Variable, but they seem to be trying harder to improve their customer service and are making progress.

For the past 5 months, I have been a tenant at a house I leased through Landseer Management. My experience has been that something is beginning to change with them. They seem to be getting it that they have to treat their tenants better or their business will suffer. Although I too have experienced excessive delays and difficult interactions, lately I've also had positive relations with some of the people there, who were both accommodating and respectful. The most recent two jobs they had to do on the property I'm leasing were carried out efficiently and professionally. They seem to be on the right track now. Our property manager, Don Hurst, has been particularly good at getting right back to us every time we have emailed him with a concern.
Description of Work: Got outdoor fountains on the property up & running. Removed a large, dead tree near the house,

.The experience could not be any worse. The property was extremely filthy and we spent two weeks with rubber gloves on scraping and scrubbing. We had spent a great deal on moving expenses and were more or less stuck with this. They also lied to us about the availability of phone and internet. After we arrived and cooked a meal we discovered that the garbage disposal did not work. Two men showed up to unclog it. Then they scheduled another man to replace it on a different day but he did not know how so he brought a buddy to coach him. It still did not work. A few days later a professional electrician and his son showed up and plugged it into the correct outlet. It took six people and the agent making calls to change out a disposal. A week later the roof leaked in the office. That has required three trips here so far by the maintenance person and it only has a temporary patch. A week later the hot water tank went out. Again it took several trips by different people to get it going. It is still not correct. The electronic ignition is shot. There is another roof leak that leaks directly onto the tank snuffing the flame. It took several phone calls to get anyone to show up. At one point the agent told us that we "need to learn how to light it." without knowing what the actual problem was. With the electronic ignition out, this requires crawling on your back in the muck from the gushing roof leak. The tank is outside in a closet. It took 5 phone calls to get someone to show up. Each time we were told someone would be here. No one showed. This is not some cheap apartment. it is a house in a nice neighborhood for which we pay $1200/month. The employees are not professional. They do not ask any questions when there is a problem and often send the wrong type of professional. I don't like leaving negative reviews, however, I want to let people know so that they do not have to go through this type of thing with these people.

For almost 20 years Kokopelli has taken care of all the responsibilities of our rental property with efficiency and professionalism. We insist that tenants are treated fairly and respectfully and that we get the same kind of service. KPM excels in this. Our house is in great condition, the tenants are happy and we have NO stress with KPM. We only heard good things from other landlords, as well.
Description of Work: Since 1993, every single day, Kokopelli has had total control of our rental home in Santa Fe -- from finding/keeping tenants to setting up swamp cooler to handling emergency and routine maintenance like plumbing and new stucco.

Description of Work: Used KPM for five yrs - while they obtained tenants on a timely basis, the customer service was substandard. They allowed a house that was almost new to get run down and tired looking. Their management was unresponsive to our concerns, rude and unprofessional. Several times, the financial summaries and amounts were incorrect, shortchanging us on rent income or overcharging us for maintenance. Do not hire this firm. They don't care about their properties or customers...only focus is on making money.

It's now been almost six months and we have found out that the property manager is not only a pathological liar but we are repeatedly made aware that she only cares about appeasing the landlord. She has continually failed to do her job and during a meeting between ourselves and the COO of Kokopelli Property Management, initiated by us, after she totally mismanaged a situation (a problem caused by her not doing her job and the landlord not closing his gas account on the house) she lied repeatedly and blatantly, over and over and over trying to cover her missteps in front of her boss. It was beyond astounding. Then she sends emails trying to further cover herself - when we have documented proof she completely failed to do her job and any problems that arose were caused by the landlord failing to keep his end of the bargain and her failing to do her job, again. She keeps letting us know that she works for the landlord not the tenant, which is interesting given that it is us, the tenants, paying the $1225 per month. At this time, I wouldn’t recommend this company to my dog – let alone an unsuspecting renter. Unfortunately they seem to have a monopoly on the Santa Fe long-term rental market—we have yet to figure out why that is, given the outrageously bad service and the superiority complex that they seem to have towards us. I am sure that there are probably a couple of nice, competent people working there, it’s just that we have had the unfortunate experience of dealing with her and her incompetent assistant.
Description of Work: We can only describe our experiences with the Long Term Rental department as we have not had any dealings with the Vacation Rentals and they seem to get positive reviews. When we moved into our rental property for which we pay $1225 per month, we arrived after having driven across the country, and having signed the lease a few weeks earlier, to find the house in below average condition. Given the monthly rent and the neighborhood I guess we foolishly expected a lot more, and perhaps that was our mistake. The previous tenants were as we later found out, also the owners of the house, and apparently upon deciding to move they had also decided not to care what shape the house was left in. The lock to the front door was impossible to open, there were no light bulbs in three of the rooms, the house was dirty and filled with monstrous cobwebs, the garden was neglected and overrun with gopher damage, the oven hood was filthy and a closet in the main living area smelled so badly of cat urine that subsequently one whole side of the house and garage stunk like cat pee (even worse on hot days). There was a long list we made of things that clearly were not taken care of (after being told to fill out the condition report) and we gave it to the property manager. This apparently was our first mistake, as pointing out all the things that were wrong was not received well, however, they did make an attempt to fix 5 things on the 4-page list. She also claimed that the house had been cleaned prior to our arrival, which it clearly had not, at least not professionally. We were greeted by dead mice outside and there was even a dead mouse in the water closet which apparently had been there for a very long time, in plain sight. Windows were missing blinds and 80% of the blinds we are now left with are broken and falling apart which went nicely with the broken screen doors and filthy back room. There were windows that wouldn’t even open or shut and every wall in the house had giant blotches of un-sanded spackle. We took photos of these things – and we’re now realizing that most of the things on the list will never get done. But as we are continually reminded we are just tenants and this Property Manager works for the Landlord, NOT the tenants.
