Description of Work: Roof replacement - parts of job not done to code or industry standards, as well as what was agreed to in the contract. Contractor failed to rectify after repeated attempts over the course of more than one year. Contractor was sloppy, damaging gutters, wall light, deck railings and a deck light. Pulled over 50 nails from between deck boards (after he stated he would cover, and then claimed he did cover the deck). Smooth talker, makes you think you'll get a class A job, but fails to deliver, and then fails to follow through with warranty and installation issues. Cannot recommend at all. Can provide more details if interested.

Spoke with them regarding a new roof. Arranged for them to take a look and provide an estimate, said I was ready now. Over the phone they said they could do it based on the description of the job. Took the day off from work so I would be here and they did not show. Called them back and left a message and never heard back from them, it's been a month. Very unprofessional and unreliable.

Ryan and Kim were really great to work with. They both came to the initial estimate and seemed to my husband and I to be pretty honest and fair when discussing our roof & siding issues. The initial scheduling of the job took longer than anticipated but once we able to get a confirmed date the job was done quickly. Our roof was in pretty bad shape and we had a leak in our kitchen -since their work we have had no issues and the new roof looks great. Thanks Ryan and Kim - I would definitely recommend them.

Description of Work: What they did wasn't right, and they didn't do what they said they were going to do. They were suppose to cover a few shrubs for me. They never did. He, Ryan told me they don't throw debris on ground. He would bring a trailer. He brought a trailer that was all ready 1/4 full. Then got it stuck in my yard, so they couldn't get it near my house. So they threw all the debris on tarps, which most of it didn't get on the tarps. The biggest lie he told me was that he applied for a building permit. He never did. After I found out that they never applied for the permit I had them stop the work and instead of applying for the permit Ryan got angry and called the building inspector himself. Then they met my house and the inspector shut my job down. A big rain storm blew in, they didn't have the proper tarps to cover my roof. My upstairs got flooded and my ceilings downstairs got wet. |The rafters they put in are not properly cut. They didn't even have a string line. |He never insulated the ceilings as per proposal. The insulation he brought was not up to code. He didn't use interlocking roof decking with proper fasteners. |He did not remove all debris from property. I had to pay extra for trash pick up and rent a magnet for all the nails and debris. My roof is now leaking, and my upstairs floor is buckling. They did not flash the roof properly this is all due to dishonesty and poor workmanship. He refused to leave my property until he was paid in full.

A building permit was applied for. When I went to pick up the permit, the resident of the home was nervous as after completion of job in that town an inspector comes out to verify everything. She stated "We probably wont need a permit out here where no one really comes around or will see". The homeowners house had many issues both inside and out which were out of date and not up to code and the resident did not want an inspector out there. She removed our permit from the window. After our work was complete, the inspector came out, assured us that our work was installed properly and up to code and the resident had to update all of her electrical and use proper insulation etc. String line was absolutely used and perhaps the home owner isnt aware what string line is. Our trailer was not filled with debris, and we could not get it down into her lawn (sort of in valley) due to the lawn being very soft, had we filled it in front of her home, we would have been stuck. We also did not want to damage the customers lawn or plants. Our best option was to cover shrubs and lawn with tarps for protection and then carry the debris from her home into the dump trailer. No debris sat on her lawn. As soon as it came down, it was quickly removed and into the trailer it went. After that the entire yard was raked for debris we also ran our magnet. During the installation of the job, which was in the dead of summer, a thunderstorm came, and her roof was tarped off immediately to protect her home. The job was never "shut down". That is completely false. We knew of no water FLOODING her upstairs. We tried very hard to appease this customer and everything seemed okay until it came time for the inspector to come, her attitude quickly changed and I believe she did not want the inspector to notice the items she personally had to take care of. The inspector left her with a list of things she needed to do to bring her home up to code. Our roofing installation was up to code and proper per his confirmation. Her brother sought out our company and paid for the entire thing and he was happy with our work. Since then we have not heard from the resident in the home nor her brother about any leaks. If we had, we would honor our workmanship warranty- regardless of customer conflict- and solve the problem. In addition- our payment policy is the same for all customers. A deposit of half the contract price is required and the remainder is to be paid on the day of job completion. She refused to come out and pay us out of anger that day and we had to reach out to her brother in Florida for him to pay the balance on the job. Had our work been as bad as she is making it our to be, I strongly believe her brother would not of agreed to "happily" pay us.

