Ryan did an inspection but he also passed the electrical system in the home i was purchasing - now I know he's not an electrician, however, he never mentioned how old it was and the shape of the electrical board - I would have had the opportunity to better negotiate as I need a WHOLE NEW ELECTRICAL BOARD after three elecrican's came out to inspect. I reached out to him TWICE to try to get information or ask him about the board and why he could not advise, as a 'general home inspector' that this should be looked at by a professional as I would have done so prior to purchasing the home. He Never Even RESPONDED to my EMAILS as a courtesy so disappointed in his lack of response to stepping up to the situation. Why did I hire an inspector? I

I too thought I knew everything ! ! ! For the purchasing process I went along with my realtor who wanted me to use her inspector. I did not use her inspector. I hired Ryan and was glad I did. Very honest from the first phone call. Ryan identified several things that made his charges very very worth while. Thank You Ryan. However Ryan earned his fees. Once again thank you Ryan ! ! ! After 2 houses, 25 years of ownerships and being DIY person I felt like I don't need an inspector, however for contract purposes and taking into consideration that Ryan's offer was relatively inexpensive, I hired him and I after all I felt pretty good. He crawl into a crawl space and made some pictures that otherwise I would have to make, he noticed a few things that I wouldn't but mostly I was able to pull some information about local codes. Overall I think I invested a few bucks.

He did not go under the house because he said he could not. I needed information on the water heater and he said It was covered with insulin, so he just left it alone.

A lot of questions were answered but I do not know, when I questioned him, in the beginning, does he go on the roof and look inside the chimney? He said yes. At the inspection, he said he does not go up there, although, it WAS raining... but he could have come back. He told me he does the bug inspection, but another company came.

Personable and knowledgeable. Report is straightforward.
