Spec-Pro Home Inspections

The owner, Ian Robertson, was punctual, friendly and professional. He did an extensive examination of the porch, the supports under it, and the ledger supporting it against the house. He also examined the wall behind the porch from inside the cellar. He explained that not only was there damage from water, but also from carpenter ants. He checked to determine if the ants had gotten any further than the porch to damage the house structure, which they hadn't. This was very reassuring. He pointed out the damage under the porch to me and took pictures on his cell phone which he then showed me of the problem areas. He confirmed my suspicions that I would need a professional such as a general contractor to come in and shore up the structure to make it safe. I wish all the tradesman I had ever hired were as competent in their trade as Ian is in his, he really knows his business.

It was great! The gentleman, Ian, did a thorough inspection, was prompt, and answered all of my questions. He even pointed out some issues that I would have missed.

We showed up 15 minutes early. Ian was already there and hard at work! He went through the house in great detail, was friendly and professional, and taught us quite a bit. Ian clearly takes great pride in his job. Since the house was not nearly as awesome as Ian, I look forward to having him inspect the next house we find. I highly recommend Ian!

We were extremely happy with Ian's professional services. Our home inspection was delayed couple of times, and Ian kept in touch with us to check on when we can reschedule. On the day of the inspection, Ian arrived before time and throughout the inspection, he pointed out numerous things throughout the home that we can save on, pay attention to or take care of. He was very patient with our questions, and was willing to go over things a second time. At the end of the day, he emailed a detailed inspection report which should serve as a guide for our home repair needs in the future.

Ian was very punctual ..in fact he arrived early and already started the water flow test as well as the exterior inspection. Everything was professionally explained to both the seller as well as the purchaser. Lab reports were in our hands within a week. Structural report , flow rate, and all photos were in our email the next day. Would definitely recommend spec pro to anyone in need of a home inspection.

Ian was extremely professional and thorough. He explained the purpose of the home inspection as well as the procedure he would be using. He was equipped with a variety of different tools to measure moisture in the attic and in the basement, he tested all the outlets for appropriate electrical compliance. During the inspection, he talked about certain maintenance that should be done and why it was important. He was respectful of the home owner and was careful to wear clean shoes (changed from his boots) when inspecting the interior of the house. The inspection report was generated within hours of the inspection and emailed to me in a pdf. It was detailed and clear with multiple pictures demonstrating the areas of concern. He was a pleasure to work with and would use him again if needed. My real estate broker and the sellers broker were equally as impressed and wanted his business card.

The gentleman (Ian) arrived early and had already been inspecting the roof of the home. He thoroughly inspected the rest of our home and detailed many important facts about the home so that we were the most informed buyers. He inspected the attic area even though it was very difficult for him to get into the space. He also provided a very comprehensive PDF of the home inspection with photographs for our reference. He was extremely professional and I look forward to doing business again with him in the future.

We have used Ian with Spec-Pro several times over the past five years to perform inspections of our home. Originally he inspected our property shortly after we purchased it and we also contracted with him to perform a radon test just after we finished our basement. Both times he was excellent in his inspection and also in the explanation of the results of the inspection. This time we asked Ian to look over our property and inform us of any problem areas that might develop. In our previous inspection Ian noticed some flashing on our roof that was done improperly and we were able to have it fixed before too much damage occurred. We were happy to have Ian tell us that everything is fine right now. We are glad that Ian does such a good inspection and we will choose to have him inspect our home every few years to stay ahead of any potential problems.

Everything went well. They did a thorough inspection and provided a detailed report.

I checked good reviews about Spec-Pro Home Inspections on Angie's list and scheduled a home inspection with Ian. He is a very nice person and very knowledgeable. When I arrived he already started checking the roof. He showed me around the house and pointed out issues that need attention. He also provided me many tips about house maintenance, very educational for the 1st time home buyer. His report is also very detailed and very organized. We ended up buying the house. After closing we found some discoloration on the ceiling and were worried about that it might be from past water damage. The mark was hard to see in the day light. I called Ian and he offered to stop by one day he was in this area. He checked the ceiling with moisture meter and it seems dry. He called local paint stores to find what builder used for the ceiling back in 2005. Fortunately a paint shop has the matching paint. I finally painted that small area instead of the whole ceiling! Like Ian said, once you are his customer, you are always his customer. He is always there to help. Thank you Ian!

