This firm is very responsive. They got back to me immediately and offered a fair price. Oleg came out on time and produced the report on time. However, the report had a few inconsistencies in terms of home facts. I felt that asking me in advance about my estimate of the value was inappropriate and caused me to question the objectivity of the final estimate. Both properties came in exactly at my estimates when I was actually looking for objective appraisals. In retrospect, I should have declined to answer that question, and they should remove it from their pre-visit survey.

I was surprised to learn from Oleg that the appraisal does not allow or disallow for work that needs to be done on the home. So, if one is new to the house buying game, as I am, make sure you negotiate your buy price based on more than just the appraisal. I thank Oleg for that education. I am really going to need it.

Process was simple and the appraisal was handled efficiently.

Extremely fast and flexible scheduling (snowstorm came on first planned weekend appt but they were willing and able to reschedule a few days later. on the scheduled day they notified me that the were available earlier than the scheduled window but were willing to stick to the plan since I was not quite ready earlier. The inspector was courtious and professional and the report came less than 24 hours later. The report was extremely thorough and complete (I had 2 earlier appraisals done less than a decade before) and I was very pleased with the bottom line!
