Enchantment Home Inspection & Warranty LLC

I thought it all went well. The reason I'm doing this review NOW, over 3 years later, is because of information I found out when getting the water heater drained. I was shown a green sticker on the water heater. The technician informed me that the sticker means it is not up to code. He told me if I have an insurance claim based on something related to the water heater, it likely will not be paid because of it not being up to code. It is now going to cost me over $1000 to get it up to code. I don't have that kind of money. This is inexcusable. The inspector should have noted that sticker and the SELLER should have had to fix it prior to my purchasing the property.

Mike arrived at the property 15 minutes early(good) and then proceeded to call the brokerage and complain that no one was there yet(bad). When the buyer and I arrived 5 minutes early no one was there, he had informed the brokerage that there was no gas meter and had left the property already and that the call was a waste of his time. He then proceeded to call the listing brokerage and complain to them that we had wasted his time. If he would have stuck around till the appointment time, he could have witnessed the heated discussion I had with the gas company who had gone in the afternoon before and removed the meter, to no one's knowledge. I had been on the property the day before to have the water turned on and the electricity turned on and the gas meter was there, and was scheduled to be turned on that afternoon. There was no reason to call and complain to the listing agent, nor to the brokerage and from all parties I've spoken with, he was apparently very rude on the phone. Very unprofessional, I will not contact him again and I shall discourage all of the Realtors I work with in the future not to either.

They were referred to me by my realtor. I really liked that he came out to do my house for my home inspection and told me issues that he felt that needed to be addressed to the structural engineer first to make sure that the home was structurally sound. So he actually didn't charge me the first time he came out and he recommended that I get instructions to go down first before paying him to come out and do the home inspection. I thought that was really nice of him to come to the house, take a look at it, recommend a structural engineer and not charge me anything for that.

Mike was a pleasure to work with, prompt, responsive and helpful. Unfortunately he identified a problem in his inspection report - cracking in the parapets and when the the sellers only painted over the problem, it was accepted as adequate since a visual inspection was done (as defined in the contract report). That led to closing on the house and leaks in the parapets within 30 days of taking possesion of the house from the repaired areas cracking again leading to $6000 in repairs within 30 days of taking possesion of the house. I would have expected a more critical exam of this issue.

Mike did a thorough and professional job on our home inspection. His approach was systematic, methodical and complete, inspecting every detail of the home construction he could see. He also took time to point out maintenance tips on keeping the home in great shape, and showed me the problems that occur when maintenance was less than ideal. As one who has a great deal of home remodeling and construction experience, I strongly recommend Enchantment Home Inspections. You couldn't find a better home inspector - even on TV.

I would first like to say how wonderful Mike is. In comparison to some other inspectors I spoke with, he was by far the most polite, responsive, and professional. Mike came in and provided us with a thorough inspection. He did not rush through the inspection, and took pictures of his primary concerns. He allowed my husband to walk through the home with him, and was helpful by explaining everything he did and what he saw. Once the inspection was done a report was available less than 24 hours from his inspection. Mike also provided us with a descriptive and detailed binder with photos, reports, and recommendations for repairs. Because this is our first home, my husband and I wanted to make sure we were making the right choice purchasing this home. Mike instilled a great deal of comfort and security based off of his inspection and recommendations. We are so happy that we chose his business to conduct the inspection.

Asked Enchantment for example reports prior to hire. They were promptly supplied by e-mail. Enchantment showed up on time and was professional in both performance and behavior. Communicated very well with myself and my wife, answering our questions concisely. Invited me to join on any part of the inspection I wanted including the roof. Inspection report was comprehensive running 24 pages in length.

Mike from Enchantment was punctual, professional and friendly. We recently sold our home in Seattle where we dealt with a different inspector who was thorough but wildly inaccurate. Mike looked at all the right items and I felt his assessments were on target. He was happy to explain what he was looking for as I followed him through the inspection. We ended up buying the house in Edgewood/Tijeras and are quite happy with it now 3 months later.