They did an awesome job. They are really good. I would highly recommend them, they were very thorough. He squeezed me in a little earlier with the schedule, which was great. He was very professional to work with.

Although Spec Pro Home Inspections (Ian) didn't actually perform any service at our home, he did direct us to the correct business that could provide such service as needed. Ian was prompt in returning my phone call and was very professional. If in future need, I would definitely utilize his business.

We signed up for Angie's special deal. The proprietor Ian Robertson spent about three hours looking at interior and exterior features of the house. He spent some time on the roof and verified our suspicion that we needed a new roof (shingles) and also that it was soon time to restain the house. Inside, he pointed out a number of issues that might need attention. At night the same day I received a detailed report with pictures of potential problem areas and a detailed list of recommended actions. We found the results of the process to be very useful. A few months later we had the roof done and hired him to inspect the work performed by the roof contractor. The home inspector came up with a detailed report on the roof installation and a list of items that he felt needed attention. Most of these items were subsequently fixed by the roof contractor.

Ian did a great job explaining everything as he went through his inspection. The ultimate pro at what he does! Even after we had problems with the underwriter Ian went out of his way to help us solve the problem.

Ian showed up 15 minutes early. He proactively started work by going on the roof. I accompanied Ian on his inspection as he reviewed the outside and grounds, basement, interior rooms, power, heating, deck construction, concrete work, attic, just about every place he could go. Ian was patient with me, explained as he went, educated me and then returned a written report. I was satisfied with the experience.

I called Spec Pro to discuss a mold issue in an attic crawl space. Received a prompt call back from Ian and he let me know immediately that he does inspections only and is not a mold remediation company. He offered a lot of helpful advice on ventilation and why there is a mold problem. He also offered information on what to require of a mold remediation company if I indeed contact one. Ian was very helpful despite no financial gain to be had by speaking with me.

After searching angie's list for a home inspection, my wife and I decided to hire Ian for the first home we were looking to purchase. We completed the form on the website and received a call within an hour or two. The discussion over the phone was very informative as Ian outlined the services and tests I had selected. He answered all questions I had. I knew immediately I had made the right choice. Before the inspection, I received a reminder e-mail and any questions I had were quickly responded to and answered completely. On the day of the inspection, I arrived at the house to see Ian was already there. Before the inspection, he gave a general speech of what I was to expect and was very professional and personable. He then asked about any concerns I had with the home from my initial walk-through and we started with them. As I walked with him throughout the inspection, he pointed out several items and explained what the issue was and why it could potentially be more of an issue if gone untouched. This was helpful to me because I have no background in construction or home maintenance. The inspection was as thorough as could be and, to a first time home buyer, seemingly overwhelming. However, I greatly appreciated and welcomed all of the details. As promised, we received a detailed report later on that evening which contained all of the details Ian had pointed out during the inspection plus a few other maintenance items he spotted throughout the house. Although didn't end up going through with the purchase, it was because of Ian's knowledge and skill that we were able to make an informed, intelligent decision that may have saved us from costly expenses and repairs if we had. For this reason, I say the inspection and tests were worth every penny. We were so impressed with the first inspection, that we hired Ian again to take a look at the next home we are currently in the process of purchasing. Setting up the second inspection was just as easy and the responses still as quickly as the first time. Again, he was very professional and personable throughout the second inspection. He went through every room inside and examined every aspect of the exterior giving us feedback on every item he inspected, whether it was something wrong or something good. Any and all questions we had, at both houses, were addressed with professionalism and completely explained so that even us laymans could understand. Again, the write-up was sent to us that evening. Overall we were very happy with both inspections and would gladly hire Ian again in the future. We have already recommended his services to our friends and family; and we highly recommend him to everybody. As I said before, worth every penny!

