I chose the vendor based upon the reviews in the Angie's list and based upon the recommendations of the management at Sun City Anthem HOA. The price is only a tad higher than the low bid, but the quality of workmanship is significantly better than similar conversions performed by other contractors on the same model Sun City home (Trenton). I am attaching several pictures. The main project 1 and 2 finished in 36 days, within my tolerance of the quoted time of 1 month. The contractors run into problems with the HOA's architectural review committee,but did not inform me until the project is well under way. So, I took the matter into the HOA's architectural review committee and got variance approved, after spending a lot of effort.
Description of Work: 1. Converted the enclosed patio into part of living room 2. Converted the golf cart garage into the casita annex 3. Added a 3 inch insulated alumawood patio 18'x12'10" 4. Demolished the 6 ft wide concrete drive driveway and replaced it with a 39" wide paver walkway (to comply with the regulations of the HOA)

Fairless Homes LLC advised this customer when the HOA did a site visit the same day as his application was submitted that the HOA wanted the driveway going to the old golf cart door removed now that the garage was converted to livable space. Fairless Homes LLC & the HOA also told this customer that he would need a variance to construct the Alumawood cover closer to the property line than the HOA would allow. A verbal estimated price to remove the existing driveway was given By Mr. Fairless three days after initial demand requirements were made from HOA. The only thing that was not approved by the HOA was the patio cover. The customer met with the Review Committee at his home and told them he wanted to try for a variance. This required the patio part of the project to be pushed back on month per HOA Committee review schedule. If the customer wanted to pursue the variance for the patio cover all he needed to do was inform his contractor prior to the HOA committee application and it could have been included on the application and handled by Fairless Homes LLC.

The company was very nice and easy to work with. Their consultation guy, I forget his name, was really nice and professional, he always answered the phone whenever I had a question. They brought samples to my house and made everything really simple. They completed their work on time and their receptionist was very nice about me coming to get a copy on the contract they had. I love the stamped/stained concrete, they did a great job.

Great. For $50 I received hours of professional time and consultation, as well as renderings and solid quotes. I'm sure I'll be calling them when it's time to do the work.
Description of Work: I saw a coupon from Angies' list to get a $500 kitchen design for $50. I just bought a house in need of a remodel, so figured even if the service was horrible it was still a good idea to get a rea quote for what I wanted. The most important thing I learned is that there is a difference between an interior design and a kitchen design. Interior design is how it will look; kitchen design is how to make it work. I bought the coupon and arranged a site visit with Fairless Homes. Turns out Fairless has affiliated / commonly owned building companies as well as design firms. The site visit included 5 people from Fairless: principle designer, assistant designer, master builder, account exec, and job foreman. Iit was impressive that so many people came out to take a look at my house. we spent about 2 hours going over possibilities and looking at options. Some weeks later I met with the assistant designer and chose cabinet, countertop, and flooring materials. I received a professional quote for the work, with each item broken down into materials and labor costs. I was shown renderings that I would possess if I went ahead with the work. All in all, I think Fairless Homes is an established company who will do the work as promised. I can't afford to do all the work right away, and Fairless was very good about doing all or part at my convenience. My experience was very good and I would recommend Fairless, who have exhibited a concern for my wishes and a desire for excellence.

The end product was praised by other professionals. The only glitch was the interpretation of the "customer's" allowance provision in the contract. I wanted doors of my choice, they wanted theirs at a higher cost. Thanks to Donna,the co-owner, cool heads prevailed

We got several bids on enclosing formal dining room into an office/guest room. Fairless Homes LLC was very professional. There was no demo,so they were able to start framing .Everything went smoothly,with cooler days the paint took longer to dry,to do it right they didn't rush things.The glass door was not the one we ordered(not to worry mistake did not affect time line) Door in every thing painted and everything back in its proper place. Job done! We would recommend Fairless Homes LLC to do any work you have.

The fellow came out and really seemed to be together and said he would get back to me in a week. I never heard anything back from him. I will not be using him. I think they know what they are doing and I wanted to use him because he had some good ideas, but it's too bad he never got back to me.

Fairless Homes LLC apologizes for the communication error on our part. We did send an estimate via e-mail for the project to the wrong e-mail and did not receive a delivery failure notification message. We assumed that the customer was not interested in moving forward with us when we did not hear back. Upon seeing the posted review we called the customer and explained that we had sent it. In the conversation we realized it had been sent to the wrong e-mail address. We did then get the right e-mail and immediately resent the estimate so the customer would see that we indeed respond. We wish the homeowner the very best on their project.

