CONCEPT ONE HOME INSPECTIONS & WARRANTIES

The inspector called me 15 minutes before the appointment time to say he might be a few minutes late, but he arrived on time. He was thorough and professional. An inspection normally takes about 3-1/2 hours, but my inspection took almost 5 hours because he found a number of issues and checked each of them out in detail. The company also provides home warranties. The inspection report detailed clearly which issues needed to be fixed to be warrantable, which were structural, and which were maintenance that needed to be performed. Both the report and the warranty are easy to understand. They emailed me a copy of the warranty prior to the inspection, so I could evaluate it before booking the inspection. Since the home seller is providing the warranty and it will only go into effect after closing, I cannot a**** how they perform as a home warranty company.

A pre-listing Home Warranty Inspection was done, and the issues cited were repaired. When an offer was made, the buyer had a different company perform a full home inspection 6 weeks later. Many more issues turned up to have been cited, issues that could have, and should have been picked up at the first inspection. Furthermore, the radon testing equipment did not accurately record the dates of the testing, thus making it difficult to trust the readings, The correct radon testing protocol was not followed initially, and the test had to be re-done. This cost time we did not have. in general. We felt that the entire range of inspection services performed by Concept One were substandard, and I would never recommend them to anyone!

CRAPPY!!!! This company was recommended by my Realtor who had not used their services but had heard they did a good job. I wasn't present for inspection of my home but did receive a written report. There were no issues until I moved in to my new home. The top shelf of the dishwasher was very difficult to pull out because the plastic roller was broken and the track had duct tape as the rack stop. Very few dishes could be placed on the shelf because it would dip down toward the bottom shelf. I decided that I didn't want to wait around for this inspection company to send someone out only say that it would be 6 weeks before parts would arrive so I bought a new dishwasher. I didn't take photos and I didn't tell this company about it until afterward. So, that's my fault but the shelf should have been pulled out by the inspector. Then my dryer was delivered and the deliveryman said that I couldn't use the dryer because the outlet didn't match the prongs on the cord. Then while cleaning up some leaking water under my kitchen sink from a totally separate and unrelated plumber visit I BRUSHED my arm against the outflow pipe from the disposal and the pipe just slid off. This pipe was connected to a p-trap which was then was not in alignment and now the water started leaking. Of course, it was July 4th. I considered it an emergency because there was leaking water in my cabinet and to stop it I would have to turn the water off to the house. I called the on-call pager number per the answering machine message at the inspection company. No one called back after an hour. I left a message on the answering machine about the problem and called a plumber. No one from the inspection company called until 5 hours later. If I took 5 hours to return a page I would be fired. The p-trap was reversed and the outlet from the disposal wasn't on securely enough. I submitted the receipts. After 7 work days I had nothing so I started to make phone calls. After much frustration they only paid me what would be paid for the reversed p-trap which probably left a considerable portion of the July 4th bill for me to cover. Renee, the woman I talked to the most was very helpful initially but as I was getting more frustrated and angry she was harder to get in touch with. Now I have to get another inspection because I don't trust the inspector or his findings from this company.