Ian was simple outstanding. Not only did he explain everything as I walked with him through the inspection, he emailed me detail notes and pictures. The inspection paperwork that he emailed is a great guide on where and what you need to do to get the house into great shape. He pointed out all possible issues from major to minor! I learned a ton, I will only use Ian if I decide to buy another house.

We contacted Ian for an estimate and sample report. He was courteous and professional. Ian thoroughly described the services he could provide and offered a very competitive price quote. Based on our conversation with Ian, the sample reports provided and the price quote, we chose Ian over the other inspectors we spoke with. On the day of the inspection, Ian showed up early and had already begun working when we arrived. He took his time examining the perimeter and each room of the house explaining his findings. He spent over 2 hours with us and was very knowledgeable and thorough, pointing out both major and minor issues. Ian didn't just focus on the problems with the house, he also spent time discussing where the house was well built and properly maintained. The information he provided made us much more knowledgeable about the current condition of the home and what was needed to properly maintain it. Ian sent a detailed report via email the same day he performed the inspection. He also followed up with us, unsolicited, on the major issues identified in the report, and made himself available to answer all our questions regarding his findings. Throughout the entire process, we always felt that he was focused on representing our interests and giving us the information needed to make the best possible decisions for ourselves. He was truly a pleasure to work with and we feel totally comfortable calling him to discuss any issues with the home.

Ian performed a home inspection and radon test for a house my wife and I were looking to purchase. This is our first time buying a home, so we were new to the inspection process. Ian was a consumate professional and incredibly helpful. He took his time with the inspection and was sure to point out everything he came across. He gave us pointers on home maintenance throughout the inspection and gave us a list of things to look out for as we went from room to room. During the inspection, he was unable to get in to the attic because the current owner had it blocked off. Fortunately, he was more than happy to come back the following day (free of charge) and finish the inspection. After the inspection, we received full color, detailed printouts of his inspection that contained all the information he shared with us as well as pictures. In the end, we found the roof had serious damage thanks to Ian's inspection and wound up saving a lot of money by not purchasing the home. Ian is a great inspector and a great businessman. He is professional, kind, courteous, and patient. Most importantly, he's really good at what he does. We have recommended him to anyone that asks about a home inspector.

Ian was professional right from the first phone call all the way through the reports. He delivered exactly what he promised and his home inspection and findings were right on. He made a couple of recommendations to consult experts on the roofing, possible wood destroying insects and the furnace. Ian is very friendly and professional.We spoke on the phone a few different times because I had to change the appointment. After we had the appointment squared away, he called back to let me know that he had inspected this house fairly recently on behalf of the seller. He wanted me to be aware so that I could make an educated decision on if I wanted him to come inspect the house on our behalf. He gave me both the pros and cons on having his company do the inspection again. And he was very professional about letting me know that it was completely up to me if I wanted to chose another company. I decided to go with him as I felt comfortable that he would not be biased towards the sellers and give me misinformation. I liked the idea that he had seen the home before and if there were things that he had previously found, he'd be able to tell if the owners had corrected the problem. He arrived a few minutes before us and had already started on the roof. He takes pictures as he goes through his inspection. He is very thorough and pointed out the little things...which was something i wanted. The house was recently built so there were no major defects, but he let us know about things that could become problems in the future and made suggestions how it could be fixed so that those problems wouldn't develop. He also did point out some things that he had noted in his previous inspection and was happy to report that the owners had corrected the problems. We spent close to 2 hours at the house and he went over every square inch. I was very pleased with his verbal report. He always checked to see if we had questions while he was talking and then at the end made sure that if we had anything we were worried about he addressed it. His report was sent in an email approximately 2 hours after we completed the inspection and the report had his pictures included with arrows pointing to the problems. Ian was great and I would recommend him to anyone that needs their home inspected.
