Follow up to our April 16, 2013 posting: Re: Anthony Ypil, Pathmark Realty , LLC 3651 Lindell Rd. Suite D 349 Las Vegas, NV 89103 We bought your listing(house) at 937 Via Stellato street, Henderson, Nevada 89011; the closing was March 27, 2013. You promised verbally and by E-mail that you would repair certain things in the House. You never did; in fact your never responded to our telephone calls and emails after March 27, 2013. We were forced to hired a handy man to make the repairs at a cost of $855. We took our formal Complaint concerning your Unethical behavior to the Greater Las Vegas Board of Realtors. They Found in Favor of us and against You. YOU WERE DISCIPLINED! We are suing you to recover our repair cost. RE: ANTHONY YPIL, PATHMARK REALTY LLC Dated September 5,2013 :The following is the verbatim finding of ETHICS HEARING PANEL of the Greater Las Vegas Association of Realtors regarding Repairs: "The Hearing Panel finds the Respondent did violate Article 1. Respondent owed a duty to the Complainant(Pamela Walmsley,Stuart Kobrovsky), as he represented not only the seller, but the Complainants in the transaction. Respondent failed to timely respond to Complainant telephone calls and email messages. Respondent violated Article 1 by failing to clarify the types of repairs that would be performed by the seller on the subject property. In email correspondence to Complainants, Respondent indicated that he would have the repair issues addressed, leading complainants to believe the repairs would be made by the Seller when Seller had no intention of doing do."

Tony Ypil represented the seller of the property we bought; and he represented us as we had no designated broker. Ypil promised to make repairs prior to closing. After closing he refused all calls from us. He left a brokers lock box on the front door and a gate. He has not made any repairs and has not taken the lock boxes off our property. Closing was three weeks ago. He has not returned any of our calls or answered our correspondence. There is no excuse for his actions. He is a genuine JERK!. We gave him a nice commission with no effort on his part. Our reward? Deceit! In our view, Tony Ypil is definitely not trustworthy.

Overall, it was a great experience that went very smoothly. My fiance and I drove around looking for a home out of the blue. We found a home that we liked and wondered what the inside looked like. It was late at night, but we called the number on the sign anyways. The name on the sign was Anthony Ypil from Pathmark Realty. He did not answer so I left a message. Two minutes later, he called me back. He informed me of what the house looked like and offered to send me pictures via email. I told him that I would like to see the house and he showed it to me the next day! That night, I did receive pictures of the house. When we saw the house, we fell in love with it right away! I told Anthony that I was a teacher with a small income but I had really good credit. I didn't want to waste his time so I just let him know up front of my situation. He never once made me feel like I was an inconvenience to him. He referred a mortgage loan company, Cross Country Mortgage, in which I dealt with Audra Stevens. She approved me within a week. Now came the part where I had to make an offer (the house was listed at $159,000). Anthony was the realtor on both sides of the deal so he was very fair with the negotiating. We finally agreed on an amount that was comfortable for my fiance and I. Furthermore, Anthony paid all closing cost and even gave us money towards the closing cost from his personal commission. This is someone with true work ethics. Furthermore, once I was approved, I still had to wait a month for the house to close and all that good stuff. I was excited to show my friends and family the house so Anthony drove down to open the home up each and every time I wanted to show my friends and family. After the house closed, he even paid for the home to be cleaned (even though it was already cleaned; he wanted it to feel and look brand new for us). Anthony is an honest realtor with good intentions. We would definitely use his services again!
