Frank was very thorough and also very helpful in answering questions for a neophyte on Albuquerque house construction (pueblo style with flat roof, evap cooling, stucco walls, etc). Really helped us make decisions on the house we had under contract.

Frank Melendez is absolutely thorough and gets down to the details. He spent more than 4 hours doing the inspection. The report he generated was complete for all the accessible systems of the home. Our home turned out to be in pretty good shape, and Frank's assessment of the wear and tear was accurate. Some of the items he called attention to seemed nitpicky at first, but if you are purchasing an older home, you need an inspector like Frank on your team. I wouldn't hesitate to recommend Inspections Only to any home buyer.

Great experience

Frank was extremely thorough in inspecting the property we are going to buy. He pointed out many serious negatives about the house before he even started, to make sure we still wanted the inspection done. That was good. Then he went over the house with a fine tooth comb and well documented everything he encountered. He was knowledgeable and specific. A few days later he submitted a detailed report via email with clear photos and descriptions including lots of stock text. Mostly, he advised having further inspections done by pros in specific areas. He only charged $300. for the entire day (6 hours) and he didn't mind us following him around.

Frank did a thorough inspection of a residential property I had put an offer in on in the North Valley (I am a commercial real estate broker and have worked with Frank on many property deals in the past). He made time in his busy schedule to do this job as quickly as possible.
