Looking at the other reviews and it seems he's very consistent. He used comparables outside of our neighborhood, obviously didn't look at the pictures he took (he claims bathrooms are not updated when they were done 6 years ago), he didn't count the solar panels as value, he didn't say anything about the new stucco (done last year) in the appraisal and he gave us $100/ft less than an exact floorplan comp that he used (while showing on the appraisal that the condition of our house is better than that one).

Richard Salas is very incompetent and unethical very disappointed with his appraisal I feel he didn't know what he was doing he was in a rush he was at my home may be 20 minutes he took horrible pictures To pictures of boxes smoke detector furniture toilet. He was very rude number professional all he spoke was of his daughters he was there to do a job not talk. I would totally not recommend him to anyone.

Richard Salas is a terribly incompetent appraiser. I would never do business again with Quinn Appraisals or Bank of the West as they ordered the appraisal for the sale of our house through this business. The appraisal missed the mark by about 80k and was full of inaccuracies. On top of that, the appraiser was rude and refused to reconsider. The process ended up costing us months of delay and hassle in selling our house.

The appraisal quite simply did not make sense. The appraiser pulled five comps--three were from our neighborhood and were actual comparables for our home. The other two were from a different and inferior neighborhood. There was no rhyme or reason to how the final estimate of valuation was arrived at. Though the appraisal said "all comparables were accorded equal weight in the analysis" the final valuation was well-below the average. When we called to ask for an explanation, we were told "its an opinion." This is unacceptable. The basis for the opinion has to appear in the report, and it did not. The comps should be pulled from an equivalent neighborhood, and they were not. And when we called to ask for an explanation, we were met with a rough "Hello" rather than any announcement of the company name, which I found highly unprofessional. It seems to me that the third party went with the appraisal company that gave the lowest bid, and the work shows it.
Description of Work: Appraiser was selected through the new system--where a third party pics the appraisal company--and appraiser came to the house and took a cursory look. Appraiser pulled comps and wrote a report which was submitted to the lender.