From beginning to end Fairless Homes managed the project professionally and with very few delays. Our overall satisfaction is high. They produced what was in the contract and they were good to work with on all aspects of the project. Remodelling and construction can become stressful at times, but they worked well with us through it all and produced a quality product that we are proud of and our neighbors have commented that when they were through it looks like it has always been a part of the house. A great job.
Description of Work: Fairless Homes built a 280 sq ft Casita addition to our home including full bathroom, custom shower and cabinets. We also added French Doors to our home, as well as, constructed a courtyard patio with outdoor gas fireplace. Donna and RJ helped us with design, choosing materials and gave upgrade ideas for the casita project. When we could not decide on specifics they took the time to meet with us and even went to various stores and helped us pick out the best material and helped negotiate prices. They offerred excellent ideas to improve on our individual concept for our project. To make way for construction they moved all our plants and replanted them where we wanted and amazingly they all lived. Their workers are reliable, trustworthy and professional. Whenever there was an issue they made it right immediately. They did an excellent job and we would use them again and highly recommend them for construction, remodeling and patio/courtyard projects.

He had an issue with a driveway from a year ago. They came an fixed the issue free of charge. I liked that they stood by their product.
Work was done very professionally. Guys were on time every day and at the end of the day they always told us what time to expect them the next day and they cleaned up each night.When the job was completed they power washed our sidewalk, driveway and the road.The crew worked great together and always asked us our opinion regarding anything they thought we might like done differently.I would not hesitate to use them again and have already planned on having them remodel our kitchen next year.If you want a job done right - Fairless is the one you want.
Description of Work: remodel 2 bathrooms the master bath they took out a shower stall and soaking tub and replaced it with one HUGE walk in shower with a bench and two shower heads (including a rain shower) . The whole shower area was tiled and new drains put in. The vanity was replaced and granite counter put in. New sinks and lights. Mirror updated. Pocket door put in. Frosted bathroom window.In guest bath they put in a new vanity, granite top and sink. New lights and mirror.Both baths were repainted.

I found Fairless Homes on Angie's List and called to set up a time for them to discuss my home remodel. We scheduled a time and date for a visit to my home, and the day before, I received a phone call from a Kathy, who apologized that there was a scheduling mixup and that they wouldn't be able to keep the time and date of our appointment. She asked for me to call her back to discuss rescheduling. I called back the next day during business hours and received a recorded message. I left a message that I had received Kathy's message from the previous day and to call me back to reschedule. That was several days ago and I have not heard a peep from them. If they can't manage a simple scheduling appointment, how can they handle a full job? It's hard to imagine how a company like this stays in business at all. I'll take my $50,000 budget and move on, thanks.

This member had an appointment scheduled last Tuesday and we had to, regrettably, reschedule the appointment. He was very kind and understanding and asked if he could call me the next morning at 9 am to re-schedule. I agreed. I did not hear from him that morning, but did receive a message from him that afternoon. I called him back the next morning (on Thur) and left a message. I did not hear from him and thought he had possibly reconsidered. I was a bit surprised to see he had given us this review the following Monday. I would have hoped he would have called me first instead. I have, of course, reached out to him and apologized for the mix-up and to try and rectify the situation and possibly set up the appointment he was looking for. Fairless Homes takes great pride in our work and our customer relationships (past, present, and future) I wish him the best and hope he returns my call so that we can resolve what amounted to a misunderstanding/missed call.

This was the best construction job we have experienced. We could go on and on telling you about bad past experiences. Fairless Homes was an excellent company to do business with. The job was finished on time, start to finish 70 days, within our budget and they did a beautiful job. You can't tell that it was constructed years after the original house. We wanted it to look as if it was built when our home was. RJ is a man of his word, a very rare thing in the construction field. He was great at answering all our questions and our phone calls or calling us back right away. He did a great job designing our Casita with limited space available and giving us lots of ideas and options. He was able to give us everything we asked for within our price range. Donna was a great asset. She has a great eye for decorating and gives a woman's prospective which I really appreciated. She helped make difficult decisions easier with her opinions and advise. RJ and Donna work very well together and make a great team. His whole crew was great. They were very conscientious, kept the site clean, very hard workers and we were very happy with all their work. They really care about doing a great job, which really impressed us. My husband is in the construction field and could have build this himself. But he didn't have the time or energy. So he knew what to look for and he was very happy with the quality of work and the end result. The job was very much up to his standards and something he could take credit for doing himself, but all the credit is going to go to Fairless Homes. Our family and friends and especially my mom who now lives in the Casita are very impressed at how nice the inside turned out and how well everything fit in 460 sq. ft. We stopped counting the number of neighbors who stopped by and told us how impressed they were with how fast the job was completed and how beautiful the Casita looks. One couple driving by said that this was the best looking Casita they have seen in the entire Sun City Anthem Community. We agree! :)
Description of Work: Fairless Homes build us a 460 sq. ft. detached one bedroom, bathroom, living room, laundry room closet and kitchenette Casita with stone veneer and stamped concrete courtyard. This included the design, drawings, going to the Sun City Anthem Architectural review committee for approval from the HOA and getting all the permits needed from the City of Henderson. They supplied us with all the contacts needed for us to pick out all the necessary items that go into building a Casita. Such as cabinets, flooring, fixtures, granite, shutters, etc......... Removed existing landscaping, capped off all sprinkler lines, removed the existing courtyard, hauled off all trash and debris. His crew went the extra mile in helping us to relocate all the very heavy existing boulders in the new front yard and spreading out all the decorative rock that was displaced by the construction of the Casita.
Owner produced estimate, Workers were prompt and talented, supervisors were active in the process. One glitch with the electrical (fan connection) recquired a callback, but was fixed without a problem. Quality of work was good overall, might be excellent by someone else's standards, but having worked in the Aerospace industry for 40 years where perfection was the only acceptable level, probabley spoiled me.
Description of Work: Converted a hall closet into a laundry room and repaired damage in old laundry room caused by water leak.. Required bumping out of closet walls, new tile floor, new double-doors and repositioning of electrical and plumbing sources.

