When we moved to Albuquerque four years ago, Sutter had done an outstanding job helping us find a new home. When we decided to move to a different part of town, we immediately called Sutter, because we knew how hard he would work for us. Initially we had some difficulty prequalifying due to an error on our credit report, but he helped us find a source to rectify that. Once we knew what we could afford, he began showing us houses that met our criteria. When we found one that was perfect for us, he began the process of selling our current home. Because the old house had a VA loan, we had to sell it first before we could get a VA loan on the new house. Such contingency deals can be tricky, but Sutter knew just what to do. Our contingency offer was accepted by the seller of our new house, and Sutter marketed our old house thoroughly. He had excellent photos taken of the house and posted them on line, while contacting other agents about the listing. His efforts got us an offer within three weeks, an offer that was actually more than we had expected. The home inspection on our new house found some problems, as we had expected, but Sutter had written up the offer so that the repairs were covered by the seller. The only real glitch was when the buyer of our old house, who was also using a VA loan, had problems getting a correct VA eligibility certificate. That delayed the closing about a week, but eventually it all came together. Sutter even helped us find people to clean the carpets and the rest of the house before we moved in. This was a complex deal, and Sutter worked extremely hard to make it all work out. I was not always pleasant about the occasional problems, but Sutter accepted my crankiness with good humor and kept working to make it all perfect. This is the second time we have contracted with Sutter, and we recommend him to anyone buying or selling a house in Albuquerque. Not only is he our real estate agent, we also consider him a friend.