We had quite a bit of damage due to that bad hail storm last year. It was getting towards the end of the year, it was getting cold, and they had to get the roof on in a hurry. They replaced the whole roof in 3 days. removed the damaged roof and hauled all the material away, . He and his partner stayed on the property the entire time, supervising the crew to make sure the job was complete. They were prompt every morning, experts at their craft, and made sure the property was immaculate every night before they left. Their employees were friendly, helpful, and professional at all times.
Description of Work: They did estimate and work. They removed an old, damaged roof, hauled away the material, and replaced the entire roof within 3 days.

They did an impeccable job. They stripped my old roof that had two layers of shingles, put a brand new roof on with new snow slides and even painted the snow slides to match the house color. They also dealt with all of my insurance claims as well.

Your entire crew demonstrated the highest level of professionalism. The planning and execution of the job was very evident from protecting the windows and shrubs, to the final cleanup and use of the roller magnet to pick up the fallen nails. The workmanship cannot be matched. Your crew demonstrated what dignity in craftsmanship is. Many many times dissatisfied customers are made. However, Ryan at ProActive certainly knows what customer focus is all about. I certainly will recommend ProActive in the future.

Before buying the house a home inspector suggested that we have gutters placed on the roof in order to prevent water damage to stone foundation. They sistered in the 2x6's but did not increase the size of the beam at the peak. I found out after the work was finished that the 2x6's used were not large enough for a 14 foot span from the edge of the roof to the peak, they should have used 2x8's for the rafters, and changed the beam at the peak to 2x10's in order for it to meet the code. Also, by changing the size of the rafters they were restructuring the roof and according to the town, restructuring does require a permit which they did not obtain. While the work was being done, one of his workers put his foot thru the ceiling and disconnected the exhaust pipe from my hot water tank. He agreed to fix the ceiling but then never did fix it before he left. He also removed the broken pipe that led to the roof because it wasn't connected to anything (how could it be, one of his people broke it when they put their foot through the ceoling) and did not leave an opening in the roof for it. There is also a spot in one of the rooms where a board is pushing down the sheetrock that makes up the ceiling. I don't know if it was another spot were one of his workers misstepped or if it's part of the truss falling down. I'm going to have to get someone to remove the sheetrock to see what is going on up there and fix it. Although he had agreed to replace all pipe flanges, he didn't. Instead, he just spray painted the old ones black to match the color of the roof. ( I later found out that they have to be replaced because they have a rubber gasket. If they are not replaced, they will leak before long.) Although he had promised to cover the entire roof of the small addition with ice and water barrier, he did not. When I asked him why he had not, he said simply, that he did not want too. He had also promised to completely level the roof. Although it was a little better than before, it's not level. He also said he was going to use metal hangers to attach the 2x6's to the beam at the peak but he did not because the hangers had a lip on them that put the 2x6's at the wrong angle so they only toe nailed them to the beam at the peak. I also found out later that since the 2x2's had been built as a truss, the truss construction would give them additional strength that may not have required the addition of 2x6's. He also did not put the money I gave him as a down payment in an escrow account as required by law. While they were doing the work, they kept rewriting the proposal instead of adding additional pages to the proposal. The first time they did it, it was to, "pretty it up". They kept my original copy that time but forgot to keep the second proposal when they created the third one. I think they did this because they know the law requires complete disclosure of all materials to be used and prices for them before any work begins so there will not be any surprises for the home owner. The final proposal makes it look like everything was disclosed, when in fact, it was not. He wanted most of the money in cash. When I gave him the balance of what I thought was owed ($5700) and asked him for a receipt, he asked me to sign the third proposal he had created, then when I gave it back to him he wrote down the total due as a $2100 price increase saying I had not paid him the $2100 for the plywood. I told him it had been included in the $6000 increase. He had even included it on the proposal the day before. He became angry, said he wasn't leaving until I gave him a check for the $2100. Since I live in a rural area where the police response time could be, at least, 15 mimites from the time