Owner Glynn Bruker and his daughter Beth assured us that they would "take care of" all the items we'd identified in advance and anything that came up as we lived in the house. They claimed to have even fixed items which were not their responsibility or which were beyond the period of their warranty. We found them personable and credible. When we closed on the house we were handed a packet that told us not to call the Brukers but to contact the subcontractors directly for any issues. While this was different from what we'd experienced in previous purchases of new homes, we accepted that it wasn't necessarily unacceptable. We called the tile contractor over a dozen times before he finally came out. There were multiple issues with the tile in various areas of the house. The tiles in the Master Bath were 1/4 inch different in height right in the walkway. Since the house was designed and built as a home to "age in place" this represented an unacceptable tripping hazard for aging people. When he finally came his answer was to chip the edge off the tiles that stuck up, leaving raw, sharp edges. The kitchen backsplash tiles were so uneven that the undercounter lights made them look like rock cliffs rather than finished work. He told us that was the accepted standard of work for tile in this area. Other problems as well. We eventually forced Parkridge to bring in another tile contractor who agreed it was unacceptable and replaced these areas with excellent workmanship. We have three electrical breakers on lights-only circuits (no outlets so no unknown loads) which will "pop" unexpectedly. We called the electrician multiple times before he finally came out (he promised multiple times and didn't show when we took time away from work). His answer was to replace one breaker without proving it was the problem and then he left. He has failed to return our calls since then and Parkridge Builders has refused to do anything about the problems since then, telling us to "wait for the 1 year warranty list". This is a serious issue involving possible electrical faults and could result in a fire and we can't even get them to send someone back out. Drainage on one side of the house was not right and I pointed this out to Glynn personally before they put the fence and sod in. His reply was that he'd get someone to fix it immediately after returning from vacation if we'd just go ahead and close on time. We've make many calls and sent innumerable e-mails about this and gotten two answers: First the landscaper told my wife we must be over-watering - she told him that we had to turn this zone completely off and it floods up to 4" deep right at the A/C unit when we get rain. Second response was the landscaper came by one day when we were away and dumped about 2 or 3 cubic feet of sand on our lawn. Obviously this does nothing to solve the problem since the water still can't get over the big hump they left near the back of the house. The original painter of the house spilled something on the concrete patio in front of the office entrance to the house (we're told) so they painted only this slab with a grey paint. We pointed it out in the "final inspection" and were assured they'd fix it (all these promises were witnessed by our real estate agent by the way) after they got back from vacation. One year later and they refuse to do anything about it. It was obviously not properly prepared as the paint is bubbling and flaking over much of the surface. Part of the home is stone-faced. There is one stone missing. We pointed this out early - still not fixed and their statement to us in response to our 1 year list of problems was that "cosmetic" issues are not covered by their warranty. There were 53 individual problems on our "1 year list". We submitted it via their website per their instructions. When we got no reply in a week we checked with them and they said they hadn't received anything. Based on our previous experience with them I had copied every word into a Word document before clicking "send" on their website. I sent them this file. Their only response was to say that "cosmetic" issues aren't covered by their warranty (even though they specifically promised to address these prior to closing) and that "only safety" issues were covered. 5 of these issues were electrical, 5 are areas where they failed to properly caulk around windows, doors, etc. for energy efficiency and to protect from rotting of the structure, 2 were leaks already causing water damage. Basically I would say if you are contemplating purchasing a home from Parkridge Builders, get them to EVERYTHING in advance of closing because you can't trust their word and they won't do ANY of the things they promise you after you've paid them. The home design is excellent - workmanship, supervision and customer service have been abysmal.
Description of Work: Built a new home in Northridge subdivision. He wanted to close before he left on a vacation and asked us to believe him that he'd fix various items found in the various inspections leading up to the purchase. Some were minor such as paint others were more serious such as poor drainage on one side of the house.
