I am extremely disappointed with the title services provided by Linear Title and would not recommend them to anyone making a real estate purchase in Nevada. First, the preliminary title report they provided for my purchase did not contain the required information about the status of taxes and liens on the property. We had to ask for it. Second, because most of the operations occur out of Rhode Island, my Realtor and I never knew who we were contacting; typically, we would email one person and get a response from someone else. There is only an out-of-state phone number provided, and seldom was there a local person we could contact. Third, when my Realtor and I reviewed the final settlement charges, we discovered we were being double-charged on title fees. When my Realtor asked about this, he was told, "Oh, our system must have accidentally auto-populated the charge twice." How many other people are being double-charged simply because they don't check the figures carefully? Next, on the day the deed was supposed to record, Linear learned from the short-sale bank that additional documents needed to be signed. In my view, prior to having the sellers and buyer sign the settlement documents, Linear should have inquired as to all documents from all parties that might need to be signed in order to avoid any delays. Fifth, Linear apparently made an error on the documents filed with the county recorder, so instead of recording on a Friday we had to wait for the paperwork to be re-filed on the following Monday. But we never got a phone call from anyone at Linear informing us of the delay. When the deed finally did record, Linear staff had hand-written in an incorrect address to which a copy of the deed and tax notices should be mailed. It took two more days for the deed to be refiled correctly and only after many calls and emails with Rhode Island-based staff. Based on my experience, Linear Title does not seem to have a good grasp of working with the Clark County Recorder's Office nor do they appear to understand Nevada real estate requirements.
Description of Work: On a recent real estate purchase I made, Linear Title was stipulated in the counter-offer as the title company that the Sellers Agent required to be used. Because there were multiple counter-offers on the property, I reluctantly agreed to this stipulation. I later learned that Linear Title is primarily based in Rhode Island and has only a small skeletal crew in Las Vegas. The Las Vegas office was established in August 2012, according to a company press release.
