The experience went extremely well- better than we expected. Andy Shapley is the ultimate professional in what he does. The home inspection took about 3 hours or so, and during the whole process he was literally climbing up on things, crawling down and through areas, squeezing into tight spots, etc- I felt so bad for him he was covered in so much dirt when he was done! But he was so thorough in every area of the home- inside and out! He didn't mind at all the millions of questions we were throwing his way, and answered everything in very good detail. Considering we are moving from an urban, city area to a more suburban, rural area, we need all the information we could get! He performed the home inspection for $595, which included the radon test, and then the additional water tests, at our request, for $145. He provided different options for the water tests, and allowed us to choose the one we were most comfortable with. After the inspection, he provided a full home inspection report within 48 hours, which included about a dozen pictures that he took during the inspection, making it easier to understand the findings in his report- which he had already explained to us during the inspection. Even after the inspection, he has kept in touch regarding any test results- which he promptly submits to us upon completion- and in answering any questions that we have had. He has made us feel comfortable to continue to reach out to him for any questions or concerns.

Andy was will to perform the inspection on a Sunday, on short notice. He arrived before the scheduled start time. He took his time inspecting the home and explained what he was doing during the entire process. He took the time to answer all questions. The inspection report was delivered via email two days after the inspection.

I found Andy Shapley to be extremely professional, punctual and knowledgeable. He did a thorough inspection, leaving and quot;no stone unturnedand quot;. The report/results came back quickly. We are very pleased and would not hesitate to recommend Poseidon Home Inspections.

I was surprised to find so many details involved in a buying a studio apartment. He examined the new floors, heating, appliances, electrical system, electrical and plumbing safety issues, etc. I found it well worth it to have an expert look everythng over before I make a large personal purchase.

Andy was great. Completely thorough and professional. This is the second time we hired him for an inspection and would absolutely again. He is exceptionally informative and we learned a lot from following him around during the inspection. We highly recommend him!

Andy was able to service my request for a home inspection with only a couple of days notice, and he took the effort to properly explain his service telling me about the typical things we'd look for during the process. He actually spent 4 hours doing the inspection with me and was extremely thorough and equally patient in answering my many questions. His report came promptly and was as thorough as the inspection containing many pictures with arrows highlighting the salient points. I would certainly use this professional and polite individual again.

The entire experience was fantastic and Andy was everything you want your home inspector to be plus more. When we called several inspectors for initial quotes, Poseidon was by far the most professional, courteous and responsive out of the bunch. Andy was very clear on his process and laid out the lines of where his scope of work began and ended. When we arrived at the house for the actual inspection, Andy was already there checking out the grounds. The home is approximately 3,000 sq ft and on two, hilly and overgrown acres. He went over every accessible inch and explained both potential problems as well as how to take care of things for the future. He was extremely thorough and knowledgeable and patiently answered our many questions. He found a few issues with areas the seller indicated that they had just gotten fixed - literally a Holmes on Homes moment. Our agent even remarked that in his 15+ years in the business, he's never seen someone so thorough. After the inspection, he sat down with us and explained the key problem areas he saw as well as the watch-outs (even including a patch of poison ivy on the grounds). He followed up the next day with an electronic copy of the detailed report. We wouldn't hesitate to use Andy again or recommend him to all our friends. He is excellent - a true professional who takes pride in doing a great job with the added bonus of being a really good, witty guy.

Perfect, perfect, perfect. Andy arrived on time, explained exactly what he was looking for every step of the way, was patient, professional -- just wonderful. He took his time, nothing was rushed through. Result details were emailed to me quickly...and a follow-up binder was sent a few weeks later. Wish I'd known about Andy when i bought my first condo!

