Seller Home Inspection. Jim Rizzolo from this old house home inspection arrived promptly at 9:00am as agreed. He carried a bag of tools that he used throughout the inspection. He spent 2 1/2 hours and inspect our home. Our house is build in 1890, three stories plus a basement and three baths, a front porch and back deck. He started his inspection on the outside of the house looking at the conditions of roof shingles, chimney and siding as well as foundation noting things although small that a buyer might want taken care of before buying. We went inside, he checked all the receptacles to be sure they were grounded, found something electrical we had been living with, that was missed on purchase home inspection, that need to be fixed. He pointed out shoddy workmanship on a ceiling in one of the baths. He checked the electrical box in the basement, the boiler, hot water heater and outside walls for dampness or leaks with his dampness meter. He checked all appliances to be sure they were in working order. He turned on every faucet to be sure all plumbing was in order. Jim was very professional, knowledgeable and a great sense of humor. I would highly recommend Jim. Doing the pre-sell inspection showed us some things a buyer inspection would have picked up, leaving room for haggling over price because of repairs. His fee was reasonable, especially for all the information we received.
