(After many phone calls, the delivery of the mobile home occurred.) First of all, the man in charge of all ground work told us he would build up the ground where the trailor would be sitting, this was not done as the trailor sits on a flat depression. After she delivery, there were no steps for her to get inside and I called them and they said she would have to pay an additional 500.00 for steps, 2100.00 for a driveway, pay for an electrical meter, outside wiring, water system, and a septic system. None of these additional charges were mentioned before signing and while I understand that many people would not assume/or assume these were included, my mother did ask SEVERAL TIMES about any additional fees, the manager told her "oh we will take care of that later" "dont worry we will do this or that'". When we found out the additional charges, we found free driveway and water hookup since my mother is an elder. She paid seperate for the electric (1600.00) A few weeks after the home was delivered, the manager called my mother is tell her he needed an additional 6500.00 to install the septic tank as the bank did not approve for the full asking price of the home and she would need to pay the extra cost. (This was done without my knowledge, only after the fee was paid by money order did my mother let me know.) I called Owl homes and was told the same thing. I asked owl why wasnt this done in the office, they told me that the bank only approved a certain price and they needed to get their fee. I told them that this was not explained to us before hand, that she would be responsible for the septic system, the driveway etc. I personally and my mother felt there was some hedging going on, and i could not get a satisfactory explanation, I was talked to like I was a dumb woman who needed things explained to her like a five year old. So I called my brother who called the owner and complained. In the meantime, my mother was told that the bank would be calling her to ask her some questions regarding the loan and to be sure to tell the bank, if they asked, that the septic tank was included in the deal and that it was already put in along with a set of stairs and a deck. My mother told Owl she would have to call then back. After considering whether to lie to the bank, (as no stairs or deck would be built by Owl homes per their statement) she called Owl and told them she was not going to call the bank after all. The manager called me and left me a message stating, "i just called your mother and she said she was not gonna call the bank so we can get our money after we already delivered the trailor out there. Thats a pretty crappy way of doing business." I called him and then called my mother so we could have a 3 way conversation. The owner and the manager got on the phone and I told them that my mother did not want to lie to the bank. Owner said "we are not asking her to lie, but if the bank asks if we did install the septic and the stairs and deck to say yes" This sounded like a lie to me. When I told them it was up to my mother and I had nothing to do with it, the tone of the conversation on Owl Homes part became hostile. Owner---"I can just come and get my trailor off the lot rite now! This is no way to do business" My mother chuckled to herself and I guess he heard her and yelled out, "this is no laughing matter. You have your brother call and tell me we are not delivering what we promised to you." I then told them that they had failed to let us know in the begining, that there would be all this extra expense, steps, driveway, electric. Owner says "oh yes we did tell you." I said "no because I asked what would be done and none of this was mentioned." owner says" yes i told your mother all this" i say . "No because i was there everytime." Owner says, "oh there was a time when just your mother came alone and we told her this" (my mother is elderly and does not drive, which i informed him. "oh then she came with her sister and I told her then. ' my mother says "ive never met you." Owner, "yes u dont remember." Mother says, "okay then what did i look like." owner says, well you have gray hair." (my mother dyes her hair black) she tells him, "no I dont have a gray hair on my head." The owner then begins yelling again and I interupt and tell him that he should be ashamed to talk to some one, a customer like that, especially asking her to lie to the bank. and that I heard enough. The bank was told by Owl homes that the home they were selling my mother was a brand new out of the factory model and they got full brand new price for it, while my mother got a show model home with nail holes in the wall, stained carpet, toilet that did not flush, loose sink fittings, missing panelling, a hole in one of the closets, shabby, falling apart skirting on the outside and loose rooffing. We have given Owl homes a list of things to be repaired and so far only the tar paper on the roof has been nailed down after several rain storms. There is evidence of the trailor shifting (the closet doors do not shut, the back door does not shut right and will pop open, the front door does not shut right and the front screen door is falling off the hinges) and sinking into the ground even after I was assured that once the trailor was set it would not shift and not sink. Because they did not build up the foundation, the water pools during a rain and runs right under the trailor. They left the yard in a mess, they did not properly install the skirting, nor do we have stairs or a deck built by them. My mother had to pay someone to do this and have a ramp built because of her handicap. We have given Owl homes a chance to right this but as of this date no one has even contacted us. Our advice DONT BUY FROM OWL HOMES
Description of Work: My mother bought a 2010 mobile home (which was offered at reduced price for a model show home that was on the lot) from OWL HOMES OF FREDONIA IN DUNKIRK NEW YORK. This home was promised to be delivered in November of 2011. My mother made a down payment on the home before delivery. Because this was a home the company used as a show model, after receiving the down payment they informed my mother that they would not be able to devliver the home as they needed to use the home for their open house. Since they already had the check and it had been processed, my mother had little choice or so she thought to go ahead with the deal. WE WERE NOT HAPPY WITH THE REST OF THE PROCESSING OF THE DELIVERY, SET UP, OR THE HORRID CUSTOMER SERVICE THAT OWL HOME PROVIDED!!!!!

Owl Homes of Fredoina never finished our home - and when they attempted to complete or repair their errors they made it worse than before they arrived. The home is sold as a "turn-key" home - just move in. Well, we didn't even have lightbulbs and fixtures installed when we moved in! They left the entire basement full of mud, and products were damanged. All the appliances were scratched or dented, and although we were told we could "buy" them at scratch and dent and receive a check back, we never recevied this. We had to have their work team in our home to finishe the house for over a year after we moved in...doors didn't fit, a cupboard was broken, a wall-cap remained undone, plumbing was promised to be in the ceiling yet hung below. When we discussed the plumbing issue, which TWO of us heard it would not be exposed, we were told we were wrong and were never told that. In their attempt to make this right they moved the plumbing UP and now we have issues with drainage. When the workers came to our "one-year guaranteed" home to make repairs, they left dirty hand prints on the walls, and the floors a mess. The quality of their workmans hip is extremely shoddy and unprofessional. For the huge amount of money we paid for our home, the customer service, quality and guarantee do NOT live up to their promises. I would NEVER recommend anyone buying anything from Owl Homes of Fredonia.
