It was a complete & expensive failure. Although the contractor, under the terms of the AIA contract, was required to "provide reasonable protection to prevent damage, injury or loss to other property at the site or adjacent thereto," the ceiling of the kitchen leaked shortly after work began. Despite repeated requests for proper protection, increasing amounts of water continued to leak into the kitchen through the ceiling, cabinetry, & light fixture, causing extensive water damage to the sheetrock & insulation. At a meeting to discuss this issue, after 3 days of leaking, the contractor was defensive & agitated, refused to properly tarp the exposed area & stormed out of our house. We subsequently terminated our contract & requested a refund of monies paid. The contractor has refused this request. We have filed a complaint with the Dept. of Consumer protection & are awaiting a resolution. Expenses incurred include the $26000 paid to Highland Construction PLUS $3500 for costs of repairs.
Description of Work: We hired Highland Construction to do a major addition/renovation to our home. We signed an AIA contract. The 1st phase of work involved removing the roof of our garage & a portion of the roof over our finished kitchen. The contractor was on the job for a total of 14 days during which he removed the roof, demolished 2 sets of exterior steps & laid the floor of the room that was to be built above the garage. Due to the contractor's failure to provide proper/professional roof tarping (as described in detail below), the roof leaked, causing extensive damage to our kitchen ceiling. The plywood floor that the contractor laid was laid unevenly and it had to be ripped up & replaced following the termination of this contractor.
