Reno Property Management Ltd. was formed in 1985 for the purpose of managing Common Interest Communities. Since that time RPM’s expertise in the real estate industry has expanded to sales and management of single-family and multi-family properties, and most recently, commercial real estate management and leasing.
Description of Work: I only called their office to find their cost for property management in Reno. They returned the call the next day with all I the information I had requested. The were precise and professional in their response.

When I used to rent, I wanted safety issues taken care of promptly and it bothered me how owners treated security deposits so differently. Now as an owner, the difference between property manages is that an adequate property manager does just what the owner requires. A great property manager requires safety issues be fixed, finds the right tenant for the right property and balances the tenant?s needs and desires with the owner?s responsibilities and financial obligations. It is not easy to find a great property manager. Over the last 5 years, I?ve had experience with 5 different property managers and interviewed 4x that number. Some managers don?t communicate well. Some hire poor quality vendors. Some over-charge for repairs. Some don?t respond to tenants. Some roll-over to the owners, refusing to do what?s right. Since starting to work with them a year ago, my experience with Reno Property Management has been everything I wanted for both the tenant and as the owner. (I interviewed 7 other companies and checked 4 of RPM's references.) They are stellar! They are thorough, attentive, quick to respond and in my experience fair, honest and pragmatic. If repairs got delayed, it was because I didn?t respond in a timely fashion to their need for an approval-to-proceed. My experience is that when needed, Reno Property Management lobbys for their tenants. Their logic and approach is solid and balanced. They have worked spectacularly with me as the owner, finding the balance of making repairs and preserving cash for larger repairs, something tenants don?t have to worry about. (The previous owners had about $30,000 in deferred maintenance that we have to budget over 1-5 years). RPM has worked with the tenants on rent increases in a polite, firm, compassionate and professional way, something that is important to me. It is not easy news to deliver nor hear. In contrast, another property manager that I interviewed was harsh about handling rent adjustments conversations (and I did not hire him). On the other hand, Krystal does great in this and so many other areas. I appreciate her skills, tact, sincerity and talents. RPM hires good vendors, and when the vendor falls short, they have taken responsibility, and fixed it. Their financials are pristine. Jober does a great job with them. Doug the owner is of course busy, yet attentive, attends key meetings, intervenes when required and is professional. I can meet with him anytime I need. My tenants say Reno Property Mgmt does a good job in terms of being fair, clear, and attentive which is a compliment after being part of an owner-managed-property for the previous 30 years. Tenants say critical repairs are done quickly. Tenants appreciate the thoroughness of the required legal paperwork, though of course, they?d rather not have formal up-to-date leases. All in all, after 5 years with other property managers, finding RPM has made my life easier, the tenant?s financial and housing needs more predictable and the properties that they manage for us pride-full for the local community. If it changes, I?ll let you know, but I?m in this for the long haul.
