This event occurred at 5:00PM on a Friday evening, when a person who was not qualified, took it upon themselves to unwire the boiler electronics to correct a cable and could not put the wires together again correctly. The mis-wiring caused the boiler to blow-off water pressure which saturated the transformer, shorting it out. Thankfully, FXP was able to respond to my emergency and didn't charge me an arm & a leg, which they could have, if they wanted to. Francis was able to diagnose the problem (with a meter) tracing the mis-matched wires as well as discovering the burned-out transformer. He was also able to have a parts vendor stay open past closing to obtain the necessary part. Above price includes $40.00 for the transformer.
Description of Work: Troubleshot boiler to discover burned-out transformer caused by mis-wiring by incompetent contractor performing work in my basement. Called in a favor with a parts supply house that was closing to stay open to obtain the needed transformer at 5:30 PM on the start of the Jewish High Holy Days. Correctly spliced the wires that were fouled and replaced the transformer.

Saturday morning Francis calls and reports that he has located the gas furnace and water heater we wanted. "Can he come over!" He arrives with his helper Carlos in his truck. They quickly unload the items and uncrate them on the sidewalk. The cellar is accessable from the street at the front of the house and they bring the furnace and water heater through that access door. All the packaging, wood pallets and metal straps were collected and placed in the truck. The old furnace and water heater were quickly dismantled, bound with cord and transported out that same door. You could tell that these two men worked many hours together as there was little chatter between them. I sat on the cellar stairs and watched them work in rapt fascination. They established the foundation for the new furnace and water heater and amazingly it was the end of day one. Day two was devoted to establishing the new duct work and copper piping for the water supply. Francis was right, when they touched one pipe the next one destablized, sprung a leak and had to be replaced. Thankfully, they had all the tools and equipment necessary to do the job properly. Day three, Monday, was proforma in a final test of the system and instruction on the care and maintenance of the system. Everything was signed off by the gas company that afternoon and how he accomplished that I didn't really ask or want to know. My next project will be to replace all the existing old pipe and radiators with new copper pipe and wall board units. And FXP will most likely get the job!
Description of Work: After receiving six bids on the job from $18,500 to $35,750, I decided to go with FXP because 1) he was highly recomended by a colleague, 2) the price seemed reasonable and 3) that old gut feeling, which I listen to. Francis Proscia is FXP and a more personable, professional and licensed gentleman you won't find in the industry. My gas furnace and water heater finally called it quits concurrently after months of sporadic bandaiding. Not a wise, prudent or safe thing to do! After surveying the situation, Francis suggested that the new furnace and On Demand Water Heater be relocated to an adjacent room where gardening supplies were kept. This was a brilliant idea as it opened up the entire basement for other usage which my wife quickly claimed for laundry purposes. I never dreamed the furnace and water heater could be moved with little fanfare and no cost. No other contractor even suggested anything like that during the bidding process. Francis had various books on gas furnaces and water heaters which were discussed in depth and detail at the kitchen table. There was no rush to get on to the next customer. He discussed pricing openly for both product and labor as another worker would be doing the job with him. He commiserated with us because we were without heat and water. He indicated he would expedite the work to return us to normalcy and sanity. We agreed that the payment would be 50% up front and the remainder upon satisfactory completion. Francis estimated the job would take at least three days as the house was built in 1899, and he was cautious of what he called the "dominoe effect." That's where you touch one thing and it effects everything down the line, especially in old houses like ours. This discussion took place on Friday afternoon. We told Francis he had the job and paid him the agreed upon fee.
