I called the authorities of Wildwood Crest, NJ zoning board. The representative said over 6 months ago, their office had a 3-way conversation with the listing agent, Barb Hunt, from that Century 21 Alliance office and verified with her that there are noproperties zoned as a triples in all of Wildwood Crest, NJ. I told her Barb Hunt said it was never rented. The zoning board representative, also was a real estate agent, and said that property was rented for years through real estate agencies and that representative rented one of the units through the rep's real estate agency. So this was another misrepresentation of Barb Hunt about this property.It is not zoned a triplex, and yet it is advertised as such per the zoning board.The property was rented for years, and Barb Hunt misrepresented this fact per the zoning board rep. I asked John Koch for an official release so I could pursue this or any other property even though Barb Huntintroduced me to this one by showing me the inside of it.John Koch did not give me an offical release; so there could be additional problems if I am still interested inthis property at a later date.
Description of Work: Century 21 Alliance, 5811 New Jersey Avenue, Wildwood, NJ 08260, with Barb Hunt and John Koch, broker, c21alliancenj.com, advertise a property, 210 E. Toledo Ave, Wildwood, NJ 08260 as a triplex.We went to see the property traveling over 250 miles from Pennsyvlania to New Jersey, incurring many costs. After seeing only 1 hot water heater on the property, I questioned the agent, Barb Hunt, as to who pays for thehot water for all of the units. Barb Hunt said the owner does. I asked if the heat is separated because I did notfind 3 heaters, and she said the owner must pay for the heat for all 3 units. Plus Barb Hunt had a 4 sale sign on the adjointing property, a single family house; and then she explained thatthe properties are not separated; and then she explained that the buyer must separate the title from theproperty; and then deal with other complications such as a petition for zoning. Barb Hunt said the 3 unit property was never rented.

This is a classic example of the saying "there are two sides to every story"........The subdivision has already been approved by the township and the property is now UNDER CONTRACT and set to close in mid October to a VERY satisfied customer. My company sells over 600 properties a year, 200 of which are sold out of the Wildwood Crest office alone and we have have never worked with anyone as difficult as the Customer.
