John and I came to an agreement on the selling price. Within two days he returned with a detailed, customized 3-ring binder complete with the pictures of my house which would be in his local ads and on the MLS listing. Also a complete list of local homes which had recently sold and which were then for sale, giving me an idea of what my competition was. He inspected the house closely and proposed a list of "fix-ups" which I would need to do in order to produce a positive view of the house from a prospective buyer on "first-sight". This was invaluable to me since, having lived there a long time and being a bachelor, I was accustomed to things as they were. It took me about two weeks to complete the list. John returned for another inspection and pronounced the house ready to market. He had his realty signs posted that day and the very next weekend the house was viewed by four prospective buyers. Over the following months John held Open Houses once a month and would notify me if there was someone who wanted to see the house on other occasions. I felt that he maintained a steady "sales pressure" even when there were few or even no interested buyers. He made me feel like my house was the only one he was representing. In November, we finally had a signed sales contract. Unfortunately, that was when the house started to give me trouble. The garage roof, in disrepair for awhile, decided to begin leaking in earnest. Also the septic system decided it was time to act like the "Old Faithful" geyser. From November through the closing of the sale in January, John worked tirelessly with me in negotiating with the buyer. He steered us through a veritable minefield of problems, skillfully assessing risks, suggesting contractors and proposing price changes which ultimately resulted in a sale where both parties felt very comfortable. I cannot recommend John Brzuszkiewicz (pronouced 'BrusKEVitch') highly enough. I have had experience with buying and selling 5 homes and have found him to be the most caring, yet efficient realtor I've ever dealth with.
