Description of Work: Our experience with Matt started out great, he was very responsive and polite, got our house on market fast and stayed on top of everything. Once our 6 month contract was up and we were in the middle of a short sale, the timeliness of communication went downhill. Our experience ended poorly when I finally found out from the bank in June that our short sale (from January) was hard closed in April due to them never receiving any of the paperwork from our agent... Overall I would say he's great if you have a house that might sell quickly, and he's very professional, our experience just wasn't the best in the end.

Thanks for the feedback. Short sales are really tough. This is pretty normal behavior for the short sale banks. I rarely was able to get them to answer the phone, and they only open their online portal for batch submitting paperwork after a delicate dance of requesting the right things. I had submitted a slew of paperwork to them only to be asked for one more item or one more change every few days. I wish I had better answers, but when I called them, I got very little help when they did pick up the phone and promises to receive a "callback" within the next few days. I had the offer ready for them as well as several potential back up offers from other buyers that I had lined up. It's unfortunate that good marketing and hard work can be stifled by bureaucratic mess. I enjoyed working with you for the time that we did. Sorry it couldn't end more favorably.

We met Matt at his office while waiting for another agent. He immediately started on a list of houses to look at and tried to determine what style we were looking for. Matt would meet us wherever and whenever we wanted to look at a property. After about awhile we found a short sale property to bid on. We rescinded the bid with no problems a bid on what we currently are living in. Matt was irreplaceable when it came to the paperwork and negotiations. I am brand new to the house hunting and rightly so cautious about entering the housing market. Often times, the values are already set well below market value. I've had many conversations with the tax assessors and they are fighting hard to keep their tax base. In the search for the Realtor(s) that would be chosen to sell our house we were going to be interviewing extensively with all the top rated real estate companies in the area especially with the Realtors that had the best sales records in their respective agencies. This in itself was going to be an exhausting undertaking...or so I thought! I started my search ONLINE by looking for agents that were in the top rated agencies. My criteria was based on finding a Realtor with a strong understanding of technology and how to use it! The important thing to take away here is the ONLINE part since that is where most buyers start their searches these days. I looked at four agencies: three in Albuquerque and one in Corrales. My first stop was Re/Max Alliance Realtors, I went through their Realtors bios and came across the one that jumped out at me...Matt Templeton...his picture is fresh and original...appropriate for the market TODAY.... and his bio directs you to HIS web site so you can learn more about him! In this market and with today's use of technology this is what I wanted to see. So I went to his site, and I was also impressed. Once I got there, I found out that Matt has a Business partner, Kevin Ramos and that is one more piece I was really looking for. I call it peace of mind, knowing there is a backup person to turn to is critical in this age; this only made me want to read more about them; so I did, I read the entire site! Today in my opinion if a Realtor can not sell themselves well they will not sell your home well either. I'll take original bio information over canned any day! (check to see how many Realtors use the same bio verbiage on the site you go to....you will be surprised). The next thing I was impressed with was the ease of use on their web site; it had to be easy to maneuver through, and it is and was. I remember calling Matt and asking to meet; he was very warm and fun to talk to. I set an appointment to meet. The meeting day came, and he was on time and professional. (he didn't even have to ask me how to get to our house and for those of you that know Corrales that can sometimes be an issue). We talked for over an hour at the house and went through some of his preliminary research he brought with him (impressed again). He outlined his marketing strategy for me (impressed again) and his one constant was the use of photos and the internet. When Matt left our home, we were very impressed and that was hard to do. We did interview the other agents as well. I needed to know that our "feeling" about Matt and his abilities to sell our home were spot on. Well, they were; the other agents (top rated, as well, mind you) did not come close to providing the insight to the technology needed in todays Real Estate Market like Matt and his team have. They say a picture is worth a thousand words....and we all know that is right....and in our case PICTURES were! Matt and Kevin believe that saying as well. That is why they took over 150 pic of our home inside and out. BIG DIFFERENCE HERE is they did it with a REAL CAMERA. If your realtor is using a phone camera to take a picture for print or the internet then fire them and Hire Matt! Camera phones take low resolution pics that when you make them bigger on your computer become distorted. Matt and Kevin came in with a camera and tripod and worked for several hours photographing the house with amazing results. Once we set the date to list, everything on the internet was perfect...I remember calling Matt THE DAY it went on the market to see when we would get a sign in the yard and he told me he would do it that day as well. WELL before Matt could get to the House with a sign he called me and told me we had someone who wanted to see the house at 6PM, and he asked if we could leave for a showing. Of course we did. Matt also suggested and I agreed to not put the sign in that night since it was already getting late and we agreed to do it the next day. When they were done in the house Matt followed up with their realtor and found out they loved it. The next day came and Matt called, expecting Matt to tell me he was on his way to put the sign up when he called , he instead told me that the party wanted to see the house again today....so again we postponed the sign until later in the day. Well early in the afternoon Matt called and asked if I was ready to hear the news that the couple had just put in a full price offer.....OMG YES ......the contract was signed and the house was in escrow. We ended up not even needing a sign because the internet advertising and pictures sold it first! In a conversation with the buyers? Realtor she stated they were sold by the pictures on the MLS and that when they got to the house they were not disappointed. Professional Pictures sell homes! Working with both Matt and Kevin through the whole process was an amazing experience I didn't have to do anything that I was not supposed to do. They took control and made this go so smoothly, we CLOSED 10 days early!!! Now to let you know I have sold and built homes for over 30 years and in many different states. I am also an inactive Realtor in two states. My opinion is that you cannot afford to NOT hire Matt! Days on market matter to the bottom line and buyers use that to go in with lower price offers.....SO it is in your best interest to go with a Realtor that will give you the best advantages from the start...that is Matt! If you have been on the market and its not moving, CALL MATT......Remember that every dollar matters when you sell your home. Hire a Realtor that is going to give you the best advantage CALL MATT. I wish I had Matt here in my new State to help me find a home!

