Inspectors were thorough and professional. Report was detailed. Only complaint was the amount of insignificant findings were a little high. Several items were errors which I could have corrected if they had reviewed all of them with me before they left.

Told him the water was off going to the water heater, insisted it was on, it was not. got a really bad attitude and told me to inspect the house my self and left with out turning any thing off. He told me he was once a plumber. When checking plumbing the first thing that should be check is if there is water presser on hot and cold sides. Going in and turning things on blindly is not an inspection. There is no way the good reviews are true.
Description of Work: The so called inspector walk around tuning every thing on with out really checking anything.

We had them out for a home inspection of a home that I was purchasing. I pointed out a very large area of stained carpet to the inspector and expressed my concerns that the floor felt very bouncy and squishy under the area of the stained carpet. The inspector said that the floor felt fine to him. The stained area on the carpet or the possibility of damage to the floor beneath wasn't even mentioned as a concern on the written inspection report. When I bought the house a month later, the contractor pulled the carpet back and discovered that the wood flooring was completely rotten and had to be replaced. I called A & R to inquire about making a claim and asked if they wanted to come to inspect the rotten flooring or if pictures would suffice. I was rudely told that their company wasn't responsible for any concealed damage. When I asked him to explain to me what exactly was covered in the policy, he started yelling at me and hung up. I never raised my voice to him and I was polite during the conversation. I called back and politely said that the phone line somehow got disconnected, and the man said nastily, "No, I purposely hung up on you!" The man then hung up on me again. They will take your money but are very unprofessional.

We went with this company in early February without knowing much about them because they were the only home inspection company that could get us in on short notice. They were 30 minutes late for the initial inspection. The inspection itself was only about 30 minutes long when I had been told they typically take an hour. It didn't seem terribly thorough. The sinks in both bathrooms and the kitchen had leaks, but he didn't list this as one of the issues needing to be fixed before the home could be given a warranty. He did, however, put the loud ceiling fan down as one of those issues that required fixing. That made no sense to me. He was well over an hour late for the reinspection and he barely spent 15 minutes here before saying everything looked fine. We moved in and a month later a couple of electrical outlets stopped working. We called the owner of the inspection company on a Friday and told him what happened. He kept putting us off and saying he'd call back. He suggested that my husband replace the outlet and see if it fixes the problem. It didn't so he finally he said he'd come at 2:00 on Tuesday. At 2:30 he still hadn't showed up so we called and it turned out he was sending some random electrician instead and he was running late. The guy finally showed up around 3pm in a beat up truck with no company logo. There's no way to know if he was even a real electrician. The guy initially said our chest freezer in the garage was somehow affecting the outlets in the backyard that weren't working. Then after he looked in the backyard he determined that the outlet in our backyard that powers our pond pump wasn't up to code. It was buried 4 inches instead of the required 18 inches. So when my husband aerated the lawn it hit the wire. The electrician said he could fix it for $300 but we told him we had a warranty so he said he'd talk to the home inspection guy and get back to us. We left messages and heard nothing back. My husband finally got ahold of him the next Monday and the guy had a major attitude. He says the warranty doesn't cover the problem because my husband caused it. My husband told him that he warrantied something that wasn't up to code and he hasn't been very professional. The guy was very defensive and said he's still going to bill us for the $50 deductible. My husband told him he was a piece of crap at which point the guy started to threaten him. He told my husband his location and to come say that to his face, as well as saying that my husband better watch it because he knows where we live. This man has been very erratic and I wouldn't be surprised if he was using drugs. I plan to contact the BBB about this.

Ray, the owner, is highly unprofessional. When i called to work out a problem with him, he wouldn't even let me explain my position. He assumed my position, and immediately interrupted me assuming what i was going to say. I asked him to take a minute to listen to my concern, to which he interupted again. I then was completely frustrated, raised my voice and told him he was totally unprofessional and that me and my clients would not be using him again. To which he replied, PLEASE DONT USE ME AGAIN. it's quite unbelievable that i wasn't even allowed to finish a sentence or given the respect to just listen. I can't imagine what it must be like to work with this group on a warranty issue.

