Warren Engineering has been specializing in building and home inspections for over 35 years. We have performed over 70,000 home and commercial inspections: far exceeding any other area inspection firm. We are the mostly highly regarded home inspection consulting firm in the Rochester NY area. Most inspectors are licensed by NYS to perform Home Inspections. So are we. But, we are also licensed professional engineers. We also have a registered Architect on staff . As P.E.s we are recognized by NYS to attest to the structural integrity of a building. Home Inspectors are not permitted to provide such an analysis. Our evaluations are also accepted by FHA and HUD. Why hire just a Home Inspector, when you can hire an Engineer or Architect to inspect your house? Our reports are detailed narrative reports that specifically describe our findings in an easily understandable manner. Digital photography is also utilized to enhance and personalize the report. Other home inspection firms will provide a more general and “boiler plate” check sheet format, usually provided by a franchise organization. Don't be fooled by excessive fluff and inflammatory language in a report. Instead, trust common sense and factual information. We work for you, and only you! Although we enjoy a great reputation with the real estate community in the Rochester area, we understand it is the home buyer that we must serve. Warren Engineering does not have any financial bond with real estate companies, including payment of advertising fees in exchange for referrals. Description of Work: Contingency inspection on new home purchase. |. |It went well, but I felt that it was a bit cursory...we actually pointed out a couple of things he missed. I violated the cardinal rule of home purchasing: NEVER USE YOUR REALTOR'S SUGGESTED HOME INSPECTOR. |. |I do not question the integrity of Warren Engineering, or of the engineer doing the inspecting, but I do have some reservations about the interest of the inspector in carefully assessing every detail. I should mention that this was apparently the lesser of their two inspection levels...the "Comprehensive" level might well have been more complete, albeit substantially more expensive. In this case, the realtor suggested the lesser level...another mistake I allowed to happen. |. |Let me be crystal clear here: I most assuredly DO NOT feel as though I was cheated. I do, however, feel that the inspection could have been more complete. I had a pre-sale inspection of my existing home by an inspector from another company for approximately the same price, and while the results were disappointing from the viewpoint of a homeowner who suddenly has several thousand dollars of newly identified problems to fix, those same results left no doubt that the inspector had used a fine-tooth comb when assessing the condition of the house. |. |I would only use this company again if prepared to pay for the "comprehensive" inspection.

Many thanks for the positive comments. I/we are especially pleased that our integrity was not called into question. Integrity & ethics are of utmost importance to us! As a general comment (not directed specifically to this consumer, but instead to all home buyers), I must respond to the statement to "NEVER USE YOUR REALTOR'S SUGGESTED HOME INSPECTOR". This would imply that an inspector would somehow compromise their work for the sake of a relationship with a real estate professional. I can assure you that we at Warren Engineering have never, and will never, conduct an inspection in a way that takes into account the realtors interests. We pledge to work strictly in the best interest of our clients. This is the reason why we have been so successful over our 38 years in business. We provide the best service to those that hire us. Also, as Licensed NYS Professional Engineers, we can provide a greater service (we are recognized by NYS to attest to the structural integrity of a building/house) but we are also held to an even higher standard regarding professional ethics. It is true that many realtors recommend us, but that's because they recognize the quality of our work. We are very proud to say that real estate professionals routinely hire us when they are purchasing houses for themselves, or for family members! Some realtors do not recommend us because they feel that we are too "picky", but we're certainly VERY comfortable with that.! We also receive referrals from attorneys, mortgage lenders, etc. Of course, many referrals come from past clients, which speaks volumes. Also, we pride ourselves in maintaining an even keeled professional demeanor. Adding excitement to the real estate process does not serve anyone well. It is not our desire to put on a show. To the contrary, some home inspectors will strive to dazzle their clients with meaningless data and gadgets. Such an approach has never been our style. We stick to the facts & findings, and the information that is truly important.

Description of Work: They performed two home inspections for my daughter and son-in-law as part of home purchase process. The first deal fell through and they were used for second home as well. Even offered a discount for the second inspection. They were prompt and professional and allowed us to observe and ask questions all through the process.

Description of Work: They were completely professional, informative, courteous, and thorough. Subsequently, we had a question about ice damming, and I called to speak to the engineer who had done the inspection. He returned my call immediately, and answered my question helpfully. I would definitely use Warren again.

