Real estate sales; home staging and prep; home builder recommendations and negotiating during the building process; preparing, educating and negotiating on behalf of buyers purchasing homes; helping buyers obtain financing and mortgage approvals; working with home inspectors and contractors on behalf of buyers and sellers to ensure homes are in a good state of repair to meet buyer and appraisal requirements; working with attorneys to obtain approvals, counter offers and closing the sale.
We did end up closing on the property after our sensational attorney helped inform the seller, seller's agent, seller's attorney that these terms were agreed to and in the contract and weren't up to subjectivity. My attorney was not going to let me get bullied by any the seller's team. My realtor could only get so far; especially when they don't answer and return your calls. Start to finish - when you spend money pn an attorney to help expedite things and be the driving force because the seller's agent wasn't cooperative with my realtor, usually by completely ignoring any request. The property is ours and in addition, there were a few thing the seller's agent didin't disclose about the property that in turn will cause me to spend a few thousands of dollars to get them all complete. Couple examples: NOT ONE CABLE JACK, NOT ONE PHONE JACK, and no cable/telephone is run to the house. Convenient utilities were only brought to the corner; nothing to the house. The biggest issue about this is that the house is a brand new house...... So if you are looking for a seller's agent to hide some things and not disclose the true conditions of the house then maybe they would work great for you; but buyers beware of their listings. The agent was nice but nothing in comparison with some of the other realtors I've dealt with. This is my second new house I've bought in 20 months, so I'm somewhat familiar with what a seller's agent is responsible for and if you don't have good communication skills then maybe time to look for a new profession. If you need a good real estate attorney in the Syracuse area, I will write a review on her who saved me from thousands of dollars and helped my family and I deal with Arquette nightmare realtor services. I'm sure some of their realtors are great; well you can only go up from here. So I'd recommend you shop around and interview for an attorney......
Description of Work: John Arquetee Properties was the listing "Seller's"real estate agent for a property we were very much in love with and were willing to negotiate a better than normal/market value price to ensure our offer was accepted. Contact was attempted on numerous occasions via both phonecalls, voicemails, emails, and the unprofessional text messages throughout the entire offer submittal to closing signatures. John Arquette's agent was not willing to numeous occasions to assist the buyer's agent in working to help close the deal even after all offers, addendums were agreed upon. The seller agreed to the terms within three days (first week of June) and complete funding of the loan was finished witihin the first two weeks of July. We didn't close until the first week of August because the seller's agent didn't do his work to verify all agreed upon services/modifications/condition of the house, etc... When we attempted to set up a final-walk through with the seller's agent he was unreachable for multiple (3+ days). Due to his disregard for the seller's best interest and ability to work with the buyer's realtor the final walk-through happened one (1) hour before our buyer/seller agreed upon time to close on the property to ensure the agreed upon terms were met within the agreed terms. And a SECOND final walk-through was required becaue John Arquette's real estate (seller's agent) didn't verify/confirm with the seller that all the agreed terms were completed. On two distinct times, the seller's agent told the buyer's agent the agreed upon terms were complete but when verified: one was partially done and required re-work to meet terms and the other was a blantant lie that the task was complete. This was the most painful home purchase in a long time due to John Arquette's listing agent.

Response from John Arquette Properties
This review comes as a complete surprise to John and myself, the Brokers/Owners of John Arquette Properties. It was actually quite by accident that we learned of this review on October 22, 2012; the contact e-mail address used to notify our company was incorrect so the notification was sent to an agent who unfortunately did not forward it to us. Also, neither the buyers names, the real estate agents nor the property address in question was ever named in the review so even after receiving it, we searched several hours to figure out which transaction it was. We pride ourselves in running a very client-centered real estate company, with the promise to our buying and selling clients "get ready for the best real estate experience of your life!" That is because we feel we have assembled the best team of real estate agents, support staff, website, and target marketing program in Central New York. Had we been contacted by this client about the horrible real estate experience that was apparently endured, we would have taken immediate action to remediate their concerns. No such contact was ever made, either by the clients, their attorney or the other real estate agent mentioned in the review. At this juncture we can only say that we offer our sincere apologies for all the frustration and lack of personal service from our agent. It appears that even though they did not get the positive service they deserved, they did get a well built new home for a fair price, and we hope that they can put this bad experience behind them and enjoy their new home for many years to come. Sincerely, Elenore Arquette Broker/Owner John Arquette Properties

We contacted Ed because his name was on the sign outside the first house we thought we might like to see. After he showed us a dozen or so houses, we made an offer on that first house. Along the way, Ed was full of practical helpful advice (and the occasional hard truth). He acted as a dual agent in the sale, since he also represented the seller, which made negotiating a little tricky, but he worked hard to present unbiased information. In the end, he kicked back in one percentage point of his commission to close the deal.
Description of Work: Ed was our Realtor in purchasing our home. He showed us a dozen or so houses, and acted as dual agent in the final purchase.