The home inspection was pretty good. Joseph was pretty thorough and very nice to work with. I would happily work with Joseph again. I can't say he was perfect as he did miss a few things, but overall I was pleased with his work inspecting the home for our purchase. The owner of the company, Ray, and his wife on the other hand were about as terrible as they come. My first contact with them was when we had trouble with our water heater. The wife (Amanda, I think?) claimed our water heater was not covered under warranty which was wrong. Before we were able to prove that she was wrong, I had the issue fixed in another way because I could not wait for them. I never received any apology for the error. The second time we worked with them was when we prepped our evaporative cooler for spring. I told them I couldn't get the motor to turn on, so I asked what the process would be to have them look at it. She informed me I would have to pay a $50 deductible and if they found it was not operating due to rust, they wouldn't replace it as it would not be covered due to rust. That was news to me. I didn't want a plumber to come out because I could fix it for about $100 myself so it seemed stupid to spend $50 to have them potentially tell me it was not covered for rust, however, Amanda talked me into having a plumber come out as she assured me I would only pay the $50 deductible if they actually fixed something. The plumber arrived and we ended up determining that I was using the thermostat wrong. It was on a delay that took about 5 minutes to start the motor so I just wasn't waiting long enough. Ok, oops. My bad. The plumber was sure I owed the deductible so he called Ray, and Ray said I had to pay the deductible. This contradicted what I was told so I was angry about that and refused. The plumber didn't fix anything. I believe this angered Ray because he was terrible from that point on. About a week later I realized that my evaporative cooler was rusted out through the base pan and was likely going to need to be replaced. I shut it down and drained the water and called A and R the next day. I spoke with Ray and he was terrible to me right off the bat. He went on that they don't fix things if they are due to rust. He said this was clearly outlined in the contract (which I never received a copy of) and they weren't going to fix it. I asked him why it was the case that this was not listed on my inspection report in the not warrantable section if that was the case, and his response was that they can't list out everything on the inspection report because it would be too long. Seriously? That seems like a pretty big item that you would definitely want to list. He accused me of playing a game. That I was just trying to get him to pay for something that the seller should have repaired. I wanted to tell him that if it had been clearly listed as a non-warrantable item due to rust that I would have requested the seller to remedy the item prior to closing, but I wasn't given that chance because I thought I had a working, warrantied evaporative cooler. I wasn't able to tell him this because he said he wasn't going to argue with me and he hung up on me! I called him back and explained that I was not arguing. We had a customer service issue that needed to be resolved. Clearly he sees customer service disputes as arguing and he hung up on me again. In all he hung up on me three times. At this point I couldn't even get them to get someone to come take a look at it. After several texts (because he refused to speak to me on the phone), we finally agreed to part ways and he refunded my money for the warranty back to me. That's great that he gave my warranty money back, but now I am one month into my new home purchase, and we don't have a home warranty. What a joke. The owner of this company was rude, terrible at customer service, unprofessional, and does not want to do any service related to warranty work. They give mixed messages relating to their service, and are clearly a very bad company. Based on reviews I have seen online from other people, I am definitely not the only person having this problem with this company. I strongly suggest using someone else for your inspection and warranty when you purchase a new home. The owner of this company is the worst person I have ever had to work with. It left me feeling like his warranty was nothing more than a scam for more money. I hope this helps someone in the future to make a better choice than we made. Even if this company provided quality service, they still are awful to work with because of their general attitude towards customer service. FOLLOW UP TO THE and quot;PROVIDER RESPONSEand quot; TO MY REVIEW, UPDATED 5/30/14 BELOW: For anyone who reads this review, all you have to do is see how the provider has chosen in his response to paint me to look like an idiot and someone who was trying to take advantage of his company (both untrue) and you will get a clear picture of how you will be treated from a customer service perspective by this company. It is true that I accepted a refund for services from his company. That hardly makes up for the approximate $1,200 that his companies errors cost me, but Aand R was not willing take responsibility for their actions, so it was the best I could get. Most of the statements in Aand R's response are only half true or completely fabricated, but it's not worth my time any longer to go into it further. My advice is to use extreme caution if you chose to use this vendor. You may end up like me and many other people you can find on the web with similar bad experiences.

