The agreement states that if there is an expense for repair(s) that are more than $300, Coldwell would reach out to me to review and receive approval before proceeding with the repair(s). If approval is not given for any particular reason, they will not move forward with the repair. When I first entered the agreement with Coldwell, they did a walk through of my rental property and I asked if there needs to be any repairs done prior to the tenants moving in. I was instructed that they would handle it. I receive an email days before the tenants are moving in with an invoice attached for $645 for items such as mowing the grass, cleaning bath tub, taking the trash cans out, door repair. I called Coldwell to state that I can fix all those items myself and would be over that night. Coldwell informed me that the vendor was already at the rental fixing everything listed on the invoice. I stated that I did not approve this and I'm not responsible for the invoice. Coldwell told me that they would take care of the invoice. A month goes by and I receive another invoice for $318 for repairs that were completed on my refrigerator. Again, no communication was provided and the invoice was over $300. No approval was given as I was not aware of the repair. This is the second time that Coldwell breached the signed contract. Another month goes by, and I receive an invoice for $300. This invoice was the first invoice that was processed. Apparently, they negotiated the price with the vendor down to $375, Coldwell paid $75 out of pocket to bring the invoice down to $300 and took the funds out of my rental payment. The fact that the invoice for repairs was never approved, they negotiated the invoice and paid a portion to bring it to $300 so that they could deduct the funds from my rental payment. As a result, due to Coldwell breaching the contract twice, I was able to break out of the contract and terminate my agreement with them. They are no longer my property management company for my rental property. However, I was never reimbursed the funds that were deducted from my rental payments.