you call them and because he said after I had hired him, that He had been in trouble with the police for assault, among other things, and because I am handicapped, I felt I had no choice but to give him a check but told him I would check the paper work he gave me and if it appeared he was double billing me would put a stop payment on the check. Later that day I advised him that according to the paper work he was double billing me so I put a stop payment on the check. I also started looking into the work he had done and was preparing to take him to court but before I could, he was phoning me and threatening me saying I had given him a bad check and he was going to have me arrested. I spoke with the local police who said he could get me arrested if he protested the check so I had to pay him an extra $1600 instead of $2100 (he reduced the amount to $1600 probably because he knew he was double charging me) to get him to leave me alone. This brought the price of my roof which wasn't supposed to cost more than $7500 to a total of $13,100. Almost double! I unwittingly hired someone with a criminal background to replace my roof and I got robbed! He did not keep his word even when he put it in writing. He constantly just did whatever he wanted to do even when it meant going against his own proposal! I found out after it was over that it's considered a scam to pressure you into signing a proposal when they first give you an estimate. It is also a scam to not fully disclose, as the law requires, all materials and prices before the work begins. It is in the top five roofing scams and is called, "The Elevator Ride" because the price keeps going up.
Description of Work: On 8/21/2012 I called them to request a free estimate based on an add I saw on Craigslist. The owner, Ryan Saleh, showed up, spent a long time looking at the roof and agreed to replace it for $5400 plus whatever plywood would be needed for $35 per sheet. I was concerned about the roof on a small addition to the house and explained to him that it was actually a very old mobile home that had been put on a foundation and that the rest of the house was stick built. My concern, aside from the fact that it's roof had been leaking, was that the construction of it was different because the old ones had been built with 2x2's & 2x3's. He assured me that he had experience working on roofs on both very old mobile homes and also newer ones and I should not worry as there would be no surprises. This meant the entire job would not cost more than $7500 ($5400 plus $2100 for plywood if all the plywood needed to be replaced). He also said he had other jobs lined up and if I wanted to take advantage of his low price (it was lower than than everyone else) they would have to start tomorrow at noon. I agreed. Gave him a check for $2700 & signed a contract. He had also agreed to cover the entire roof of the small addition with ice and water barrier to make sure it would never leak and said he would level the roof on the main part of the house by shimonoseki the new sheets of plywood as he replaced them. He also said the town did not require a permit to replace a roof. He also said he would include, at no additional price, other things like replacing a few pieces of siding that were either broken or starting to come off the house and pressure washing the siding. Tomorrow came but they did not. I phoned him. His girlfriend, Kimberly, who also works with him answered the phone, said he had some other things to finish up before starting my roof and would be at my house the next day. He did show up the next day but also brought another roofing contractor named Seth Williams. They removed the all the shingles on the entire roof and some of the plywood on the small addition I had been concerned about and said that the rafters had been built as a truss out of only 2x2's and that the beam at the peak was made out of only 2x4's. Mr. Saleh said that unless I agreed to spend an extra $6000 to pay for them to sister in 2x6's to the existing 2x2 rafters ( to bring the roof up to code and also to pay for 60 sheets of plywood), they wood just put the new roof on over the 2x2's and it would still leak when it rained and would cave in when it snowed in the winter time. Plus, I would not have the lifetime warranty on the shingles or the 10 year warranty on his work that he had promised. I was panick stricken. I didn't know what to do. I didn't want to loose $5400 and still have no roof. I reminded him that he had promised there would be no surprises due to his experience with dealing with old mobile home roofs but he wouldn't change his mind. He also wouldn't look at me at this time and had a smile on his face. Apparently, he thought this was funny. Feeling I had no other choice, I reluctantly agreed. I then had to borrow the extra $6000 from friends and use money I had saved to pay the taxes on the property. I told him that no matter what else he might find wrong with the roof, it could not cost any more because I did not have any more money. He agreed, wrote down on my copy of the proposal that the extra $6000 was for the plywood and the 2x6's and had me initial it but later, I realized he had not initialed it.

