Cheryl and her team were terrible. They did not communicate with us and provide feedback on the few showings that actually occurred. They wanted us to pay to hire a professional photographer after we complained about the crappy photos they took. All of the other realtors we have used in the past used professional photographers that they paid for as part of their cost of the listing. If your house does not look good in the photos on the Internet - it won't sell. Another time she actually yelled at us on the phone and said we refused to lower the price. Well, she had never discussed lowering the price with us at all. There was no part of our relationship that was good. We got where we didn't trust her, and if she said someone wanted to see the house - we half expected it to just be a fake showing from a realtor friend of hers. We finally got fed up and formally gave written notice to cancel our listing with her under the terms of her contract. This required a 30-day period before she would take us out of MLS. All of the other realtors we have ever used, explicitly said if we weren't happy, they would cancel the contract. Cheryl made us wait the final 30 days. Then they asked us to sign a contingent release where some "potential buyers" if they came would have to sell through her. We went to the Prudential owner-broker for the company and he was just as bad. If not illegal, this was definitely unprofessional behavior. We ended up writing and threatening to take legal action and they finally released us (after the 30 day written notice). Never, ever use Cheryl Marlow as your realtor!
Description of Work: We listed our high-end home with Cheryl Marlow - what a mistake! She and her team were terrible in communicating with us during the entire period. They also had extra custom clauses in contract where we would have had to pay to get out if we were unhappy. We made them take that out, but she did convince us to give her 7% under the assumption this would encourage more realtors to visit the house and make more money - Nope! She did not sell the house, and would definitely never recommend her or Prudential to anyone.

listed my home with this realtor and was very unhappy with the level of service performed. When I listed the house, the contract was longer than most other realtors. She tried to talk me into a 7% commission so the selling agent could have 4%. I should have know then that she did not want to put any effort into selling my home, but instead wanted me to do the "work", by paying more out. During the 200 day contract, she, nor anyone on her team responded to any of my 4 emails. I did not receive feedback on a single showing. I was never sent a copy of the contract, as I was promised and was never shown the listing to review. One showing agent told me the directions were confusing and incorrect. Also the literature they printed was of poor quality and had grammatical errors. I never saw her or spoke with her again after the day I listed the house with her. When my home didn't sell I was actually glad- I would rather give my money to someone I felt deserved it and had actually worked for it!