Description of Work: The P.E. who did the actual home inspection, Kevin, was very knowledgeable and professional, and we were pleased with the care and detail with which he performed the inspection and wrote the report. | |Communication with Warren Engineering/Inspections' main office was a challenge. When we requested a quote, Sarah emailed to ask how many units were on the property, then Kris emailed to say that Sarah had made a mistake. It seemed as though the office staff did not share information with each other. We set a date and time for the inspection, and then after the homeowner agreed, Kris from the main office asked if they could reschedule. The homeowner was willing to delay the start by an hour, but then Kris tried to help by saying the inspector would start whenever he got there. Since we wanted to participate in the whole inspection it took a couple more emails to make it clear that we wanted a set start time. | |The report was received within 48 hours, but it took 3 phone calls with Kris in the office to get the correct cell phone number for the inspector, who we were trying to reach to clear up a "quick question." And the day after the report was received, we received a second report that was titled "corrected", which meant we had to drive into town (we were on vacation) and find wi-fi in order to download and check what had been changed. It turned out that one word ("road" was changed to "drive" in the address) was changed, along with the dpi of several pictures with no explanation or summary of the changes mentioned in the email. We were glad to have the corrected report, but it took us almost an hour to review both reports--the original and corrected--to learn that there were no significant changes. The time involved was probably due more to our lack of ready access to a computer while on vacation than on the vendor's actions, but a cover email for the "corrected" report would have helped. The owner requested a paper copy of the report, which we approved via voicemail, and Michelle phoned to follow up promptly once it had been sent.

We were able to schedule a standard home inspection at that time we desired (three days out from our phone call). Kevin thoroughly examined the house we were buying. He talked to us as he went along, pointing out items and explaining them, as well as taking photos and recommending actions. He also was clear about what he was and was not inspecting. We had a report in our hand within 24 hours. We used it to ask for concessions from the buyer, and we will also use it as a checklist for fixing up some items before we move in. This was a pleasant, professional experience, and very helpful to us. We would recommend Warren Engineering without any reservations.

Tom Wurzer inspected our home. He was right on time and got right to work, starting from the basement and working up through the house. He was very in depth and did a really good job inspecting the house. Tom squeezed through small openings to take a look at stuff and ran all over the steep roof looking for problems. Tom always had time to answer any questions we had as he was inspecting the house. He was so thruough, and I definately thought we got our money's worth from the inspection. Would definately hire them again.

It went great, Doug figured out quickly the basic cause of a problem we had been struggling with for many years and proposed an inexpensive solution which will fully solve the problem and enhance the appearance of our porch considerably. We are fully satisfied!

Kevin was our inspector, and he was absolutely phenomenal. He took us around the entire house, explaining everything he was looking at, giving tips on modifications we may wish to make in the future, etc. He took obvious care, never rushing, and wound up spending over three hours with us. On top of all this, he left us with a wonderful manual on common home systems. The detailed, typed, photos-included report arrived in my e-mail within 12 hours - 10 minutes from midnight, no less!

Kevin was our inspector and he showed up right on time and ready to go. My wife and I followed him around throughout the inspection and he answered all our questions in detail. He pointed out things that would go in the report and gave us a sense what was important. He literally took over a hundred digital photos. He was very helpful in taking the time to go through his explanations in detail. Having moved over 7 times I have used several inspectors in multiple states. Kevin was by far the best. The report arrived the next day and was very complete with no surprises. Great job!

I've had 3 home inspections over the years, and this was the best. The inspector took all the time I needed to explain how the house's systems worked as we went along, including maintenance information. He also said to call him after I moved in if I needed something explained again. The process was actually fun. Their report was succinct, included helpful photos, and wasn't 90% disclaimer, as previous companies I've used have been. I have to say this: I think pre-buying inspections by ALL companies are priced rather highly. $300 for 2 hours of work is steep; but this price is the going rate for ALL the companies I checked into. Warren gave me good service.

Tom from Warren Engineering spent 2 1/2 hours walking through the house, explaining everything in detail as he went. He answered all of my (silly and otherwise) questions patiently and in language I could understand. He went into the crawl space, which was an impressive move. He explained which things were the result of normal aging of a 60 year house, and which were not. Everything he said to me during the inspection went into the report, which was emailed the next day, including pictures. I was very impressed.

Doug was the engineer that inspected my home. He was very good about answering questions. I really liked how he offered to be more than happy to answer any questions I had after the inspection was completed and offered his cell phone for me to call him if any questions came up over the weekend. He was easy to talk to and was honest in his answers plus provided advice. They provided me with the report quickly. I would use them again.

It was, and continues to be, a very positive experience. Mr. Sabey was knowledgeable and informative. He clearly communicated his observations, as he went over the house and in a detailed report sent later. His assessments have held up over the 7 years we've lived in the house. I felt we came away with a very solid understanding of our house and what we would be getting into purchasing it. As an added (and invaluable) bonus, Mr. Sabey has continued to be available for questions, that have come up about our house over the years, free of charge. Recently we had damp spots begin to appear on walls in a closet. We called Mr. Sabey, rather than a contractor for an impartial opinion. He suggested some possible causes and when those didn't pan out, he came out and looked at the problem. He concluded that the roofers had neglected to cover the face nails, when they installed our new roof. He was correct and no more leak! We have had a wonderful experience with Mr. Sabey & highly recommend him