Kevin and Matt were able to successfully sell our mother's home within a very short time and in a very challenging real estate market. Their professionalism, support, and service was exemplary. Deadlines were met, feedback and support always available, and we felt very confident in their work. Real estate is not my forte and I relied on Kevin and Matt to give me information in order to make reasonable decisions. They both went over and above to make this a positive and worthwhile experience. I would use their services again and readily refer anyone to as clients. They were both a blessing during what could have been a very difficult time.
Description of Work: Kevin Ramos and Matt Templeton were the realtors that we selected for the sale of our mother's home. During the initial walk-through, Kevin and Matt gave honest feedback about opportunities on the property that would improve the sale of the home as well as the real estate business. Working within a restricted budget, Kevin and Matt were able to develop a plan that was reasonable and completed or facilitated the work. Work items included yard work, internal painting and wall repairs, flooring replacement, appliance and fixture replacements. This was completed prior to placing the house on the market. General realtor services were utilized as well. These transactions included facilitation and consultations with other out-of-state family members.

I worked with Matt Templeton in locating a home in Albuquerque. We were moving from California. Matt was such an outstanding individual in helping us relocate. He was very knowledgeable of the homes that were in our area and housing requirements. We were able to locate a home, within our price range, within one day. We made an offer and the seller accepted our offer. Matt was able to close the sale within 8 business days. When we were in California he was in constant contact with us as to the progress with inspections and appraisal with such a short time period. When we first decided to buy a home, I was worried that it would be hard to find a great home in our price range, but Matt and Kevin reassured us that we would find something great. I was also really busy with work and college, so the stress of buying a home was daunting to me at first. Kevin and Matt started working with me in January to begin the process of selling my home. I had bought a home and due to life's circumstances, I could no longer afford the home, and I was upside down on the value. They helped me communicate with the bank from the very beginning. Over the course of 8 months, they worked to negotiate with the bank, get the bank to accept paperwork, meet ridiculous deadlines, and find a way for me to be done with this. After a first offer came in and fell through, they marketed my property hard to find another buyer before I went into a foreclosure. What a relief to have these guys working for me. They made the paperwork a breeze with online signing, encouraged me and lifted my spirits through rough times, and kept the final deal together so that we closed and finished. Their persistence and dedication is unmatched.
Description of Work: Kevin and Matt helped me list my home, apply for the HUD FHA Short Sale program, and get through the hundreds of obstacles associated with selling my home as a short sale. After several offers where the buyer's financing fell through unexpectedly, they worked tirelessly to get my home sold to another buyer before I was foreclosed on.
