I only have excellent things to say about Ammre! All of my dealings with them have been great! Everyone at Ammre is very professional and courteous. They always pay in a timely fashion.

Description of Work: I called to inquire about their property management services. The initial conversation went well and I was told they would be out to our property within the next couple days to provide us with an appropriate rental value. I did not hear back so I followed up with my contact. My contact then provided me with a rental valuation that was solely based upon average home rental values in the area and only admitted she did not visit the property when questioned (the rental value was significantly lower than I had expected). After about a week of excuses about her key fab not working so she wasn't able to provide us with a value we decided to use another company. Bad first impression!!!

This is where the NIGHTMARE begins: The moment we moved in there were nothing but PROBLEMS. The first night we arrived at the property from another state after a very long day, the water heater wasn't working & we had NO HOT WATER, so couldn't even take a shower, and had to go to a hotel! There was no refrigerator, washer or dryer, so we stupidly went out and were forced to purchase new appliances since used ones are not an option for obvious reasons. Ergo, we immediately had to spend $3,000 for appliances. OK, so you don't think we are total fools, we reasoned we would give them to our daughter when we moved to our own house, therefore, justified the cost. Everything that can go WRONG with a house did in this situation. The first time we turned on the dishwasher, it leaked all over the entire floor, we had to call for emergency assistance and frantically began cleaning everything up. Next, the gas fireplaces didn't work. The sliding blinds were broken and wouldn't close. A door (which was a huge security breech) was unable to LOCK b/c the door jam was so warped. The water heater went on the blink a 2nd, 3rd, & 4th time (you will later understand WHY). The fix-it man (plumber?) that was hired by AMMRE didn't repair it correctly the 2nd time & left noxious GAS spewing into the garage. When we came out early the next morning to go to work, thankfully, we didn't switch the light on, otherwise, I wouldn't be here to write this report! The gas was so strong, we EVACUATED the property. We called AMMRE for emergency service again and rather than express appropriate concern, they acted put out , as though we were imagining GAS?! OMG!!! We were ready to tear our hair out dealing with them!!! So two hours after our call, the same dufus came out, whom had made the bad repair in the first place, and told us all we would have had to do was tighten various fittings. HUH? Let me get this right, the same a*** whom had nearly KILLED us, was expecting us (non-plumbers) to diagnose and FIX an ACTIVE GAS LEAK?! YIKES! Looking back, I doubt seriously if this guy was even a licensed plumber. At this point, I knew we were in BIG trouble as the house actually seemed possessed along with the people we were dealing with! Next, we were unable to open the windows on the south side of the house to get some fresh air as they wouldn't work at all. So maintenance AGAIN had to be called. Mr. (unable to) Fix-It couldn't properly repair the windows since they were so cheap & warped by the sun, so we simply had to accept unworkable windows the duration of our stay. When we first moved in, I noticed there was an inch of mud in the bottom of all the toilet tanks in the house and there was grit in the tap water we could visibly see in the sinks. I thought this was very odd (you will later learn WHY). So I cleaned out all the toilet tanks (YUK!) so the mud wouldn't cause problems in the pipes. Also, we had to clean the ENTIRE house before it could be lived in, the walls, closets, kitchen cabinets, drawers, surfaces, etc. ALL were dirty/greasy...we were expecting AMMRE to have the house in livable condition BEFORE we moved in well into our 3rd week on the lease, even though we paid for the entire month. When Spring arrived and temperatures were rising, we noticed the sprinkler system wasn't working and the plants were not doing well. Rather than appreciate us informing them of the problem so the owners wouldn't lose all of their expensive landscaping shrubbery, AGAIN, AMMRE copped an attitude as if WE were making unreasonable demands! They didn't respond to this situation right away, so I continued to go out every day and water everything by hand so the plants wouldn't die. Of course, AMMRE never thanked us for maintaining the exterior by trimming bushes, trees, etc., even though we were not required to do so per our lease. The week of Memorial Day, the end of May (only 4 months into our lease), when we had a house full of company in from out-of-town for the holiday, the well stopped functioning and we had NO WATER! All we were getting in the toilets, sinks, showers, and bathtubs was dirt, grit, and chemical residue. We were HORRIFIED!!! After numerous calls to AMMRE that went unanswered, we had to report the situation to an answering service. We were informed by an off-duty person that since it was the weekend they couldn't get anyone to come out to fix the problem. We all had to go to a hotel for the holiday because the house was UNLIVABLE! Dealing with AMMRE was IMPOSSIBLE