I made an apt for the rep to see the house. He made everything sound great like he would have no problem renting the home he made no mention of any issues at that time so I signed an agreement with them. After about a week I got an email with supposed issues with the home. I had done a complete field day on the house it was very clean I personally spent a week shampooing the carpets. all things he said needed professional cleaning carpets and the house as a whole needed cleaning. And he made a list of these frivolous things that he made no mention of on his visit..it was upsetting and insulting and expensive he offered his own maintenance crews at 60 an hour to make repairs and estimated 200 for carpet cleaning and another 200 for maid service..so I had had enough I notified him I was terminating our agreement so he advised me at that time that he had put a sign in front of my house and take some pictures so I owed 75$ and he held my house keys as a collateral I guess till I paid this money. he said my house had been marketed. if sticking a sign in the ground and taking a few pics on a cell phone constitute marketing then I guess that makes every single 13 year old a marketer because they take as many pictures in a day.. the home was never put on their website I monitored and never saw it.. but because I needed my keys returned I paid the ransom...

Response from AQM Property Management
We respect our clients thoughts and appreciate feedback. We also believe in accuracy. For clarity, we walked the home prior to him having complete work. He then advised all was completed, but when we went back to market the home, everything was not completed. We emailed him a list we said should be completed. He wanted to receive the most in rent, asap. All of this is documented in email. When we advised of the list he said he would need our assistance to complete. We offered maintenance services and quoted costs. He was never obligated to use them and that was explained. Here is the list we asked him to complete: Full Cleaning Carpet Cleaning Laundry room light had no globe Patio Slider needs screen Back Patio Light Living Room Light Patch Wall Holes We also asked for garage remotes to provide to the tenant. He said he did not have any and that the tenant would have to buy their own. We never had an owner say a tenant needed buy their own remote. He later advised he did have one, but that he did not want to part with it.These were some of the obstacles we were up against. We are a quality management firm that represents quality housing. We don’t feel the above list is unreasonable. While we believe the owner attempted to clean, it was not done well. There were signs of uncleanliness that needed to be addressed. We were never out to offend. He should not have taken it personally. We only set out to achieve his goals in renting the home and merely asked for his cooperation. He paid us because we had invested time, effort, and expertise to rent his home. He agreed to this in our agreement. His keys were available for pick up and were not conditional on payment. Our hopes were to rent the home and could have done so if it had been turned over as advised. We represent investors from all over the US and foreign countries that own multiple properties. They trust our professionalism and expertise. We take great pride in what we do and appreciate their loyalty and understanding to provide quality housing.
