Description of Work: Shari is the real estate broker you wish you could meet, but didn't believe existed. She is incredibly knowledgeable, forthright and honest. Shari works tirelessly for her clients. And she doesn't give up. We were interested in a particular line of condos in one specific building. Though a very large complex, there was only one of those units for sale, and the seller was difficult. Shari worked very hard to try to make the transaction work, but the seller wasn't flexible. Instead of putting pressure on me, Shari suggested we look elsewhere. While we were looking at other properties, Shari continued to think about the earlier property and had the initiative to contact the owner of a better unit in the same line that wasn't even for sale. Shari and her partner, Michelle, worked with that owner to overcome many obstacles and we closed a month later. And Shari's service didn't stop there. She has been extremely helpful with all of things a new owner needs, handy man, interior services, the whole lot. We haven't had any problems, but if if we had, I know Shari would be right there with me to get it fixed! Simply stated, she is the best.

Description of Work: It all happened so fast! My house had lost a lot of value because of the market crash. Vegas got hit hard. I had never seen the house. It was a gift from my father in law who lives in Mexico and my wife and I live in Missouri. Before the house was given to us, the property was a rental; managed by my brother in law until he died. The tenants who lived at the property were not under contract and were paying too little for rent. Once the property became ours we hired a property management company. The tenants did not want to enter a contract so they vacated. The property needed a lot of work and the tenants left the place kind of trashed. The property management company (Not on Angie's List) was absolutely awful! Long story shorter, This house was a money pit for me. So I fired that company and decided to sell. That's when I got Angie's list and hired Shari Sanderson. Shari set us up with Dennis Owen. Dennis sent us the initial paperwork via email to get the ball rolling. The same day Dennis went there to take pictures of the property so they could put it on the market. Dennis helped me figure out what needed to be done and how much I was willing to spend to prep the house and fix it up for the sale. I wanted to spend as little as possible. He was going to help me get a dumpster to the property to haul off the trash left behind, but never got that far. The house sold before I did a thing. I think the house went on the market the next day. Within hours on the very same day, I got four cash offers . It literally sold within hours of being on the market. Yes, the market was hot, but Dennis and Shari were awesome! They ran comps for the area. We decided to list the house for 90K without spending a dime or doing any work to it. My house sold for 135K. We closed almost exactly one month later which happened to be my birthday.

Description of Work: As an investor new to the Las Vegas real estate market it was my good fortune to meet and work with Shari Sanderson of Award Realty. I've invested in property for many years while residing in several other areas of the country. In those instances I felt I had a fairly decent knowledge of the market. I was not so confident in my knowledge of the Vegas area. Shari turned out to be the perfect choice for my needs. She was absolutely amazing. There was nothing that she didn't seem to know about Las Vegas real estate. She made certain she understood all my preferences (location, size, ideal floor plan, amenities, etc.) and my budget. She wanted to know my short and long term plans for the property. Shari was in constant communication with me throughout ... always ensuring we were on the same page. She would email me properties which she felt met my requirements. Often they were unlisted at the time, but apparently her over 25 years of working the market and developing contacts and friendships made her privy to opportunities which were yet to be made public. Shari always made it clear to me what she thought, and would routinely make the distinction of when a property was a "great value" or "just a good buy". I know now that she is always extremely busy and incredibly successful, and yet she always made me feel like I was her only client. Shari Sanderson is a true professional. I can't imagine anyone with any more knowledge of the Las Vegas area real estate market. She made me feel comfortable and confident throughout the search for my first investment property in the area. And when the time comes to seek yet another property in the area, I will phone Shari and again put my trust and confidence in her knowledge and instincts. She really is the BEST!