We bought a foreclosed home that needed new floors, paint and bathrooms remodeling. After receiving three bids, Fairless was the one we chose as their price seemed reasonable, but also as they appear very professional. I had a great experience with them. They are trustworthy, punctual and did a great job with both the jack and jill bathroom and the master bathroom, which is now my private oasis. They accomodated my requests, and all within budget, managed to finish all renovation by the agreed date. They walk me through few times during renovations, and after the work was completed for minor touch ups, which were all fixed. I am going to use their services again to remodel the powder room and laundry. I would definitely recommend them as my experience was very positive.

Fairless is a professional company that has quality employees. I had a very positive experience from start to finish. They even came back several times to adjust certain things so that I would be 100% + satisfied.
Description of Work: Remodeled the entire master bathroom. Met with the owner of Fairless to select granite and tile at the showroom as well as lighting fixtures , sinks, etc. The construction went smoothly and they were very neat and orderly. Let me describe and you can draw your own conclusions. This company was recommended to me by the former owner of our house. She was gracious enough to tell us who she used for work around her home and based on her recommendation, I called Fairless. I called Fairless and spoke w/ a woman who had a flippant attitude. I called on a Friday and asked to have an estimate done on a small section of concrete that needs to be repaired. We scheduled someone to come out at Monday at 9am. At 930am, there is no one here and we?ve received d no phone call or email. 2 hours after he was supposed to be here, I call the company, and the same woman tells me I?m going to have to talk to Brett. She gives me his cell phone number and tells me to call him. I call Brett, and he says, ?Oh! I forgot?.? I told him that I was told on Friday that he was supposed to be here, and I ask where do we go from here. He said that he would try to get here. Six hours later than the appointment was scheduled, he arrives at my house. He looks at where I need the work, and he says the job was very simple, kind of like a patch, and is a no-brainer. He is apologizing profusely about forgetting our appointment, and on his way out, he says that he needs to warn me that the manager, RJ, has a minimum fee of $600. I questioned the logic behind this requirement because of the economy and turning down jobs, and the fact that I?m a senior citizen and on a fixed income. I mentioned how greedy this sounded. Brett said that he was going to speak with RJ about my particular situation and see if he could get him to bring his minimum price down. I called the company back a third time and asked RJ to call me. Then , 3 days later, RJ had never returned my call, Brett also said he was going to email me about his conversation w/RJ and never did. When I finally got in touch with Brett, he said that RJ wasn?t going to budge on his price. I have given up on them because their behavior is very unprofessional, and they don?t give me the common courtesy or common decency to return calls or return emails. How do you deal with a company who won?t even communicate with you. These guys were like a company out of h***. There was a refusal to respond to communication. I would advise other Angie?s List members that this company has a $600 minimum charge. I was very frustrated and disappointed with my encounter with this company especially since it was so highly recommended by a dear friend. I even made a fourth and final phone call, and no one picked up the phone. I left a message saying that because of their unprofessional behaviour, I wanted them to be aware that I will be filing reports against them on both the BBB and Angie?s List.
Description of Work: I requested an estimate for concrete repair work. I experienced the exact opposite of the reports that are on Angie's List regarding this company.

They showed up on time and worked prfessionally. There was one miscommunication with a work date, but with one phone call everthing was resolved. I would recommend this company to anyone needing any concrete work done, and would recommend stamp and stain for patios.
Description of Work: An overlay was done on existing patio and stamped, extra patio was poured and stamped and the entire patio was stained. It turned out just as I had expected and actually better than I could envision.

Very nice people, they did a great job - fininshed in one day. There was some small confusion at the beginning regarding the size of the patio, but that was resolved with a quick phone call.
