Allison is the real deal. She knows the Las Vegas real estate. She’s the one you need to use if you want to buy a condo in the high speed frenzied Las Vegas market. To be honest I feel she pulled a miracle getting this condo for me because I felt there were so much obstacles in front of me. Particularly, I was an out of state buyer who also didn’t have all-cash to pay for these condos. I was sorely disappointed when I discovered that condo sellers prefer all-cash, as well as very few mortgage companies willing to deal with Las Vegas condos. [Allison does not discriminate:] First realtor I randomly selected from another site, rejected me outright because I didn’t have cash money to purchase a Las Vegas condominium. I was stunned, this guy must have really gamed the system. Thankfully, I called Allison next, otherwise it would be any wonder if this whole experience would have been a dismal failure. Allison was willing to work with me even though it would have been more work for her since I had to finance. [Attentiveness:] Haven’t worked with many realtors in my life, but I have to assume that a good trait to have for a buyer’s agent is to be attentive to the clients thinking. My requirements changed during the short time I was in Las Vegas looking for the condo. When I noticed there were some enclosed garage I liked, Allison was able to find more condos with garages that I otherwise wouldn’t have found on my own. Moral of the story, don’t waste too much time on real estate websites, contact Allison right away since she has access to Nevada’s MLS sites. But also, she has inside knowledge of the area that you may not. [Allison already lined up the right finance companies:] Don’t bother using your own finance company if you or the company have no experience in Las Vegas condo market. (A typical broker will likely be ignorant with what’s going on in Las Vegas & will say yes to anything.) She already knew which finance company will work in this unique Las Vegas condo market ravaged by bad investors. Any off the shelf national finance company will likely cancel the application since they have no clue what’s happening locally in Las Vegas. Especially when they see all these “frivolous” investor lawsuits that almost every HOA is experiencing in the area. (Research “Higher Ground” lawsuits.) [Allison has the ability to maneuver quickly:] The condo I ended up buying was found by accident, but before anyone else. We were about to put in a bid for a different condo. While Allison did a comparable on her computer, a new condo popped up on her screen in a matter of seconds. Allison called the agent right away, changed the bid offer paperwork, and we were basically the first into the bidding war. Then we rushed to the condo only to be stunned what a great but it was. This was only a couple of hours before I had to head back to the airport! [Always kept me abreast with what was happening:] She followed closely with the escrow and financing application, since I wasn’t really sure what was going on behind the scenes. Especially given I was an out of state purchaser, I never felt nervous while everything was in Escrow. She basically had everything under control, everything worked like clockwork. Allison also made sure the condo was in perfect condition after the closing, since I couldn’t be there to receive the key in person. In conclusion, Allison worked quite hard even though I wasn’t necessarily a big ticket purchaser, nor was I a cash-money purchaser, she was really “all in” to get me this condo. I won’t forget how tenacious she was and will use her in the future when I outgrow this latest purchase.
