no variances will be allowed plus you will be buying not only full responsibility for a pending law suit but responsibility for a previous court order that was never fulfilled. everything i have typed here is backed up with official paper work date stamped and recorded peggsmac@hotmail.com is also a way to get copies of any paperwork you might need.
