Charged for many things that they did not do, and over estimated areas that needed new flooring. If I did not get a copy of the estimate from my Insurance Company and compared it to Adjuster's estimate I would have had to pay all the excess fees. Insurance would not pay for asbestos test as they said my house was too new. Curtis Bros charged me and said they had to do the test for the safety of their employees even thou my house was a 1989, so I had to eat that charge as they wouldn't remove it. I was told they would patch holes and paint 2 coats half way up the walls for a professional look, only the patch holes were painted. I was charged for painting in a room that didn't even have damage. I was charged for lino removal & sub flooring in a room that the extraction company did. If I hadn't compared all the estimates I would have double paid for a lot of work and overpaid on others. They did remove about 1,000 in base service fees and permit fees when my insurance refused to pay that as well. They had told me that they always come in almost exactly the same as the adjuster, but that was not true. I didn't even have enough money to do the carpet. The only good thing they did adjust the prices when finished, but I wasn't about to pay for work that was not performed. If you use this company, be sure to look over the estimate closely - the base service fees, permit fees, sq ft of each room, and keep an eye on what work is actually completed as estimated.
Description of Work: Water damage remodel after carpet extractors were finished. Suppose to patch holes from water extraction, paint, re-vinyl the floors and drywall over the patch holes, basically remodel the damaged areas.

[member name removed], I’m sorry that your experience with us warranted an overall “F” rating. I would like to address the areas of concern with some explanations that should be reiterated here. Estimate: We do have to match the insurance adjuster estimate, or we cannot complete jobs. The flooring calculation mistake on your put-back number was corrected with no argument; I’m glad the mistake was caught. The permit was removed as well, but the base service charges (a calculation entered automatically by Xactimate, the program we are required to use for insurance work) were adjusted into the line items to satisfy this adjuster. Again, they were not removed, just blended into each line item so they would not show. The newest update to Xactimate does this automatically now. Paint: Xactimate assumes a paint match and painting corner to corner of a given wall. In this case, the original paint was produced and used, which matched perfectly, so there was no need to paint corner to corner. In consideration of not having to purchase paint, we credited $500 off the final bill. Carpet: Carpet was not in our scope of work or on our estimate. We had nothing to do with this at all. I’m sorry if the insurance company did not give your what you wanted for carpet replacement versus cleaning, but this portion of your comment has nothing to do with us. OSHA: We adhere and follow all EPA and OSHA regulations very carefully. Although OSHA does not require an asbestos test after 1984, if asbestos is found on a job site - no matter what the year, we get a fine. Our company policy is to test every job, no matter the age. Note: Your insurance company is the first to refuse to pay, and we have submitted dozens of tests on houses as late as 2004 with no issue. Thank you for trusting us with your house. I'm glad that the quality of our work was not an issue.

We purchase a foreclosed home in Reno, and understood that there was a fair amount of work that needed to be done, it had been empty for a couple of years. We decided that we wanted to break it down into segments, starting with what it would take to make the house habitable. We selected a General Contractor, and they went out and looked at the property, so they knew what was needed. An initial proposal was presented that would get us to a Certificate of Occupancy, a maximum budget set and agreed upon, and work started. About a year later, it is time for us to move on out to the new home. My sister in law moved out first, and was appalled at what she found, as was a friend of our up in Fallon. The condition of the property did not match the progress that was reported. It was reported to us that the house had been secured and cleaned out months ago. My sister in law arrived to find that there was rodent leavings and puddles of urine in the house, and that the house was secured pretty much as it was when we went out to look at it. Plywood poorly fitted to the openings where there had been doors, and non of the openings that were there where rodents could enter were plugged. Sufficient lead time was provided that even if these had not been attended to up until then, they could and should have been completed before anyone arrived. I appreciate that there were some unforeseen expenses, but we went from "I can get to a CO" to "I can make it habitable" and hit the budget cap to exceeding the budget and now being told that "cleaning out the rats nests is something that is outside of what we do". I have had conversations with the sub-contractors, and what they tell me differed greatly from what was communicated to us. I suspect now that the reason that progress pictures never made it to us is that there was no progress that supported the reports. At this point in time I do not think that, if asked, I could in good faith recommend them as a GC.
Description of Work: Services to be performed were to be general renovations to make a foreclosed house purchase habitable and obtain a Certificate of Occupancy. Services were to include a tear out of existing carpets and cleaning of the house to remove rodent debris and urine to remove health hazzards. Repairs to the roof, purchase and installation of exterior doors, and securing the house such that there would be no access to the house by rodents, reparations to the existing well, and certification of the septic system.