I am responding to the complaint filed by the Customer. The Customer called me for an estimate on a roof. He stated he just bought the house and had some issues and would like me to come look at it as soon as possible. This call came through to my phone about 4pm. At the time I was working in Scotia. I told the Customer I was in Scotia finishing a job, and he stated he would appreciate it if I could take the time to make it out to East Berne from Scotia. I told him yes. We made an appointment for 6pm that day. When I arrived he was sitting in his car in the back yard of his property. When we pulled up the drive way and looked at the house I immediately understood why he wanted me there to look at it right away. It was obvious before even getting out of my vehicle how bad of shape his property was in. The home was built in 3 different sections on 3 different types of foundations. The main home sat in the middle, and there was an addition put onto the right side of the house not properly applied and it was highly visible that side of the house had sagged. The third part of the house which was all the way on the left was a mobile home poorly attached to the main house. The roof was sagging and pulled apart from the main on both sides. I asked the Customer if I could take a look at the inside of the house because I knew there was water damage and wanted to see where it was coming from. We did a walkthrough on the property and the house was in terrible shape. At that point I stated to the Customer that he has his work cut out for him and I hope he bought the property for a reasonable price because he has a lot of work to do on the house, not just the roof. I told him that he was going to need plywood on his roof. I walked the roof off and it was very soft and pulled apart, and not structurally sound. It takes 3 sheets of plywood to cover every 100 SQ ft, or in roofing terms, 1 SQ. I told him he was most likely going to need 60 sheets of ply wood but I would not know that for certain until I pulled the shingles up. I knew that the house was going to need all new plywood but I believe it is against the law to tell the customer that they need all new wood until the existing roof shingles were completely removed. My original price to do the roof, removing old shingles, installing 2 inch wide face galvanized drip edge to perimeter of home, mobile home addition of house was to have complete application of ice and water barrier because of low pitch, 6 ft of ice and water applied to rest of home. We would also install titanium underlayment, a new soil pipe flange (or pipe boot), also install moire black architectural LIFETIME warranty shingles, install new ridge vent. This price was 7,000. I had a coupon on an ad for $1000 off on this type of job, which brought the job down to 6,000. The Customer then asked me if I could save him another $1000. I stated, no. We came to a compromise of 5,400, which I thought was being very fair with him. I brought it to his attention that he could be opening a can of worms, because the house was not maintained. I could not specify exactly what could be underneath the shingles without taking them up. It is against the law for a contractor to take apart a customers roof with out a contract in writing. He stated to me I own the property now, it has to be done, and done the right way. I also applied 60 ft of prebent fascia to his home at no charge. As we were taking the roof apart he was pointing out several spots where his siding had holes or was completely blown off. The Customer asked me if I could repair it for him. I agreed. Day one on job, I removed existing roof shingles on house. As we were getting the shingles off the underlayment was in terrible shape on home. The decking that was underneath that, was in very bad shape. The mobile home part of the house seemed to be much spongier than rest of house. That is when I pulled up a sheet of the existing plywood and noticed the structure underneath was made out of 2x2's for beams. The beams were too far apart from each other, not giving the roof enough structure. I took pictures of all, and where the two slopes meet at the ridge, every beam was pulled out from the weight of the shingles, and in that part of albany county, gets a lot of snow in the winter time. I believe between the weight of the two and not having a structurally sound roof, that it why the beams seperated. If I would have put the mans roof back together with the existing beams it would void his warranty with the material and his roof would be definite to leak. I explained and showed everything to the Customer. At first, he was amazed at how bad it really was and said we need to fix this the right