as they did NOT at any time respond appropriately to this DIRE EMERGENCY. Rather, they treated us like the crap that was in the toilets from the broken down well. Honestly, we have NEVER in our entire lives been treated worse than we were by AMMRE. They REFUSED to compensate us for the expense of living in a hotel or ruining our NEW appliances that were hooked up to the GRIT coming from the failing well (the SAME reason the water heater kept failing & possibly why the owners didn't have a refrigerator & washer in the house when we moved in)! AMMRE informed us we needed to file a CLAIM through OUR renters insurance! Rather than have the owners and/or THEIR insurance company compensate us, which would have been the right thing to do, they forced US to pay for THEIR failure to compensate us in any way or fulfill their end of the lease contract. We were being goaded by AMMRE to retain legal counsel to deal with their total failure as a property management company. I was determined NOT to further waste our precious time and resources suing their sorry butts because we had ALREADY lost TONS of time away from our businesses, resulting in lost revenues, having to deal with all of the MULTITUDE of PROBLEMS with this HORRIBLE BROKEN DOWN PROPERTY & AMMRE! After one week of living in a hotel at our expense, rather than CALLING us on the phone or emailing us in response to the emergency of NO WATER, AMMRE posted a NOTICE on the garage that the property was 'UNINHABITABLE' ~ informing us we must immediately VACATE the property! Really?! They didn't even have the common decency to return our phone calls but instead drove way out to North Rio Rancho! Needless to say, upon the SHOCK of getting this notice, we were DEVASTATED, as anyone would be under these circumstances! NO, I am not leaving anything out ~ we had absolutely NO FAULT whatsoever in any of these matters that would in any way shape or form justify the DESPICABLE way were treated by AMMRE. I finally got hold of AMMRE's owner on the phone after countless attempts (over a one week period) and what she said to me can NOT be shared in this report. After this, she informed me that neither myself or my husband were PERMITTED to call her or anyone at AMMRE for ANY REASON as her attorney told her NOT to speak to us. Twilight Zone! It was THE most stunning conversation I have ever had in my life in addition to her original insult of suggesting we were DRUG DEALERS!!! Soon after this conversation, we had serious mechanical failures associated with well mechanical equipment making ear-shattering sounds in the garage, so we had no choice but to call AMMRE to save the house from blowing up! We were shouted at by a woman working there who told us in no uncertain terms were we to call them for anything whatsoever and we must immediately VACATE the house, never to return! So even though we were told we had to have our belongings OUT within 20 days, they weren't allowing us to pack or move?! NO, I am not making this up! Every word is 100% true, vetted by numerous witnesses, neighbors, and other official entities, otherwise, they could sue us for slander! What AMMRE and the property owners they represented from California did to us is absolutely UNCONSCIONABLE! Ergo, the reason I am exercising my 1st Amendment rights to inform an unsuspecting public and hopefully PROTECT others who read this forum from encountering a similar fate! So two innocent senior citizens, successful business owners, and prior (Fortune 100) corporate managers in their 60's were FORCED by AMMRE to IMMEDIATELY find another appropriate property to lease, pack up an entire household of belongings (including very expensive art that requires crating, & special handling), transport and move everything IMMEDIATELY upon their DEMAND! We were threatened that if we were not completely OUT of the property by the end of June (which was only 20 days from the phone call w/ Blair Hart), AMMRE would "Get the Sheriff after us!" You're probably thinking, 'How could this be true, they must have done something wrong?' The answer is a resounding, NO! We did everything in our power to be of assistance, perfectly maintained the property, and always paid our rent ahead of time! Keep in mind that we are professionals with a life-time of great references! We're squeaky clean, upstanding citizens with white hair from all the stress AMMRE gave us! So how does anyone on the planet deserve to be treated as badly as AMMRE treated us? Unfortunately, there are no answers to dealing with such an UNETHICAL & UNSCRUPULOUS company. We were denied rent compensation for the time we spent in a hotel after paying the rent in full. Although we hired a portable cleaning van (with it's own water) to clean the carpets and leave the house in immaculate condition (100% better than when we moved in), and miraculously packed and moved our things with record speed (which was extremely expensive), and the property manager signed off that NOTHING whatsoever was amiss (even under DIRE CONDITIONS!), AMMRE still REFUSED to compensate us for anything, choosing rather to trump up a repair charge for a garage door remote that they claim was broken by us, (which of course it was not), and called it EVEN! WOW, WOW, WOW! How do companies like this remain in business? Because people don't take the time to record these kinds of offenses to alert others by sharing YOUR story.
