Description of Work: I have rented from Tyson Properties for the last 2 years (still am) and this month I submitted my rent online through PayLease, but for some unknown reason it didn't go through. I got a call the next day from Tyson about it and the fact that I have an automatic 10% late fee assessed. I explained the situation, I have records in my Internet browser history that I went to PayLease to pay my bill the day before, I've never made a late payment, my credit is excellent, etc. But there are no exceptions! So I figure I can call and make a payment to Tyson over the phone or online, nope, they only accept certified checks from the bank, hand delivered to their office (during business hours, you can't drop in the rent slot). So I have to take off work, go to the bank, get a cashier's check, and go downtown to drop it off! REALLY!! If I don't pay by the 10th, they will turn me into "Bernalillo or Sandoval County Metro court for filing immediately". Talk about a threat! I understand they have a lot of renters and late payments are probably an issue, but to have to get a cashier's check from your bank and have to hand deliver (but only during business hours) is ridiculous, especially since there are many ways they can get their money electronically. Plus, they file with the county court after just 10 days, ridiculous! if that happens, it's now public record for all to see (your employer) and who knows, they probably report you to the credit agency. People are human, computers break or in my case, your payment doesn't go through for some mysterious reason, and there you go, now you owe them $100+ more. They're probably making some decent money with this policy, probably why they don't allow ANY exceptions. Find another rental company, you'll be happier in the end.Less

The first year we did well with each other, but after that I felt that I had no say in my property, between renters, or during. I understand renters do not want to be bothered by the owner, but not even able to meet them, share information about the property, or see how they feel about the property management company, etc. was not what I signed up for originally. When our previous renters left I did talk to them and they told me that if they had not bought a house they were going to ask if I would drop Tyson and let them work with us directly. When the new tenants leased I knew nothing about them, but did know a good deal about their dog. I didn't even know there was more than one person in the house until I found out during a discussion at a later date. I didn't need a lot of details, but would have liked a little information so I felt comfortable in the people that are leasing the house. There were a few repairs we wanted to get completed between tenants. Tyson did not feel they were necessary and let the tenants move in before we were able to finish, so were never able to go back. I was also scolded for replacing some landscaping due to the very cold winter the year before. I was told the tenants rented as is and I didn't need to replace the tree or a couple of bushes and freshen up the yard. I couldn't believe I wasn't to have a say in my investment property. I did talk to the owners of Tyson, and a few of their representatives, but was never satisfied with their reasoning.

Anytime a property owner requests a copy of their tenant’s lease Tyson Properties will provide it. The lease includes the names and number of occupants in the property. As a licensed NM property management firm, we do not provide any personal information as to what the tenants do for a living, how much money they earn, what their marital status is, or how old their children are. These procedures are followed to protect the tenant’s privacy and to avoid any conflict with established Federal Fair Housing Laws. Tyson Properties Inc. uses a mathematical formula (scale) when each tenant is processed for qualification, and this same formula is applied for every single applicant to ensure everyone is treated fairly. Property owners hire Tyson Properties to handle the leasing of their property, and while some owners would like to know all about the tenants, for the protection of the owner and tenant, our policy is not to have conversations about the personal circumstances of either party (owner or tenant), involved with the contract. The particular home in question was built before 1978 and is considered a Lead-Based Paint (LBP) home. Due to the nature of toxic materials in lead-based paint, and in complying with Environmental Protection Laws (EPA), our firm requires that all vendors who do major work on LBP homes be certified, licensed, and bonded for the approved work as per the law. The vendor must follow specific procedures and complete the appropriate paperwork required by the EPA. Often property owners want us to use their own vendors (who might be uncertified) or relatives to do the repairs. We cannot oblige them as our firm, which manages homes that the public occupies, has to be sure vendors are vetted, qualified, certified, and insured. In January 2013, our firm began sending courtesy emails to all property owners for any and all work orders cut for their home while a tenant is in occupancy. Prior to January 2013, property owners only received notice in advance if the repair exceeded the $300 repair limit as listed in the management contract. We feel that the policy change in January 2013 enables us to keep the property owner more informed and in the loop regarding maintenance issues on their home. Our goal is to maintain the property so owners have a respectable cash flow, limited vacancy, and a fully functioning home they can sell someday.

The Property Manager, Kelly Stagner lets me know two to three days in advance of when they are sending somebody to the house for any reason. When I have a maintenance requirement, I send her an e-mail and within Within twenty four hours she sends me the name of the company that will be coming to the house. She also has the company call me to make an appointment. Kelly is very good at her job and she is very professional. She stays in contact with me and I stay in contact with her about the house. She is personable and she just does a really good job. I am completely satisfied with Tyson Properties. I fill out a survey after they send somebody to do something at the house and evaluate the service. They do these self checks all of the time. I'm happy with the quality of their response and their desire to stay in touch with the renter to make sure there is relationship as far as the welfare of the house.
