Bidding: Anticipating an expensive project, I obtained 2 bids. Each firm submitted their price along with their proposed Scope of Work and the materials they would install in the new roof. Advance's price was $10,000 less than the other, and he doubled the thickness of insulation and he added the fireproofing board which I had requested. The other bidder's final project would have been inferior. While normally a low price would worry me, Advance had come with excellent reviews from a Jamestown developer. I was incredibly pleased with the way the project proceeded. First, the 4 man team showed up on time on the appointed day. The demolition began; all the junk went into a dump truck at the back of the building and was driven away nightly. The men were polite, used our store restroom but put the lids down after use (!) and no leaks occurred during the demolition phase. New materials were delivered and loaded directly onto the roof, so no mess on the site. Installation of the new roof proceeded swiftly -- the entire job was completed in the 4 days that had been estimated. It wasn't an easy roof, by the way. Our building is a composite of 3 buildings, with a pitched roof sticking up in one of the corners; making drainage difficult; former masonry columns penetrated up at one spot. Due to advice from the structural engineer, re-framing would have required a 100% removal of all framing, which I wasn't able to afford, but after completion of the roof, we have not had any leaks. We were finally able to replace our interior ceiling panels and not have to replace them each time it rained! No more stains in the light fixtures! Also, due to the added insulation, our heating and electric bills went down. The owner of Advance, Shawn Putt, is a totally decent person, responsive and responsible. He knows his roofing and he is a good manager of his crew. Use him with confidence!