Andy was extremely thorough. The house is about 2800 square feet on four levels, including basement and attic, plus a detached garage. Andy’s inspection lasted about six hours. He climbed on the asphalt roofs, checked every outlet he could find, the windows, the appliances, the air-conditioning and boiler systems, found moisture trapped inside a ceiling where a leak had supposedly been fixed but apparently still leaked, checked every outlet he could see, and more. He moved a stand-up freezer and squeezed behind it to access an old water closet in the basement. He took the covers off the breaker boxes and examined the wiring inside. He scoured the major appliances for identifying labels to be able to date them. He labeled major valves for me. As we had agreed, he checked for wood-destroying insects and tested the water for lead and set up two separate collection areas to test for radon. He’s certified for all three. (I needed two radon tests because part of the living space was built over a crawl space and a garage, so that had to be tested in addition to the basement.) I asked him to check the grounds for any evidence that there might be a buried oil tank in addition to the one the seller had already taken out of the ground, and he did, in fact, find an old oil tank line. When we went in the basement, he examined the pipe from the inside and determined that it was probably a fill pipe, indicating it might have led into a tank that must have been in the basement at one time. He said the line would have been smaller if it had been a feed line going from an oil tank to a boiler, and he showed me exactly what he meant by pointing out the smaller size of the existing feeder line to the boiler, so I was relieved. He did all this on a miserably hot, humid day too. He was also very pleasant and polite throughout the long hot day. At one point the homeowner had a rather rude outburst, and Andy maintained his polite demeanor. He was also so considerate that he took off his shoes before entering a room that had a white carpet. Within 24 hours of the inspection, he emailed me a 60-page PDF written report complete with photos illustrating the important points of his findings. He said I could call him with questions or for advice about any of the items in the inspection for as long as I own the house, and he’s already answered some additional questions from me. He went back to the house two days later to collect the radon tests and take them to the lab. He said I’d have the results by the end of the day after that, and I did. He said the water tests would take 5 to 7 business days, and it did take 7 business days. I would use him again and would recommend him to my best friends and family. Total cost, including water test for lead, and two radon tests (each of these three tests was $75) and wood-destroying insect inspection, : $795

Exceeded my high expectations

For what it's worth, I'm the coworker referenced in the 1/20/12 review. We hired him for house 1 based on my coworker's reference. Andy arrived early for the inspection, and spent the time reviewing the condition of the exterior of the house. He then took us around the exterior, pointing out everything that he'd found. Inside the house, he started with the living areas on the first floor, working up to the finished attic. Noticing a damp spot on the drywall in the attic, he crawled into the eaves and discovered the cause of what turned out to be a roof leak. After reviewing the living spaces, he inspected the garage, and finally the basement. All told, it took about four hours. Andy is very thorough, and is tenacious when he notices that something seems odd. He was crawling around in the eaves for a good 10-15 minutes looking for the leak, emerging with pictures and an explanation. Noticing a soft spot in the subfloor of a furnished bay of the garage, he spent a similar amount of time investigating to determine whether the damage was caused by a water leak or by termites. He also spotted valves in the wall that looked out of place, and from them deduced (correctly) that there had been an oil tank in the front yard. Finally, noticing some rotten wood in the basement cold room, he discovered damage caused by a past termite inspection. He spent a fair amount of time discovering the scope of the damage. At the end of the inspection, he recommended that we contact a number of other contractors to characterize the problems he'd found. The issues he discovered eventually killed the deal. The number of problems he found prompted me to seek advice regarding this home (our first) from a number of people who've had much more experience with home maintenance than we have. They all remarked on the thoroughness of his report, saying that we'd had a very good inspection. After walking away from house 1, we found house 2, and immediately called Andy to inspect it. The sellers for house 2 put us under some time pressure, but Andy was able to adjust his schedule to fit us in within a couple of days. There was more to inspect in this case, leading to a 5-hour inspection, but the level of detail and thoroughness remained the same. House 2 was very well maintained, so there were far fewer issues found. That said, he noticed superficial termite damage hiding behind a bush against the back of the house. He made a point of closing the garage door, and noticed some holes in the ceiling where drywall hadn't been replaced after the door opener had been moved. As before, a PDF report followed in short order, with a paper report in a binder a few weeks later. In both cases, he set up Radon canisters for testing, and returned to the home a few days later to pick them up. I doubt they've ever met, but I think Mike Holmes would heartily approve of Andy's work.

My wife and I believed he did a WONDERFUL job in explaining everything. We're new homeowners- he took the time out to explain what each valve did and even tagged them for us for future reference. He found many things we would never have thought to look (such as the draft by the garage door and signs of previous termites infestation). He made many thoughtful suggestions throughout the house. He does offer a lifetime of support which came in handy as I have reached out to him for suggestions. However, he did not get back to me when I have asked for a list of reputable contractors. Not a big deal since we are all part of Angie's list. I have also recommended Andy to a co-worker of mine. He, too, felt that he had a great inspection done by Andy.
