Description of Work: Michael Turner performed the home inspection. He checked the entire outside of the house, i.e. foundation, structural, sprinkler system, looked for leaks, checked the stucco for repairs, checked the hose bibbs, gas piping, site drainage, landscaping condition: shrubs and trees, driveway/parking area condition, walkways, courtyard, front porch, patio including structure - materials used in construction - lighting - patio cover, patio support columns, built-in barbecue electric and gas hookups, walls - fencing - and gates, water draining, utility services (water, electric, gas including location of meters). He checked the roof and attic, the HVAC system, insulation, roof trusses, and attic lighting. Doors, windows, screens, flashing, and condition of painted surfaces were checked. He checked the garage door openers, the garage doors, the hardware condition, the condition of the floor in the garage, the garage lights, garage wall condition, garage ceiling, fire-rated door into the house from the garage, electrical service, and the garage foundation. He tested the air conditioning unit, the circuit breaker size, the insulation wrap on the suction line, the condensing coil condition, service disconnect location, condensate lines both primary and secondary, and the temperature at the supply registers and temperature at return registers. The heating system location, type, fuel source, flue type, flue condition, condensate connections, cabinet condition, and tested the unit, i.e. furnace temperature output, blower condition, filter condition, ducts condition, duct insulation, thermostat condition and location, room heat sources, whether the returns were adequate. The electrical systems were checked, i.e. main panel access location, main panel size, service cable to panel type, panel condition, breaker/fuse to wire, availability of legend, removed the main panel cover, condition of wiring in panel, feeder an, ground fd circuit wiring type, circuit wiring condition, ground fault protected outlets, exterior lighting, exterior outlets. He checked the plumbing system, i.e. main water line cutoff location, mineral deposits or encrustations, interior supply piping material, water pressure and the exterior hose bibb functionality, leaks in the supply piping, sewage disposal type, waste line material, waste piping condition, vent piping material, vent piping condition, drainage, odors present, water conditioner/softener, water heater (location, bollard, fuel source, age, and condition, fire box condition, gas valve, flue/exhaust pipe condition, water piping condition, circulating pump, drain valve, temperature & pressure relief valve, seismic strappin, water heater platform and drain pan) and the lawn sprinkler system. He checked the laundry room (entry door, walls, ceiling, floor, windows, electrical outlets, lighting, washer hookup, dryer hookup, dryer ventilation, area ventilation). He checked the front door, screen/storm door, entry floor, main hallway, smoke detectors, guest and linen closets, living room (walls, ceiling, ceiling fan & light, floor, windows, electrical outlets. The same checks were done in the office/den, kitchen, breakfast nook area, desk area in kitchen. The kitchen was thoroughly checked, i.e. faucet and supply lines, sink and drain lines, reverse osmosis system, food waste disposal, caulking, countertops, dishwasher, cabinets, drawers, doors, range/oven, cooktop fuel source, range/over fuel source, microwave oven, refrigerator (freezer temperature & refrigerator temperature), water for refrigerator, lighting, electrical outlets, windows, walls, ceiling, pantry. The bedrooms were thoroughly checked, i.e. entry door, closet, walls, ceiling, ceiling fan & light, floor, windows, electrical outlets, other lighting in master bedroom closet. All smoke detectors. Bathrooms (cabinets, basins and fixtures, drain and supply lines, toilet condition, tub faucet/mixing valve & stopper, tub walls, shower wainscot, shower pan, shower drain, shower head and mixing valve, walls, windows, ceilings, floors, lighting, ventilation fans, mirrors, ground fault interrupt outlets, light switches, and countertops.