way, and how much would that cost. I explained that all existing plywood would have to come up to have exposure of the beams and to remove and replace. I also explained to him that he would be needing 60 sheets of plywood to redeck the roof. This I had brought to his attention, before signing the contract, that he may need up to 60 sheets of plywood on his roof but would not know for certain until I had the roof apart. The Customer agreed. The Customer signed the contract knowing that he was going to need extensive work done to his house, but we would not know exactly what because you can't see through the shingles that were already there. He signed and initialed the proposal for each phase of roof and cost. I also had to raise certain beams from where the roof had sagged from not being on the proper foundation. The Customer agreed on price and scope of work for each phase. Signed by him. The Customer was very happy with the way the job was going from beginning to end. When we were done cleaning property, and were packing up, we were going to do the finalization of payment. At that time the Customer stated to me that he was 2,100 dollars short of payment and that he would need to give me a post dated check for that amount. On contract in the Customer's writing he states: Check #0098 for 2,100$ must not be deposited until 9/5/12. At this time I stated to the Customer that he agreed to scope of work and price why would you not bring to my attention before this, that you were 2,100$ short. The Customer stated that he was taking a home equity loan and the line of credit would be in his account on 9/5/12, and the loan took longer than expected. I took the check to the bank on 9/5/12 and the teller told me that there was not enough funds to cash the check. I called the Customer several times before reaching him through albany county sheriffs department located in New Scotland. Officer at station called the Customer's number, and he answered. The Customer was very nervous about being arrested for writing a bad check, which was post dated, and with insufficient funds. After I left sheriffs, the Customer had called my phone. I answered. He asked if there is some way I could work this out with him. The Customer stated to me that they wouldn't give him the loan and he did not have much money. I agreed on taking finalization payment in two portions, 800$ each, for a total of 1,600$, saving the Customer and additional 500$. The Customer told me to meet him at Stuyvesant plaza to give me 800$ and would meet me on his lunch break the following day in the same location to give me the other 800$. The Customer signed a promisary note in writing and once again did not follow through with his agreement. Went to Stuyvesant plaza the next day at 12 noon and waited for 45 minutes. He never showed. Called several times before he answered. When the Customer answered the phone, he said I am not paying you. I said, so you broke another written agreement? He said whatever and hung the phone up. I receive another call from the Customer stating that he now wanted to pay me the 800$ now, and not deal with the hassle. Met him again at Stuyvesant plaza and received the 800$ and he signed off on finalization of payment. Several days later I received another call from the Customer that he had a leak. The leak was coming from a vacuum exchange box on rooftop of mobile home side, that I had brought to his attention before even starting the job, that it was rusted and rotted. The Customer stated he would worry about that later on. My company carnaced the vent exchange box to stop the leak. The Customer did not want to spend anymore money and got very angry. I did everything on my part of conducting business the right way. I did not sell him any work he did not need, and I did everything the contract states. The Customer has lied to me several times and is lying about several things in his statement to you. I can prove to you that the Customer is a liar and is trying to get out of paying. The Customer states I did not cover entire lower roof with ice and water barrier. I am willing to go with the Customer and someone from your establishment to take off a slope of the roof to prove to you that there is full ice and water under. After you see this you will know what type of man the Customer is. After I prove there is complete ice and water on complete lower part of roof, that should settle this situation and the Customer can call another contractor to re-install the shingles. None of this was a verbal agreement, it was all in writing, broken down into sections and signed by the Customer, agreeing. If you need anymore information to this matter feel free to contact me.