1. We performed a home inspection for this home owner. Note: A. At the time of the home inspection he was told that his water heater had issues and problems. (Also this water heater was just months old, it is under a factory warranty that overrides ours, if we touch it that voids his whole replacement warranty) (These problems were never corrected - so when he closed he knew this water heater had problems) B. At the time of the inspection he was told that his evaporative cooler was 20 plus years old and was rusted inside and out. He was also told in the home inspection report that that this unit was shut down and was not tested. So this client knew at closing that both of these items had issues. He called us up because of the water heater. We told him it was not covered because the problems he was having were noted on the home inspection. He did not agree and was upset. Note: This is like buying a wrecked car and then filing an insurance claim. He then called us out about his air conditioner not working. We sent out a plumber and the plumber had to teach him how to work it. There was no problems with air conditioner. Note: We had to pay the plumber to go out and teach him how to work it. (?) Then he called us again saying his air conditioner is leaking. I told him we would send someone out there to address it. He stated that it was rusted and damaged that he wanted a new one. I told him the warranty contract clearly states that we do not cover rust damage. I told him that this was told to him on the inspection report that this cooler was 20 plus years old and was rusted inside and out. I then told him let me send some one out to look at it and then we would decide how to proceed with the issue. He was argumentative and was demanding a new cooler with out us being able to look at it. He then made the choice to cancel his home warranty and demand a refund. We did so Immediately. He cashed check number #3675. We also sent a letter stating that by cashing this check he releases A & R and all parties involved of any responsibility regarding this property. He cashed that check. So we did what he asked. In conclusion he was trying to make us fix things that were broken when he bought the property. We also paid for a plumber to teach him how to work his air conditioner. We reimbursed him what he asked for. I believe we were more than fair with addressing his issues.

The owner of the company came to the house a few days after I moved in because I signed the sale contract with the understanding that the appliances worked. The disposal was a disaster. Neither he nor I could get it to work. He replaced it promptly and it is a very good disposal. However, there has been a chronic problem somewhere in the plumbing lines from the dishwasher through the disposal lines to the main drain ever since last May's installation. I have called three times for an approved plumber. One came and claimed it was fixed. It was not. I had bad flooding in the kitchen. I called for another approved plumber and he came twice and could not fix it. I have to hire my own plumber to solve this problem and I feel A and R owes me the fee I have to pay a company who knows what they are doing. I will never use A and R again and will not recommend them to anyone.
Description of Work: This is a home insurance company and the contract was paid for by my home seller. This is the company I call for one year to repair appliances.

Each time she called we sent someone out promptly. Obviously the problem got fixed. She did not mention having to call anyone else. Sometimes with plumbing it takes time to show itself. We hire outside contractors so they did the repairs. Not A & R. But the issue did get resolved. We did not ignore her and we did get the issue resolved.

Joseph was very thorough in the inspection and took time to answer questions from the buyer. He used a laptop computer to enter the results, so we had the inspection report sent to our email immediately.

The inspector showed up on time and did a complete inspection. They were nice, professional and supplied the inspection report to us by the end of the business day.There were a few repairs to be done by a contractor and then A and R promptly came back out and performed a re-inspection.

I am a realtor, so I use them quite a few times, about 20 times a month. The last time I used them was for a routine home inspection. I spent $165 plus tax. I would tell others that they are punctual and very thorough.