Description of Work: The custom home we leased was advertised and represented by AMMRE Property Management @ $1550 per month for January 1, 2014 - January 2015. From the onset of our interaction with AMMRE, Blair Hart (owner), John Kekkar (Realtor & property manager), and various other personnel within this despicable business, it was a living NIGHTMARE; one of the worst experiences either my husband or myself have encountered in our entire lives. And I am not exaggerating even a tiny bit! Upon making application to lease a custom house (until we could locate real estate in NM to purchase), even though our credit ratings are 800+ (AAA+) and we had AMPLE income to qualify to lease the property (large corporate pensions, Soc. Sec, etc.), WITHOUT considering additional business income, Blair Hart demanded to see all of our bank records since we are 'self-employed' business owners. I complied by bringing in a very large notebook holding two years of bank deposits which exceeded well over $15K per month. This wasn't enough to assuage her curiosity as she paged through each bank statement; she then demanded to see our tax filings for the prior year. All I had with me was our 401K filing which was close to $1 Million. She also wanted to see our entire corporate portfolio!!!! At this point I was becoming very upset with her attitude toward me. When I told her I didn't have our current tax filing, since we are a business and don't work on the same timetable as Individual taxpayers (mind you this is still only January!) Blair Hart very sarcastically replied, "WELL, WE JUST WANT TO MAKE SURE YOU'RE NOT DRUG DEALERS!!" What?! You're kidding right?! We're totally straight arrows, in our 60's, very well dressed & spoken, highly educated, and this harpy is implying we are DRUG DEALERS???!!!! Obviously, I should have gotten up at this point and simply walked out the door, however, finding a decent house to rent in NM is like looking for a needle in a haystack, so I made the HUGE MISTAKE of going forth to lease the property which we MORE than qualified to lease. And what a HIGH PRICE we paid for this serious error in judgement!

We used AMMRE for 2 1/2 years to manage our home in Albuquerque. Over the course of 2.5 years, we encountered several problems with this company. My main complaint is regarding their contractors. The contractors they employ grossly overcharge for mediocre workmanship/service. This happened on 2 occasions. AMMRE didn't follow up on the work that their contractors did in our home and it wasn't until a 3rd party let us know that the work was sub-par that we became aware of the situations. Additionally, they charge very high rates for their work. We attempted to resolve the latest issue with the Qualifying Broker but she took the side of her contractor. The contractor charged $140 to paint over chipping paint and cat scratches on a door frame. The paint touch-ups didn't match the door paint, so the door looked worse after the contractor worked on it than before. I have before/after pictures to prove how badly the workmanship is. Additionally, when we ended our relationship with AMMRE, it was at a time when our current tenants were also moving out. I asked our PM if the house would be inspected before being turned over and she said it would. When she emailed to tell me that the house was ready for keys to be picked up, I asked if there was any damage or cleaning needed. I was assured it was in good condition. This could not have been farther from the truth. The house was filthy and the carpets reeked of cat urine (the cat was NOT approved by us). From another state, I had to organize house cleaning and many repairs on very short notice. I had to correspond with the PM in order to deduct cleaning and repair expenses from the tenant's security deposit. It was at this time that she admitted she knew just steam cleaning the carpets probably wouldn't get the cat urine smell out of the carpet. This was after she already had one of AMMRE's contractors steam clean the carpets for $144. After doing my own research after the fact, I know now that it is nearly impossible to get cat urine out of carpet and that steam cleaning actually makes the smell and problem worse by heating the urine up. So, over $200 of my money could have been saved if AMMRE had contractors who were competitively priced and who did a satisfactory job and if they had put my interests above the interests of their contractors by not hiring a steam cleaner "just because." We also had trouble with them responding in a timely manner to HOA violations from one of our previous tenants. We wound up getting fined and late fees because AMMRE didn't handle the violations properly. I believer AMMRE charges 10% of the rent each month to be rent collectors and to run credit checks on applicants. The tenant we had while with AMMRE found our house because I advertised it myself on Craigslist and put AMMRE's information on the ad since they do very minimal advertising. Responses to emails took a long time. Sometimes, I would have to send follow-up emails because of no response at all from our PM. I tried to address my concerns with the Qualifying Broker. I sent her a lengthy email outlining all of our complaints. I attached multiple pictures to prove exactly what I was complaining about. After a month, she didn't respond so I had to send a follow-up email asking for a response. She finally responded but it was clear from her email that she must have just skimmed my email or just totally missed the point of my email. I was never confident in the managing abilities of AMMRE. During our 2.5 year relationship, I had to manage them. Their website says they offer peace of mind to their clients, but I never received that peace of mind and I didn't get the impression that they cared that much about doing more than the bare minimum.
